  • Site Analysis of 213 Flats at Jaranwala Road Faisalabad.
    Location:
    The 213 flats exist on most significant junction of the city Susan Road & main Jaranwala road Faisalabad. The flats in this area which were once considered remote, however now it is on the list of most posh localities and the land of the flats is worth billions of rupees. However, when flats were constructed here the area was considered far away from the city hub that is around the Clock Tower. Now in this time the story is altogether different. The multinational brands, stores, franchises are all around this precious land.
    Density:
    In last 2 decades the density of this area has significantly increased as compared to other areas of the city. In 1973 this area was around 50% urban which changed to 99% in 2013 report (FPUSP).
    Existing Use:
    These Flats were allotted to workers in 1975. There are around 512 Flats in this whole land. A majority of the residents are living hand to mouth, just because of that factor the criminal activities & drugs related mafia growing rapidly in surroundings. As per the district council Faisalabad the 409 allottees out of 512 are residing illegal. Experts of the University of Engineering and Technology, Lahore, have already declared these buildings dangerous. In past government tenure it was near to demolish the structure because of its dilapidated condition.
    Potentials of Site & Opportunities:
    In last two decades we have witnessed a rapid transformation of this area. Initiated with the Kohinoor city project which changed the face of not only this area but whole Faisalabad. Before Kohinoor city project which includes commercial, apartments, & offices buildings there were not even a single brand in this city. Now brands and franchises are eagerly investing to register their existence at this significant node. Still there is a lot of roam for mixed use commercial, apartments, offices & many other commercial activities to serve this area. On the other hand if government decides to develope this precious resource they must compensate the existing residents on humanitarian grounds.
    Another interesting feature of this site is the front park of 2.3 Acres, which is actually a buffer zone from the main Jaranwala Road. This park can be used as underground parking & above that same can be utilized as an urban park.
    Estimated Value of land as per FBR:
    As per the FBR Real Estate evaluation 2019, the per marla rate of this land is around 13,008,600. Which confirms that it is one of the most expansive land of the city. Most importantly we don’t see such big piece of land in near vicinity.
    Land as a resource:
    In present for any private developer it is impossible to purchase such huge land in 13 million Rs.per marla and after that investment on building its simply not feasible. But government has the opportunity here having land as a huge resource. The total land is around 400 marlas so the estimated total land worth is 5203 Million Rs.
    Higher rentals, input in Faisalabad Economy:
    Need of Government support:
    All these infrastructure development isn’t possible without the local & Federal Government support. Government can involve the private investor’s on long term lease program to cut short the financial issues.
