- There are some hurdles when building a spec home, I'll cover some of those as well as how much money you will need to build a spec home.

I did just put out a new course - not included in the above options. It’s only $75 and includes a 50 page handbook/guide with some of the same forms/checklists offered in the above options but also new forms and checklists. It also includes 2 hours of video. It was designed for the consumer- someone who is looking for a builder, but on top of that gives a very detailed walkthrough of the entire process. Thanks for the video Jason! It was so great to see you had posted another one. I believe the hurdles you mentioned were spot on. Another hurdle that comes to mind for me is for the warranty after the sale. Even small things, such as popped drywall screws, take a little time and money to correct.
You are definitely right, that is a hurdle for sure, it’s hard to get back into a house that is already completed, always difficult scheduling contractors to come back and work with homeowners schedules

As far as capital gains taxes, in a situation where your building a small relatively simple house that could be sold before a year of even owning the land, have you experienced holding/renting it out over the 1 year mark to pay lower capital gains vs taking a bigger short term tax hit?
I just started my first spec build. Beyond nervous!! I can't wait to see how it goes. I'm hiring 80% of it out. If all goes well I want to eventually build 2-3 per year. Thanks for all of your videos! They've helped a lot prior to me diving into this first build.

Im just about to break ground on a spec and a home for myself. its July 2024, we last built a spec in 2020, Im seeing 40-100% increases in sub bids, the one thing thats about the same or even lower, is rough lumber and OSB. The huge increases in Permit costs are amazing.
If you have other assets, the easiest way is Lines of credit. you dont need the bank looking over your shoulder the entire time.
Im also in Wisconsin
