You mentioned that you don’t need an architect, just a drafter. What if I already have a background in architecture and want to design the home myself and hire a contractor. Would that be smart? I Also have real estate experience.
Sure, because it’s a spec home I would make sure your designing with cost efficiency in mind, it’s great to design a home from scratch, but for a spec home more times than not finding an existing plan works best. A little confused from the first video. When building a house and not being a contractor when you sub out to a contractor do they get the loan to build the house or you?
what if i want to make something like an apartment communtiy. so each build is a 3 family house rental .is it the same process as doing a single family home community? Because i want to evetually do both.
have fun in life it would be similar, The property would just have to be zoned for that. The build process is different as there are different building code requirements, one of the major ones is do you have to have sprinkler systems, which do cost quite a bit. There are a lot of developers building apartment communities right now, it is definitely a good market

I’d consider myself a bit unconventional finding work I feel can being a bit harder to land here, and I get a bit overwhelmed in the process of working for myself getting confused of which routes are best to work off of... You would get the construction loan weather you were hiring a contractor or you yourself we’re going to be the contractor
