    How do you cover yourself legally for damage to the property while inspecting an old home (screwdriver through wood rot, deck railing cracks when testing play, things just generally falling apart, etc..)?

    Cannot inspect all windows, only a representative number? Very vague and open for interpretation. Inspect all functional windows, egress windows, windows available?
    If there are 3 windows in a master bedroom, are inspectors only to inspect 1 of 3? Representative is vague and open to interpretation and litigation, especially when the property is vacant and windows are readily accessible. Much like receptacles. Are inspectors only to test every outlet readily available, or just a representative number per room? What about that 1 Outlet that wasn't tested causing issue on move in day when it was inspected in a vacant home because the inspector tested one outlet and moved on because of the SOP?
    That mindset should be unacceptable and not left up to interpretation. We should inspect every window that is readily available, or do our due diligence to inspect it.

      It's up to the inspector to determine what a representative number would be.

    Why do you take a picture of your Van?

      I like to put that branded van pic into my inspection reports, so that when someone is reading my inspection report (my best marketing printed piece), they see that I'm professional with a professional work vehicle. I never hire a contractor that pulls up in a beat-up old plain van.

      That's defined by the inspector.

      Its a vague statement made by the training video, that upon asking for clarification, you are given the same vague answer.
      But......it's essentially the amount of items out of the total amount of same items you choose to inspect. Like there are 5 outlets in a room, your not required to check all 5, you can choose let's say 3 and the outlets in that room have been inspected and move on. Or you can choose 4 or 2 or whatever it's up to you (seems unprofessional to not check them but then again so does learning about a bunch of stuff that isn't even in the scope of a home inspector to lengthen the internachi course)
