    I bought this house for $99,000 in 2014 and had it rented for $1,250 a month since that time. I did a very minimal rehab when I first bought it. The tenants were great for years, but fell apart and we had to evict them. The tenants also had bed bugs which we had to treat the house for. You can see the before video here:

    We are listing the house for $189,900 after a $20,000 remodel. values have skyrocketed in the area, but rents have not. This is not an area with high rental demand so I will deploy my money elsewhere.

    Where I live that house would be about $50k...rent maybe $500 a month

    I have always wondered... why do Americans put carpets everywhere when they keep their shoes on in the house? Isn't it impractical to walk on your light carpet with your shoes? Or do you keep the sidewalks waaay cleaner than we do so you can come indoors with your shoes? :D

      Most people have cars and garages. So they actually may not walk on the sidewalks that much which is sad

      I finally bought a home without a single inch of carpet anywhere. The reason, yup, that dirt. I pulled up a carpet in my last house, one we REGULARLY shampooed and could not believe what was underneath it. o. m. g. disgusting...as is tromping around on a clean carpet with shoes. truth be told, most wall to wall carpeting is so repulsive in terms of filth that it is probably safer and more hygienic to keep the shoes on rather than rub bare feet on the ick. lol

    I'm not feeling that reno. Looks like you took the cheap road. Also get some sod put in the yard. Curb appeal is everything!!!! I certainly wouldn't but that.

      The problem is the size of the house would not support a much higher value with appraisal issues. You can completely redo everything, but it will cost you more money than it will make you. Our market is super strong and the house sold for $10,000 more than asking.

      In some areas, it doesn’t matter... California- it matters... Colorado has snow for much of the year in some locations, so it doesn’t really make sense to spend tons of money on sod to get shipped up a mountain for there only to be snow on it for most of the year... people don’t really expect that for a house like that there anyways... it’s kinda like putting granite in the projects...

      your not gonna put granite and hardwood floors in a area where there isnt much demand or a low income area. He seems to know what hes doing.

      No shade but quit watching HGTV lol ... One thing you should have learned from him(as his VIDEOS prove it) is you don't overspend. It does not need to be extended with diamond counters and marble floors sprinkled in little rubies. He did REPAIRS not renovation because the values did not call for it. He just so happen to do what he does best, sells bad ass properties and this bad boy went out for $10,000 MORE. He took the "cheap road" and in the end, parked in the rich spot.

    If your going to repaint walls or remodel anything to make a better appearance, always change out the outlet, switches and covers... It's maybe 2 bucks per in parts and only takes a few minutes.. To the eye of a renter or buyer, it makes a big difference....

    Clean your grout... hell! clean it all before you show it! The first bathroom is disgusting! not to be rude but this is what I have made a very good living at for many years; Refurbishing and cleaning investment properties before showing.

      I have (yuk) needing to be replaced DARK BROWN grout in the bath and kitchen. It's on the list but other more important repairs first. A friend has a beige colored grout so neither of us have a clean looking grout. My friend put up a sign after her relatives started nagging her.

    Mark, I would of made the tiny room off the kitchen into a pantry. Being a cook and living in a small 3 BDRM, 2 full bath home the o e thing small homes lack is storage. You could of recycled the cannot trams and shelf's from the old kitchen, got rid of the door then, hey there just what all homes need more of built in storage. My place doesn't even have any coat, pantry or linen storage and it is a constant problem. As soon as I saw your rooms location off the kitchen and its size it made my mouth water!

    If the market there dictates that price, then power to ya!
    Here in San Antonio you can get a brand new 2000 to 2500 square foot home for the same price. It’s crazy how certain events make the house more expensive. Hard sell when neighbors have crap and junk piled along fence!

    My place is ~1800 sq. ft. but if I was single I’d be happy with that place. It looks nice the way you rehabbed it.
    Too bad you had tenants that don’t have the thought of trashing it. Past rental places I’ve lived in I’ve left just as clean or better upon leaving,
    Leaving rentals on a good note is the same as credit in a lot of cases.

      Nope I assume yr own home is very clean but all it takes is you bringing home one clinging to a sock or pant leg and you have them. The cleanest most expensive places can get them being dirty has nothing to do with it. Brother is an exterminator so I know thus is true.

      All it takes is for someone that has them to come into your house. It happened to a friend his house is spotless but one of his friends the family had them come over for Christmas. And he didn’t know nothing about it. It took like 3 thousand dollars before he could kill them.

      Depends on the market. Clearly your local market is lower, as is mine. Look in CA and this same house is probably 300,000 in some areas.

      Honestly this house could go for 50k in some areas to over 1m in others. Of course, looking at the two next door houses, that range is probably going to be a lot smaller just because it looks like it's a typical house for its neighborhood. So 100-300k depending on area for most places.

      That seems about right for many locations in Colorado. That same house in central Arkansas is probably 50-75k and in parts of Illinois it could go for 25k while other locations it could be closer to 150-175k... location matters :)

    Im guessing it may not have cost 20k if you werent flippin it. I shutter to think of spending 20k after a tenant moves out. So important to have cash flow and good ROI on these rentals

    what is that weird open cupboard as you walk into the kitchen, its odd that its open to the floor and about 3 feet high? Nice turned out pretty good, I wouldn't want it , but somebody definitely would love to live in it.

