This one has absolutely everything I love, natural light, big windows, big kitchen with separate pantry, the only thing I will change is, one of the bathrooms instead of bathtub just a shower. Love it.

There's a generous entry with bench and closet, and a decent sized living room. The fireplace looks lost. I'd eliminate it or change it to a woodstove. The kitchen is small, but there's a pantry with both counter and shelf space. The laundry room is quite logically in the bedroom area. This is a good, functional plan with features that I look for!

A pantry and a linen closet. Nice. The thing it lacks is a water heater. You can get away with removing the chimney and fireplace and putting a simple pellet stove there for the heat. Nor is there a simple desk for someone to sit at a computer even space to store a file cabinet. It's like a vacation home and unsuited for long term stay.
I would request only two relatively easy tweaks to this floorplan if we were purchasing this plan. I would want a two-car garage added to the right side of the house with an entry door in through the laundry room. If that eliminates the window in the baths, they could easily be replaced with solar tubes, which I prefer to a window in the shower anyway. The second tweak would be in the master bedroom. I would expand the closet so the exterior wall would push back until the window over the sink. That way the master closet could be a walk-in as there really isn’t room to add a dresser to the bedroom. Once those two changes were made, this would represent a PERFECT plan for us as a retirement home base! ❤❤❤
Here's a challenge: What I have found works best for the TV placement is in a corner, because it's at an angle where everyone can see it without turning their head too far sideways. This is especially true in a small room. Also not above the fireplace, like I've seen in several designs, because you have to look up too much, since you can't sit far enough away. I discovered this because I live in an old Craftsman house, where there is not one solid wall in the living room, so corner placement is really the only way I could set up a TV. Often times TVs look like an afterthought in modern house designs, but realistically, most of us watch TV, so its location should be a bigger consideration.

Really love the design, but the fireplace is in kind of an awkward place: in the "no man's land" btwn kitchen and LR, not near any seating/lounging. Also, what's behind the small double doors next to the closet in the master BR: A linen closet??
I love the entrance, the kitchen is great with lots of a cabinets, I love the separate laundry room, baths are good though I would want the master to have a shower instead of a tub, the fireplace is beautiful but I don’t like the location. For me and for resale, I would always choose a house with a two car garage and 3 bedrooms. I could do without them but your resale market would be smaller and that’s important
I've cooked big meals for a large family in a kitchen half this size, how much space do you really need? That's crazy. This kitchen is more than big enough for anyone. And if you really need THAT much extra space, get an island on wheels. They're super cheap now
Overall great design, but agree with some of the comments. Tweak the laundry room to have a door to outside, as it would lend for an addition of a garage or carport. Also shift appliances over for dryer to vent outside. I would make master bath a shower instead of tub. It makes it an easier transition for seniors with ailing bodies. The fireplace is wasted. As a senior, I wouldn't want to deal with a real woodburning one, and it becomes challenging to make a gas fireplace focal point. Though there is space for a swivel recliner and a reading lamp.
This is perfection. I absolutely love it. The design feels warm and inviting and it's open enough to not feel claustrophobic.
The placement of the fireplace is just perfect!! It doesn't need to be the focal point of the living room...
It's rare for me to find a house plan that is close to perfection for my needs. This is one of the best floorplans I've seen on this channel 9/10 💖

I love a fireplace and one that burns REAL WOOD is my favorite. But, the placement of this one is so weird that it's just not worth it. Nice interior.

I think this is beautiful, but I don't like the wasted space in front of and due to where the fireplace is placed.
I don’t mind the placement of the fireplace, in the center of all the living space. It doesn’t share a wall with the tv which is preferable.
Didn't care for the fireplace location. Too odd.
Very disappointed with the interior. It looks too contemporary. It should have had a cathedral log ceiling and a huge granite fireplace....
