    Hi. I watched your entire video. Very informative, however, I'm looking for a very specific feature that I cannot seem to find anywhere or maybe there would be some sort of work-around. I rent my apartment out for $1000/mo. If my tenants pay on time by the 2pm on the 1st of each month, I give them a $200 incentive making their rent $800. I do it this way because my state does not allow me to collect first, last and security. You can only collect first month's and security. I have have had my apartments trashed and unable to recover rent by the time I go to court, etc. It's a nightmare in my state, so this is really the only way I can "sort of" collect a little more money up front legally to help cover that last month if I get stiffed by the tenant. Is there a way that your software could do this?

      Good question. I'm honestly not sure. Have you tried contacting their support number? You can find it at the bottom of this page: support.tenantcloud.com/ - might be worth a call to fine out for sure.

      Put it in your lease and pay them back using a third party such as Venmo or PayPal or Zelle

      If I wanted to do it all and pay a low price for it, TC would probably be the winner.
