Following up on my comment about Kingsland, Chinook is really interesting because whilst it is a large mall; it is right next to a really impoverished industrial area. This causes the entire area to have a bunch of homeless people An example would be the stretch of C-Train stations along that corridor being some of the most dangerous in the city (39 Ave, Chinook, Heritage, Southland) -- or that the small former industrial neighborhood of Manchester has the highest violent crime rate in the entire city at over 5k/100k for 2022
Love your videos I actually bought in Shawnee Slopes in 2021 mainly because I saw the stats and it seemed like a very safe neighborhood. Main roads are also very accessible and we have everything we need within 5-10 min drive max.
Richmond is actually very interesting because it has been going under gentrification for a while, I mean, even the largest abandoned building in the entire city is located in Richmond (Viscount Bennett) as well surprised to not have seen Southwood at #1 because it is really sketchy I find, especially around Southland Drive and Southland Station (Southland Station actually being the #2 worst C-Train station for crime behind Franklin)
as well I don't think Chinook is the reason why Kingsland is so high; Kingsland has a lot of homeless people and also has the abandoned Kingsland Elementary School

In Kingsland , areas north of 69th Ave to Glenmore , is quite high density with more being added . This proves my point about higher density being more prone to higher crime rates . Homeless tend to hang out there .
You are correct. That is the quadrant. It’s apart of the south MLS zone which we included with the west to make up the SW which is what we covered in this video. 🙌
