Start your Airbnb business by forming an llc. what kind of llc do you need to get started? Doesn't actually matter, but we give advice on which ones are best. Do not think you are "just" an airbnb host. You are so much more! You are a BUSINESS owner! You wont always sell at the price you like. Discounts are the name of the game on unpopular days. You will sell, just at the price a customer is willing to pay. So start thinking in averages like average nightly rate, average occupancy, things like that.

I have two weekend bookings for September and have been up 5 days! I decided to do airbnb in February after my tenate moved out leaving expensive damage to my attached apartment. Thank you for this video. Honesty moment... I was really into your videos and planned to do this until we moved out of state and I let myself get spooked. I also feared the big and successful companies such as yourself because I feared I wouldn't be good enough now if I were to just be starting in 2020. I picked up a full time job to help support our transition, but it's only day 3 at a job most people would think is amazing and fun, and yet I feel my soul being sucked out of me as I sit here on my lunch break...because having a job is not what I want for my life. Being self-employed is what I want... And all of the things that go along with it. And after so many sleepless nights and a mind that never stops thinking, I came back to this today when my phone gave me a notification, and I felt like I could breathe again when I heard you explain how to start this year as a newbie. I'm going to revisit this with my husband. I now live in an area in the mountains where I'm not sure of the market and how best to accomplish this, but I do believe there is a way. This is a long comment, but the most important thing I wanted to express is gratitude for you and your channel.

Hi Sean! WE had 4 listings and did very well our first 6 months, but because an owner thought they could treat me like a peeon, I unlisted their 2 rentals and am gonna go find some respectful, responsible caring owners who want a WIN WIN experience for them and the guests. We live the golden rule and from now on will go by our gut feelings when interviewing owners. Last week we hired a book keeper and today a tax man. Expecting a lot of growth this year. Thank you for all you do for us, the new generation of hosts with intergrity !

I have been researching this concept for a little while now ... actually came across it 2 years ago but didn't do it because I was moving. We just moved to Colorado and I know this is more "tourist areas" (Im 1 hour from Aspen and Vail) but I believe I can make it work plus I now have the help I would need to start it which I did not have before.
I have put together alot of it but what I love about your channel is that you teach and share everything!! The ideas I have put together is what you are doing so i feel alot more confident!!!! Your stuff is GREAT!! Thank you :)

Sean, I'm a "long-time listener, first-time caller"! Two years ago my job of 20 years, unfortunately, came to an end. I returned to school to retool for the next stage in my employment life. I have a wife and children so I really want and need to provide for them. Recently though, I discovered your channel because I was toying with the idea of doing Airbnb on-the-side once I found "a real job." :-) In June I'll be finishing up my MBA and because of you, looking to jump into the rental arbitrage business head-first, up here in the beautiful Northwest U.S. I just created an LLC this month. Have a CPA lined-up. When I watch your videos I take notes so I can learn from you both what TO do and what NOT to do. Thanks so much for the quality information! Just getting started. I’ve stayed in 10 Airbnbs in the past few months as research to learn what people do wrong and taking notes. Some of the mistakes are mind boggling on otherwise great properties. Usually simple fixes that are literally make or break. Best way to learn what NOT to do IMO. I’m happy to give examples. Some aren’t so obvious. Anyway, great channel, Sean. Subbed and liked. 👍🏽

“To your 1st point - I’m in first steps of getting LLC and going about my cities STR regulations (San Antonio, TX) My lease is up end of Jan and have been speaking with different properties on signing to a lease w/renting out other spare room. I’m finding it hard to negotiate b/c I have no credibility/LLC so thinking of speaking with private landlords and going that route. Anything thoughts would help!”
carthur starting with single family home landlords is definitely the best way to start until your llc passes the basic checks.

carthur I am also finding it hard to find landlords/property managers of single family homes that will allow subletting a room. Any ideas?
ezgo17 Idk, I guess it all depends...that being said, I assume most landlords are exposed to the bad rap the public gives Airbnb. This leads to the unknown and is too risky for landlords making is safer to say “no”. I’d take Sean’s advice and educate your audience/landlords on the business model. It just takes that 1 prop manager/landlord fed up with the continued loss to say “yes” for us to get started!
