    when the process of judicial foreclosure beings, does the lien owner have to pay all remaining liens on the property?

      It depends on the type of lien. If there are subsequent tax liens owned by other parties, you would need to pay those. If there are tax liens that existed prior to you foreclosing your tax lien (and they chose not to foreclose), they would be extinguished. Private party liens, such as mortgages, would get extinguished during the tax foreclosure process. State and federal governmental liens will stay.

    Hello Casey, I bought three houses 3 years ago from the tax lien sale online here in Arizona. No one never redeemed the properties so my question is what would be my next step.

      Judicial foreclosure would be the next step to turn the liens into deeds. I'd suggest contacting an attorney familiar with the process to get everything started for you.

    Hello Casey,
    I bought 6 Liens on Vacant Land in Arizona, 40 Acre desert lots. I won the bid in March, and than in June, they were all Redeemed at the same time. The County states that only the owners can redeem them, but I am suspect that some investors swooped in and bought me out of my 1st lien position.
    Thoughts? I am stumped but find it too coincidental that different owners all Redeemed at the same time.

      It's not uncommon for liens to be redeemed shortly after being sold - owners receive a notice of the sale, become scared they'll lose the property and finally pay off the taxes. With that said, all 6 liens in the same month is a little unusual. It's very possible someone bought the properties or otherwise worked out a deal with the delinquent owners though. I'd continue to track those properties to see if anything gets recorded in public records. Otherwise you might never know the full story.

    For AZ Tax Lien Foreclosures.
    It's Land, so I am looking at Self-Filing.
    For satisfying the Owner notice. If the owner is Deceased, will a Death certificate suffice, or will the court want to track down the NOK and send notice to them.
    I appreciate your thoughts.

      I use attorneys, so I don't know all the specifics. Every case is different and it's extremely easy to get a case tossed for missing one or two details. But generally, the burden will be on you to demonstrate that you attempted to provide notice to all potential heirs.

      @TaxSaleAcademy Thank you. The Attorneys want around $2500/ Per Property and being that the property is only worth $1000. The ROI doesn't make sense.

    The Mohave county treasurer sent me an email with an excel spreadsheet on it titled "portfolio." It contains the info on the parcel I bid. Does that mean I won that property?

    When somebody redeems their lien, do they pay you directly or does the treasurer's office serve as the "broker"?

      In AZ, the delinquent tax payer will pay the county who subsequently pays you.

    So there are also tax deed sales in Arizona. What are these, are they liens that have reached their period but no one wanted the land?

      Exactly. These are properties that went unsold at the lien sale, then were foreclosed by the state and are being sold. Be sure to be extra diligent with these properties since they were passed on initially.

      @@TaxSaleAcademy Thank you, I have read that because the process went though a lien and has been held a while by the state, tax deed sales being somewhat new. That title insurance would actually cover it. Some of these were given back to the state ages ago. Any truth to that?

      @@Steven-er9fc Potentially. It all depends on the risk tolerance of the title insurance company as they make the final decision. Some will insure after a set period of time passes depending on the state (typically 4-5+ years) and others will never insure them until a quiet title is performed.
