So... the system is... have a friend fund the deal. Not everyone has a friend who can / will fund a house flip for them.

Well, this is not actually you flipping the house without money. It is more of find a partner who has either money or good background in business to bring hard money lander and contractor.

My mentor always told me "money follows the deal" the deal doesn't follow the money.
Tell me how I could do it. You guys say you don't need money to start but your firs action is pay this, log in, and pay more for three month then for six month. Finally, I end up paying you hefty money before I actually start single step bst 🤑

Ok, so here’s my question. How to calculate the ARV and cost of repairs. There is huge ambiguity around this. I can cold call, I can use propstream, but how do you find the deal without someone stealing it from you who has the contract and the money to fund the fix and flip.
For ARV, you have propstream already, however, ARV just gets a little more challenging if the property is in a non disclosure state. Cost of repairs: add up the number of high ticket fixes the house needs, e.g., if it needs a roof and water heater that's (2 items) then multiply by the house sf. It's easy to try and overthink this one...don't. If someone already has a contract to buy the house, there is no deal to be found.
Who pay the closing cost, who did the down payment and all the lil stuff ?