    I like that house. Did you end up selling it? And just so you know, you don't have to be dirty to have or get bedbugs. You can pick them up anywhere and they don't care what your income bracket is or how clean or dirty you are.

    I don't know why you bother with tenants if you're so skillful at flipping. Save yourself the headache. Tenants are awful more often than not, I've found.

      Rentals have made me so much more money than flipping and they take less work once you buy. I only have problems with 8 percent of my tenantsd.

    common misconception, bed bugs arent attracted to dirty places. bed bugs will live in any environment, but they do rather enjoy cluttered places yes. but cluttered doesnt necessarily mean dirty

    Quite a change from the video right after the eviction - a very good change!
    Question though is I noticed in the video right after the eviction - it looked like there was paneling in the living room and the first bedroom but after - no paneling? Did your crew take the paneling out and then replace it with plaster board and such Mark or go over the paneling with something? Looks way better! Thank You! :-)
    Sorry to see this happen but some folks who rent and then get evicted trash a place thinking they are getting back @ the landlord for evicting them but then only take a bad situation and make it far worse. When kids are involved - far worse......

    It crazy that house sold for that money. Around where I live it would be half that. And probably be a really hard house to sell with the one car garage and the outside look terrible. Wonder when the next housing crash will happen.
    This house probably should never be selling for this money.

      They probably didn't live like that the whole time. It more than likely got worse once they realized they were getting evicted. Some people do just live like that tho.

    By law, don't you have to have 12" of counter space next to the stove? It looks like your stove butts right up against the fridge here and there is no cabinet next to the stove on the other side.

      It depends on where you live and the codes. I have never heard of that here

      Codes are very different by state. I noticed no egress window in the downstairs bedroom and that would not be legal in some places either. But apparently not a problem where they are.

      It varies by city and state... I personally have never seen a place that has had to have a specific amount of counter space next to the stove. That seems to be a bit excessive for code enforcement, but hey- if they want to find a way to monitor that....
      I just know that in all the states/ cities I have been in, I’ve seen homes with the stove and fridge next to each other with no counter space next to the stove...

      I live in a 12 inch requirement area. A house will not pass inspection without it being installed to code. There have been some expensive and very "creative" solutions to the problem.

    Do you ever keep (buy) any of these houses in your videos for yourself? Like, personally you, Mark, yourself, to use as your own personal property.
    Or, is it just your realty company buying them to rent out or sell?
    I think it would be cool to be able to say, "I bought these three houses, here and there, for myself, while in the business of selling the rest." One could be used as an occasional get away from your neighborhood. Another could be used to meet visitors. And so forth.

    $190K is asking way too much for that house. The bathrooms and kitchen floor have to be re-done. And it needs some severe landscaping.

    20 grand rehab ??? Isn't that a bit much for carpet and paint. I mean maybe with a new hvac but even with that seems your quoting high and you didn't even put a new one in. You can get those bath vanities at hd for like a 100 bucks. I don't see any big thing done in here that would jack the price up that high

      It all adds up. Labor is expensive in Colorado as well. Had to add a closet, do drywall work, flooring, paint, appliances, light fixtures, some electrical work, etc.

    Selling for 189,000 ? Wow. In S.W. Oklahoma you might get 40,000- 45, 000 tops.

      Not much. Maybe $20 to $40 a price for materials.

    The carpet seam in the living room is horrible. It's not running in the same direction and looks funny. Not to mention there are bubbles in the carpet. When it's all messed up in a couple months make sure you stop being cheap and get someone who knows what they are doing. Unless you like replacing carpet every couple of months. Ideally you probably want to stay away from carpet in a rental a nice laminate floor should last a long time.

      In Colorado, probably not. He knows what he's doing. Grass and driveway...ouch you'd lose money and wouldn't recoup it in sale.

      As Dan G said a definite no on the driveway. Sometimes grass will help, but it depends on if there is a sprinkler system or not.

    Their been low unemployment numbers probably for the 6 to 7 yrs. but where I live their so many contractors you normally can find a fair price as long as you look around. So many people started their own business after the housing crash because they had no choice at the time their was hardly any normal jobs around so most of them are still doing contracting work. And the pay has gone up some but no where near to everything else that going not even close. You get a raise and it gone to higher health care or city taxes school taxes the middle class keep on losing. Yeah if your rich things probably can’t be better.

    In the other video, post-eviction, you said you originally paid $99,000 and rehabbed it for $4,000. Now, that's become $97,000 and $3,000. I'm not criticizing, it's just interesting how our memories have a tendency to "improve" things over time.

    Damn, that repair bill wiped out about 2/3 of your profits on rental income. Almost doesn't seem worth the hassle. Unless of course you're able to recoup your money through the judgement.

      True, but I have bought 17 rentals and most of them have done well. You have to take the good with the bad

      Ironically enough, if the house was paid for with cash at the beginning, he would have made over 30k with rent, whatever he could get from the judgement, and another 200k from selling it.... I think either way he did okay...
