    Rent! Is not easy as it looks.. Every now and then Owner will call and say pls empty my flat next month. Then you get to know no flats nearby are empty.

    Officially Kharghar is not a dry zone. It's not in any Official documentation. It's the local grampanchayats that keep it a dry zone. This is recently highlighted again. It's kept dry in the interest of few local players who bootleg liquor here in kharghar.

      i drink but i like the fact that this is a no bar zone, it will suite no just the non- drinkers and the religious but ppl like me who drink but do like to calmer/cleaner society to live in.not sure but guessing this is a cleaner area.

    2009 to 2014 was a real estate bubble period with 25℅ returns every year So he may feel that he missed the bus in 2006 but he should be happy. Because as one legendary investor quoted "For every bubble there is a pin awaits"
    Real estate bubbles generally don't blast quickly like any stock or crypto because people hold it for years, give on rent and wait.
    But one can compare that Nerul 1.5 cr flat from 2014 to 2023 to get a reality check.
    If you observe,there is a huge difference between land and flat which people in India do not try to understand and assume flat is an investment.
    But slowly people have started to realize it's not worth to pour 15-20 years of salary in advance for a mere flat where you neither own a land nor a roof.

      We have a plot in a district which was basically an agricultural land. But now full community around it has been developed and now it’s the diamond for us there.

      @@imeankahn5045 yes in rular areas and tier 2/3 locations this trend is booming. Agricultural lands which are not very fertile and not too remote from main residential areas are being converted to NA and sold in pieces of 1k square feet plots.
      So non/semi fertile agricultural land of 1 acre costing 10 lakh per acre is fetching 5-10 crores after dividing it in plots and selling to 30-40 people separately.
      All it requires is government approval of NA and basic facilities from local corporations which was lacking in previous decades. But now local players are working to get this executed and creating good business out of it. It's good actually because housing is a basic need and here a person owns land.
      But not sure if price like 5 crore per acre is fair value at those locations and is sustainable. For land owners it's definitely a diamond as long as customers are there to pay this price.

    Ya, as you said, in a low rise, the pressure on the ammenities is far too less compared to the high rise. This is one distinct advantage which people do not realise.

    kharghar is nice area, good infrastructure and connectivity. price reasonable. good that society has less flats, else its becomes a posh slum like all builders are doing nowdays

    Fun fact new york Manhattan and london houses are cheaper than South Mumbai houses🤣🤣. Hence local mumbaikars now buying houses in usa, aus and Europe. Meanwhile politicians, businessman and celebrities buying houses in 100+ crores by doing money laundering. Remember in mumbai slum population is 43% and increasing yearly. Which shows in mumbai people are coming to live in slums as it's cheaper in slums than tier 3 cities of India. And most of them migrants who work in low level jobs.

      @@imeankahn5045 no mumbaikars mostly go to usa and london. In Dubai jobs are less in healthcare and engineering. Mumbai, pune, banglore, delhi etc metro cities people mostly choose white nations over middle east countries. It's due to lifestyle. Dubai is still conservative.

      @@TheRealCaelestium people don't have money to buy houses🤣🤣. Cost of thise house in those buildings are 4-6 crore. Already in mumbai most skyscrapers are empty. no one buys 4-5 crore houses. In USA, europe, aus, canada many houses are cheaper than mumbai. U can google mumbai houses price and developed countries house price. Mumbai houses are costly.

    I feel kharghar is overhyped…if i were to pay 35k rent , i need a job thats pays in the same proportion which is far less in Navi Mumbai

      In Mumbai Salaries start going down as one moves further away from South Mumbai towards Western suburbs & to Navi Mumbai. So does English as the preferred language start diminishing from South Mumbai moving towards New Mumbai. Bandra is the point from where the culture & lifestyle shift literally becomes obvious..
      Also the amenities for people & quality of buildings n roads changes quite a lot when moving from South Mumbai towards Western Suburbs & to Navi Mumbai. Navi Mumbai is less crowded so still looks good . But still its nothing compared to Cuffe Parade , Mahalakshmi, Bandra West.
      Eastern suburbs are a whole different experience

      It's look amazing Less Crowd bigger roads, no hawkers, no water logging,
      Even people r amazing, etc, etc.
      But what info I got someone who experience South mumbai, western suburbs, navi mumbai(vashi Or seawoods.. Everything) He said
      That It's not even deserve to compare even with MALAD...
      So if it's true..
      Navi Mumbai somewhere is As Good as Mira road I think..
      Am I Right..?

      @@sanjaykartari6835 26 July 2005 , almost all of Mumbai was water logged & many people died. The core areas of Worli, Breach Candy, Colaba , Cuffe Parade, Malabar Hills were unaffected . Why ? Infact these areas rarely ever get water logged

      Vastu made sense decades back when places were less congested & people mostly built own homes. Old Jaipur was established as per vastu & initially all houses, shops, etc were aligned to vastu be it where these were located to almost all of the interior of houses & shops . Key reason for Vastu was primarily sunlight & flow of breeze / ventilation between buildings + inside the house n shop.
      Today's world Vastu means house entrance should face NE or E while rest of the house & the complex can be in whatever direction . People wrongly assume Vastu is about luck & wealth

      @@sanjaykartari6835 From Seawoods to Bandra West-khar should be 1 hr- 1 hr 30mins (33 kms) by road given traffic conditions. Also direct trains are few which go to goregaon I think, 9 per day or once every hour till 8-9 not sure. Connectivity towards south Mumbai is going to improve as trans harbour link will be ready by next year and will get you to south Mumbai in 30 mins from here. Also, international airport is coming at Navi Mumbai. Many pros and cons, but it's a beautiful place to stay and occassionally you'll see flamingos which migrate here.

      ​​​@@sanjaykartari6835 On an average expect to travel minimum 1 1/2 hour one way by road . Given Mumbai traffic esp on WE highway, Powai & other pockets of regular traffic congestion add in another 15 -25 minutes one way
      Rainy season don't consider traveling by road. Traffic crawls & roads often get flooded in the Suburbs.

      And that's upto Andheri. At max can stretch to Borivali. Beyond that well paying opportunities shrink, salaries only get lower n lower as you go further towards Navi Mumbai and the roads n commute become hellish

    It is part of raigad district

      It is part of Navi Mumbai City. Even Airoli to Belapur is in Thane District. Similarly, Kharghar is in Raigad District. Taloja and other places are in Kalyan or some other district. But they all come under Navi Mumbai

      That is how builders like to present it, truth is that just like the borders of Mumbai end at mankhurd at the east side.
      The planned city of navi Mumbai ends at cbd belapur.
      This is how the situation is today it is open to change tomorrow.

      @@rmv337 Sorry, but unlike Mumbai which is solely governed by the BMC, Navi Mumbai is not only under NMMC. NMMC is merely the Municipal corporation maintaining the land till Belapur. The planned City of Navi Mumbai was built by CIDCO on land owned by them and planned by them. It extends from Vashi to New Panvel. It's clearly evident in the way the roads are even in New Panvel. Navi Mumbai Municipal Corporation limits ends at CBD Belapur. Panvel Municipal Corporation starts from Kharghar to New Panvel. Only maintenance of the area is under the Municipal Corporation. Any new development is still under CIDCO and the land is owned by CIDCO.

      All these places that are mentioned fall under different municipal corporations.
      I don't have anything against places like kharghar, ulwe, taloja etc I feel the overall quality of life here is much better than in Mumbai city.
