    Sanctum in Mt Low is one of the best imo. Nice modern houses, wide roads with big blocks, close to Bushland beach but not too close where you get the sandflies. Lower crime too. Most of all, it didn’t even get affected by the floods a few years back. I remember helping people in a lot of those inner suburbs and their houses were absolutely ruined.

    I would rate all your picks that are outside of Townsville like Bluewater & Black River & Jensen as #1, as you get space, peace and quiet away from all the damm crime in Townsville, plus you get away from all the morons on the Townsville roads !!!!

    What are your thoughts on Thuringowa Central? Is it similar to Kirwan?

      @@wildanalhazmi9003 It's similar but people forget to search for it so it doesn't sell quite as highly as Kirwin..
      Unless you have an agent who makes a really great video and then they are pretty even. 😅

    I was waiting for Railway Estate to join the count down. I know it prone to tidal flooding but it is just a hop step and jump to the v8 super track and stadium. I was hoping it was better than west end as I just recently had to make a decision on which suburb to purchase in

    Stay away from: Garbutt, Aitkenvale, Heatley and parts of Kirwan.

      @@abhineet1655 There's old Oonoonba which has blocks that are over 1,000 M squared. I love that you can get a block that big so close to the city. It's very undervalued in my personal opinion right now...
      And then there's a new section called The Village. Blocks there tend to be much smaller. In fact, we recently sold a house that was on a 173 m squared block... Even so it achieved. $560,000..
      The nice thing about this suburb is that it didn't flood for the most part in 2019 as opposed to Annandale and Idalia nearby.
      We will definitely cover it in our next round

    What are your thoughts on Deeragun? It's near the shopping centres, its close to Burdell, Mount Low, Jensen and Bushy beach - all in the top 20 that you stated. Dark horse later on perhaps?

      It's a tough one. It's a big suburb. The right parts of Deeragun are a good buy right now. There's some rough areas to avoid.
      Much bigger divide in that area between bargains and fair market price.. So lots of opportunity to flip at the moment.
      2019: you couldn't sell a modern 4 bedroom house there for $249,000 😮

      @@JT-zm7wz I would say that Deeragun is a suburb where there's still opportunity to buy Bargains as the market improves for regional areas in a national Housing affordability crisis..

      @@CuttingEdgePropertyTownsville yes I agree Deeragun is cheap & cheerful, like North Shore, the houses are built as cheap as possible, both suburbs are I poor locations, nothing enticing nearby, lol

    Why aren't Idalia and Burdell, the popular suburbs in Townsville, on the list?
    I thought these two suburbs would rank high.

      @@Jess1127-v5u you're absolutely right and it was a tough decision what suburbs to cover.
      Burdell used to be a place where you built a house for $500,000 and then it sold for $380, 000... That is certainly not the case now!
      We will definitely cover this popular suburb in our next round.
      We also missed Belgian Gardens.. Palarenda, and Aitkenvale.
      With Townsville having more than 50 suburbs and this video taking more than 40 hours in front of the camera just to produce..
      We had to limit our coverage to what we could get to in a reasonable amount of time.
      Don't worry though, we'll do a second one in November and we will cover another 20 of Townsville's most popular suburbs.

      @@M888_KDH That's really hard to say if I don't know how much you've paid and whether you've bought it for an investment or whether you're living in it.
      I'm also unsure of the body, corporate fees and the condition of the property.
      So what I'm saying is..
      Possibly?

      @@samidtennakoon3002 It's true! Idalia is one of the most popular suburbs in town but! Most of the suburb flooded in 2019.
      We will definitely cover Idalia in our next video. I must admit.. I was a bit intimidated to include it because I didn't want all of the hate for saying it's one of the most popular suburbs when it went underwater.

      @@nebbiesantos6515 It's actually a great neighbourhood and investors from all over the country are absolutely loving it. We get requests for houses up to $650,000 from investors in the Capital Cities.

    Given this video is now four weeks old those median prices are way out of date. You could easily add 20%. That price for the Douglas cottage was way out of date. Those cottages are now up in the high 400’s-low 500’s.

      You're right. They're now $480 to $550k
      I will have to disagree with you on the median price. Median price hasn't gone up 20% in a month. It is still going up though.

      23.5% is the price rise in Townsville over the past 12 months but I’m highly experienced in being outbid by investors by more than 20% above asking price with more than a dozen sales this year. So in some way 20%+ is a fair rise for anyone considering putting in an offer. Two years of tears and heartbreak here just trying desperately to get ahead of the game.

      @@kimberleydownunder rates are about $4,000 a year for your average home.

      @@UPTHEHOLDENS personally, I love Rasmussen and the people that I've sold to there.. they rate it as well.
      It's known as a socioeconomically low area and people associate it with crime, but I've had more trouble in Douglas and Kirwin than I ever have for that suburb.
      We didn't cover it this time but it very well might make our next video!

      I wouldn't say they're the most popular.. but they are certainly some of the nicest places to live in the Townsville area.
