I've watched a few videos put out by TC now and I haven't seen info on how to create transactions. ie; Donations, Tools, etc..
My Question is, why are the tenants the payer/payee when creating an expense against a property? How do I charge the expense on the property and not the tenant?

In this scenario, we would kindly suggest you add a Service Pro to your Contacts and name it respectively (for example, Donations Fond). After that, you can easily set the newly created contact as a payee while creating such invoices to keep track of your expenses for particular properties. It is also possible to add the Service pro right from the invoice creation page. Note that there is no need to connect with the Service Pro, add an email address, you are able to add them just for your own records. Is it possible to have separate login for landlord (to collect check) and separate login Property manager (who deals with the lease agreement and to finding client)? with same account subscription? Thanks

Hi there, thanks for the question. TenantCloud offers the Team Management feature, meaning you can add up to 10 sub-admins to help to manage your TC account. Each sub-admin will have their own log in credentials and you can set access permission for each user.
Please note! Team Management feature is available starting from our Advanced plan.

Can the Property Manager disburse funds to multiple bank accounts from the same payment?
I see that I have to not assign a bank account for the payments coming from the tenants so they automatically disburse.
The “provide payment” under Transactions-Management fees is little confusing. Do I have to charge the owner the management fee instead of taking it out of the rental payment?
    Example:
    Tenant 1 pays $1,600 rent.
    Tenant 2 pays $1,000 rent.
I would want to be able to send $2,450 to the Owner's account and $150 to my own account as my PM fee.
    Is this possible?

Eye Gee, thanks for the comment. We would like to inform that management fee invoice will be posted on the same day as rent invoice automatically. It does not net out the fee and does not send it to your management account.
It is a manual process, not automated, so when you receive rent from a particular tenant, then left $150 to yourself as a management fee and create owner distribution invoice in order to send $2450 to your owner.
If you would like to get more assistance, please submit a support ticket.
      Thank you!

TenantCloud ok cool thanks. So then I will be able to bundle all the rent received from all the properties then ACH the owner in one payment once a month? Then I’ll ACH all my fees to my account in one transfer?
Can I do this from $9/month plan or do I need the $35/month plan?
I have 4 properties at the moment.

@@IGRounder Exactly! It would be the correct workaround.
Once you've established a connection with your owner(s) and assign property(ies), make sure that TC Payments powered by Dwolla which is ACH payment method itself, is enabled on both ends.
Then, you are welcome to submit transfers in needed amounts to create accurate records for distributions and management fee collection.
Another good thing, is that described ACH functionality is available in Standard $9/month subscription plan. With the help of TenantCloud you can manage accounting between property manager and owner at minimum cost :)
Thank you for choosing TenantCloud and hope you are having a great one!

TenantCloud finally signed up and like an idiot bought the $90 yearly, only to find out that I cannot ACH directly to owner’s bank account. The owner would need to sign up to tenantcloud, get verified, link their account, and then withdraw the money themselves.
HUGE FLAW. Owners that do not manage themselves don’t have time for all this crap. They don’t want to run the reports themselves. They just want to see the money in their bank account every month which is exactly how management company would operate. Not this crap. Oh well.

@@IGRounder I am in the same situation. What did you end up doing to ACH your owner's bank account directly?
