House prices have been detached from any sort of fundamentals for 20 years now
Happens when you decline rates from 1980high to 0% and when 0 cant stimulate that fiscally expand the debt until the pop happens like japan in 1990
And they will stay that way. Once rates come down 1% more. Up values will go..
So what? Just play the game
Finally someone validates what I am seeing, as a buyer my frustration is through the roof on this type of stuff!
I see the same thing. I like to browse listings for fun and I recognize a lot of houses that were on sale multiple times last year. They are back up for sale but +30k-50k more than their HIGHEST listed price last year...

The issue is that, they'll say bring whatever offer and they'll USE THAT OFFER to TELL others that we have offer at this price AND THEN THEY'LL TELL we can MORE INTEREST at this HIGHER PRICE ! Some people are SCAM ARTIST, they shouldn't call themselves Realtors, they should have designation of professional Scamsters..

Q. The homes that sat selling/buying…are they people selling their home and buying another home? Of these sales how many are people getting into the market?
Probably less than 5% are new buyers coming into the market

Why get into a debate, just provide a realistic offer
Sellers basically add there expenses to keep it in a price of a house...... thats only logical explanation. Hope noone bought that house 😂
There needs to be some regulation in real estate pricing. Sellers shouldn't be able to set prices arbitrarily without any oversight.
