    I wasnt financial free until my 40’s and I’m still in my 40’s, bought my sixth land already, earn on a monthly through passive income and got 4 out of 5 goals, just hope it encourages someone that it doesn’t matter if you don’t have any of them right now, you can start TODAY regardless your age INVEST and change your future! Investing is a grand choice I made. Great video! Thanks for sharing!

For this reason, It's important to have a solid support structure (financial consultant) to guide you through especially in asset picking. I operate with (REGINA LOUISE COLLARO) an investment advisor who partners with a licensed wealth management firm. For the record, the experience has been the best for my finance. She is quite popular for her services so you might have heard of her.

    Thanks to publicity, the "no competition" thing is no longer the case. Very flooded market now thank you to putting this on blast. Every good thing comes to and end at some point I suppose.

    I accidentally stumbled on flipping land in September. My average assignment fee so far has been $48k. The easiest sellers to deal with by far. I’m going all in on land flipping 2023.

      My biggest assignment fee was a commercial lot I made $50k assignment on. Only land deal I’ve ever done….

    What is your approach when wholesaling partially built-up land? Like, a 'vacant lot' that they laid the foundation for the home and maybe started framing, and then ran out of funds?

      @@annielin2894 Lot Flipper is 1K. He'll pay you 8750 if you find him buildable lots that are less than 1 acre. Training is excellent. Finding deals isn't easy but it is doable. Good luck.

    Could anyone please share the three types of land they discussed? English is my second language and I have been trying to understand but 🤷🏻‍♀️ I only need the names cause I understand what the differences are.

      Infill lots( vacant lots in the city/neighborhoods), Lots in bad areas that are being gentrified, and Land in rural areas on the out skirts of big cities

      Infill lots, lots outside of big cities and in the "path of growth", and larger parcels 2-3 hrs outside of the city maybe with lakes, hiking trails, etc nearby.

    No one talks about how much they pay long term short term capitol gain taxes, you buy the land for 50k, 6 to 8 percent go to your realtor to sell the land, probably 15 to 25 percent to uncle sam, you have to sell the land you bought for 50k for at least 80k to make an small profit, how you do it ? It’s not that easy as it sounds.

    How can I find the criteria he is talking about to find owners that want to sell their land? I may have missed where he tells us, but I need to know where to go before I take the first step into this.

      Assuming you mean the criteria the land must meet for a cash buyer to be interested in, you will have to ask the cash buyer in the market you want to flip land in. Certain buyers will want different criteria, so it depends on what your cash buyer needs out the land.

    I bought a piece of land a few years ago for a couple grand. I was going to build a house to flip, but ended up acquiring a house with the lot next to it near it and worked on that to sell.
    Habitat had acquired a piece of land by our house that we were interested, so just out of curiosity I reached out to see if they were interested in my lot that was already cleared off…because I heard that’s what they look for. I ended up pretty much selling the land the next day to them.
    Now I’m looking to sell the house we acquired and go all in on land, clearing small lots off if they need to be and selling them immediately to Habitat For Humanity.

    I don't get it, if he is buying land for 1/3 of its market value then then flipping it for 2/3. Why isn't he just using it for collateral on a loan of the same amount he would have flipped it for and keeping the land?

    People will list their land and make much much more than you are offering. Most people are not going fall for this.

    People in Texas. if you have land and want to sell it, build something on it and you’ll increase the value along with making you’re money back plus some, or you can lease the building and make 75-500K a year depending on the size of the building.       My thought is that he probably sells a course (not saying it isn’t worth it), but that course pays him enough money a month most likely to not be worried about competition. And honestly the amount of buyable land in the United States if for greater than one person could ever “flip”

      Wanna increase the value? I’ll build you a commercial warehouse on it. Then you can either lease it (you’ll make roughly 75-100K a year off that) or sell it with the building increasing the overall value. My company is out of Austin but we do travel work.     Jack is talking about buying from uneducated people. Not cool....he is not talking about buying market price land and flipping. Flipping homes u may find a value but buying homes to flip u buy at market or just under. Fixer uppers. Value add!
    This video didn't help me at all. Zero. I have land and want it to sell. But I won't sell for 25 to 33% of the value. 80 to 90% yes. Where do we find these buyers because my realtors just post it and forget it.

      You could try making it more marketable, IE clear the land, subdivide it if it is a larger parcel, get the rough ins put in etc.

I’ve been trying to buy a business here in CA and I ended up getting my hands full using yours and Pace’s techniques on these business owners(everyone want to leave).     Hey jerry so I found a deal for 60k and I ran the number thru you deal analyzer and it’s saying it’s arv it 292k! It’s a duplex 2441sqft I could potentially make 100k whole sale it I only get it down to 55k, so my question is how accurate is your deal analyzer?

      I use deal analyzer comp couple deals. After running #’s, verifying with partner/ agent. Our #’s were off 1000-1500🤔
