Agree, and the management at Adora is notoriously poor and you pay high monthly fees. If you want to maintain your sanity, avoid strata management. Looks like a high-class place but appearances can be deceiving. Management companies don't last long because of micromanagement from the inept Management Committee. They tell you you can do something, you spend money and then someone else tells you something else. But they let people in the Management Committee break the rules but won't do anything about it. Kids always screaming at the pool, parties at the pool, high turnover of foreign tenants so no one cares about the place. Cigarette butts at the pool, dog shit, loose cats running around, etc. You get the idea. They might open the access road behind Adora so it would mean a lot of street noise and traffic. The pool is old and probably needs repair and renovation, so you know who will have to pay for that... New huge high rise being built across the street so population and traffic in Desa Park City are going to unmanageable. (local former tenant)
Hmm never understood the benefit of such a concept living. It has none of the benefits of a landed property because it is strata and you cannot renovate the exterior. It feels like it is the ground floor (or you can say first 3 floors) of a condo building, yet you are paying high price to stay at the ground floor and usually the facilities pale in comparison to a real luxury condo project. Take note that in a condo project, people pay premium price for higher floors, not lower floors. At the lower floors, you are subjected to a higher amount of pests like rats, cockroaches, and mosquitoes. Yet all of it is packaged to be sold to you at premium price. The people who love landed properties are usually more antisocial too, like they need distance from people and enjoy that distance and space and you do not get that in such a project. Some invest into landed for long term investments as in you get to own the land underneath it, but this project is clearly different, you own the land but you can do nothing on that piece of land unless everyone of your neighbor agrees. Same as I never understand the concept behind townhouses.
Still looking for a perfectly (98% ?) sound-proofed small bungalow under 1,000 sqr ft built-up. Don't want to hear neighbours' parties and loud music (esp with heavy boom-bass), banging doors, screaming kids, dogs barking all night and day, constant traffic etc. Maybe I should buy some land and build an underground bunker.
