as someone who went property hunting in london. The 'lower ground floor' was a massive turn off. But it is the most common thing here, even in high end luxurious locations.

This property has been on the market for a long time.
Some of the reasons could be that there's absolutely no real cohesion. The kitchen is too small, there's way too many competing styles...it looks like a psycho designed it.

Entrance looks mausoleum esq. *the wave/movement curtain wall is gorge stone work, just a bit of a mausoleum look.
I do love the marble window boxes. Light fixtures are fantastic.
The entire apartment is stunning. Just because I am not a fan of the entrance, means nothing, just my thought-which may change in 20 minutes ❤

The disappointing thing about those gorgeous central London private communal gated gardens, is the rats. Every time I'd spread out a lovely blanket, lie down on my pillow and begin to enjoy my can of drink and copy of World of Interiors I'd hear a rustling sound in the dried leaves and shrubbery, which I'd smile at due to childhood suburban nostalgia and believe to be rummaging blackbirds. When I'd look over I'd be startled by a rat instead. When this urban gross-out happened again on two separate occasions, I gave up entirely on having any kind of central London picnic. It's such a filthy, aggressive city when you get away from the enticing, distracting veneer and the lure of fast paced, beautifully curated pockets of luxe living, retail heaven and architectural brilliance. Then there's the ever increasing violent crime and vagrant issue. Not for me. If I had 16 million to spend on real estate for personal habitation, I most certainly wouldn't choose central London. Investment yes, living-- no chance. However, my general chit chat here doesn't interfere with my great enjoyment of your apartment tour here. I really enjoyed it. Anything to do with interiors and real estate and I'm there! Thanks Rosi! Just not a fan of garden squares populated by bold vermin. The poor Parisians; dealing with rats AND bed lice. 😅👍💯💯
That chaotic black and white bathroom looks like it was designed to induce psychosis. If a drunk guest staggers in there, looking to vomit somewhere, they’re going to be successful, guaranteed !
I've only just started watching these property videos. I saw a video a couple of days ago where the estate agent was saying it should be put on the market at £25 million , and its worth every penny, and possibly accept £20 m. Now we have the same one on at £15,750 million and your last comments at the end is the asking price is £17 m. You guys must be on a great commission.
Design is very individualistic, it will eventually sell for around 10 and the buyer will completely redesign.

For that kind of money...the kitchen is way too small and there's just too much marble and too many competing styles. That home is schizophrenic. Outside of the formal dining room and the downstairs space, the rest of that place would need a renevation to get some cohesion.

In the end you said 17 Million, so as the title says 15.75 Million, the price must have come down. The windows of this property are of a very old style, and disappointing really. They open vertically, which is a very big hassle to handle and highly conducive to it being draughty in the apartment. I have had such windows twice, and now I highly recommend people NOT have them

That big dollar sign in that metalwork screen - not too subtle, are we ? Nor the gas mask and demonic (?) mask elements. Are the designers having a sarcastic laugh on their wealthy urban clients ?

I can’t express how much I dislike this home. Lighting was not pretty. The bold metal screens in the dining room, as well as the cabinets and windows in kitchen were ugly and won’t stand the test of time. The guest WC had stone slabs which were candidly repellant. It’s sad that someone spent a ludicrous amount of money to create something so tasteless. Whoever designed this seems to think that the more marble slabs they put up the more taste people will think they have. It had the opposite effect.
This will be a very hard sell.
This is an awfully decorated space. Nothing makes sense.
