  • Ag exemption in Texas involves meeting certain criteria to receive a property tax benefit. This requires a minimum number of years of agricultural production (usually 5 years) and a specified acreage, varying by county. Animal units (AU) also play a role, with requirements differing by county. If a property already has Ag exemption and transfers to a new owner, maintaining the exemption can be achieved by meeting county-required AU or by leasing for grazing with a contract. Alternatively, converting the property to wildlife usage is an option, which doesn't necessitate livestock and still grants property tax discounts. This exemption can lead to significant property tax savings.

    Buying a home that has a current ag exemption, this will be our first time owning a home. It’s not obvious to us what they were doing for the ag exemption, it’s 10 acres of half wooded land half grassland. It’s my understanding that we need to have the exact same set up as they did (if it was sheep, then we need sheep; if it was timber then we need to sell timber. Is this correct? Do we need to contact the seller to find out in order to keep the current ag exemption? Can we find out online somewhere? We obviously have a lot to learn. Can we have both wildlife and ag exemption on the property? Thanks!
