- I answer some viewer questions and complaints on how the Vancouver Market is overpriced, why they think renting is the better way, and finish with some motivational advice.

Great post. My wife and I actually had the opposite experience during the GFC of phoning our landlord of six years and telling her that we bought a house. That was truly a great day and we paid it off In record time. And I’ve also read your book, of course. I was kind of wondering lately if you were thinking about updating at some point.

If you watch a recent youtube with Daniele Camboni (ITM trading name of the channel), she interviews a reporter who exposes the dark reason (Fentanyl) that Vancouver has been flooded with money in recent years. This tariff issue has been a long time coming, Canada has not enforced its borders.
Love your personality! Really enjoy your videos. Its been a while since you did a video on multiplexes. Would love to hear your thoughts now! I live in Burnaby where everyone thinks that they are so pro multiplexes. I know from some good sources that's what they say in public. Behind the scenes their making it a bit difficult to build. No variances.

Your assessment was true a year ago, but not any more. The rents will drop as there are no more folks coming from abroad, and when they end up building the 23 high-rises across the bridge in Kits and Fals creek it will bring the price back to 2019.
We have been in the rental biz for 16 years in the same neighborhoods.

Government owened rentals will not drop their prices. They're not affected by market rates. Mom and pop rentals are leaving the scene.
Rents feel a bit lower, I see an avg $2500/month for no parking 1 beds 1 bath in downtown right now Owen, maybe this is just a seasonal winter low… not worried though, cheaper units will get absorbed and rents will start to climb again over the next 5-10 years. I bought VE (European Market Index ETF) the day after brexit vote in 2016, its been a laggard compared to S&P but it did well overall; I didn’t buy it to beat S&P, I bought it for diversification reasons and it’s continuing to serve that purpose. S&P was nice to us over the years of course as well, almost as good as levered Vancouver real estate :-) Opportunities are there!

'A diabolical-looking build': Proposed triplex has Oak Bay residents up in arms
Concerns about a proposed triplex drew a crowd to Oak Bay's council chambers Monday night (Jan. 27).
Following more than two hours of discussion, council rejected staff's recommendation and voted to deny a developer's request to replace a single-family home on St. Patrick Street with a three-story triplex. Kahlon Developments was told to return to council with a new application that meets Oak Bay's current residential building regulations.
The variance application sought to increase the residential building height to 9.31 metres from the 8.5 metres allowed and halve its three-metre interior side-lot-line setback regulations - the distance between the building and the property's edge.
Don’t just save for retirement-invest for it. A well-planned portfolio ensures you have something to retire to, not just from!
Agree.. Savings will get you nowhere!.. inflation and taxes will erode the majority of your return. You must invest. For me that has always been Vancouver RE and high quality US equities mostly via low cost ETF's
Buy principal AND pay off is best de-risk you can do. Frees cash flow, can go higher risk making money elsewhere

I recently sold half my tech stock holdings due to all-time highs, leaving me with $400k. Should I invest in ETFs now or wait for a market correction considering potential inflation?
I saw a young Cactus Club chef (graduate of culinary school) being interviewed and he said his salary is $65k. Sheeesh. More than ever young people need guidance in what career path to take.
I know lots of people in their 30’s and 40’s that make $250-$500k in the lower mainland. Mainly these are commission based sales jobs or business owners. Picking the right industry to go into is critical if you’re a young person these days.
I know who you’re talking about, and he’s in his early 30s and works 10 hour days six days a week in the winter and 12 hour days six days a week in the summer. Not to mention, he makes $48k after dedications and taxes 🙋🏻♂️
In fact if you convert this to U.S. dollars, it is about $44k U.S. before taxes and RRSP contributions. That is at the poverty level.
My prediction for this year is that prices are going to go down in both sales and rents. Mainly because of the immigration laws that the liberals put in the last few months. I could be wrong, but I think this is why there has been a drop in prices in the last few in the greater vancouver area (specially surrey) and gta.
Give it a few months to the rest of this year to balance the inventory, and next year, i think sale prices are going up but rent prices will continue to trend down (maybe not too harshly) due to new construction being mostly rental now a days.
I dont expect the rent to be trending down to be too dramatic. After all people need to cover costs and if rent is too low then they will sell.

Stay tune.. just read 5 min ago that Canada has done the right thing and like Mexico has bought an extra 30 days. Canada will not win a trade war against the US and we should not be pretending that our own tariffs against the US will have any type of positive outcome. We need an election scheduled now and new leadership in this country fast. This is all on Trudeau and his incompetence as well as David Eby in BC
@ 100% agree! But all this BS with 51 state and this and that does not look good on US. Huge wake up call for Canada!!!! No army - no country! We must diversify our markets, build infrastructure, find allies!!! What will happen next time?! US army in Ottawa and destroyed cities?! But anyway, thanks for responding Owen!
What would be a fair rental per month if a condo is 2,400 sq. ft. and 30+ years old curtain wall building with a $2,000 monthly management fee? (3 parking stalls, sizable locker, but no air conditioning, etc.) Location is between West End and the downtown core with North Vancouver views on the balcony.
I am at the beginning of my "investment journey", planning to put 385K into dividend stocks so that I will be making up to 30% annually in dividend returns. any good stock recommendation on great performing stocks or Crypto will be appreciated
I think you mean 3% not 30% If someone is selling you a 30% dividend yield it's a scam ! I would index invest via low cost ETF's via Vanguard or I-shares two of my favorite are VIG and SCHD. You could Go to a website called canadiancouchpotato.com and use one of their model portfolios. I do not own Crypto
Already Owen , our tenants are texting us for lower rents ! Is there a end to this ? 😅 We let one tenant go already and missed out on the month of February in the one bedroom! Our other tenant told me , she wanted a decrease of the amount of money she’s paying now , and so we gave her $150 break ! Getting worried here ! I don’t want the government to win in the fact that we have to sell our apartments ? I am not going to but my husband is getting a little upset I might say ! Your in a province that favours tenants, things will not get better for landlords. That’s why your seeing the appetite of real estate investors go down, you can invest in the stock market without the worry of a tenant and headache and eat a much better return.

Vancouver has a lot of multimillionaire that have made their money from different markets. I am a stock investor and I got lucky with buying TSLA around ten years ago and turned my small investment into nearly 8 figures USD. I was able to quit my white collar government $35/hr data entry job and live worry-free. I am still owning majority of my TSLA stocks for tax reasons, but I bought a multi million dollar house in Vancouver last year. There are a lot of people like myself and many of them probably did better than me. As far as I know, there are many crypto millionaires in Vancouver who have a net worth of $20-50 million.
Very True.. Investing correctly in the stock market like i discuss in my book and on many of my Saturday videos is the ultimate wealth creator. I have sold many homes over the years to buyers who have made millions in the stock market including TSLA like yourself. My big winners have been Apple ( Made me a millionaire.. up over 1500% so far) I did a video on my purchase back around 2012-2013. Eli Lilly up around 1800% Meta, Google, Amazon up 500-1000% plus dozens more US companies i have held for the past 10-15 years that are up 200-500% . Just had my first Crypto buyer

Marking this on my calendar now.. i'm going to stay the course and hang onto all my investment units. All my tenants except one are paying market rent or close to it. ( All time high in total rents collected and my borrowing costs have been plummeting ) I can't sell anyway as i'm in the highest marginal tax rate in Canada.. will wait until i'm retired and in a much lower tax rate to start slowly selling with huge capital gains. More good news that Capital gains tax increase has now been delayed until 2026 and i expect the conservatives to keep at our current 50% or perhaps even reduce down the road.
