My mom and I refinanced our mortgage. We had a 30-year in 1997 before refinancing it 2 times. In 2003, my mom helped me to make the refinance to a 20-year. Had to wait at least 1 week because I was about to send the next Mortgage payment. But the payoff was less (>) than the monthly payment. When I called the mortgage company it told me that I had to wire the final balance. In which I did. Giving her the payoff letter was the greatest gift she ever received. It was my gift too because my name was on the note. That payoff letter was her last birthday gift she received. My brothers and I are now on our own. But the memory will live with me for life.
