Very nice and precise presentation from Architects point of view. Sana ipinakita at binuksan ang mga kitchen cabinets, para more info and details shown. Walang pinakita na ceiling lighting fixtures. Kung walang binago, ano ang ceiling lightings deliverables? Suggestion lang, sana may shower curtain at least dahil high end na ang condo unit, pero mas bagay ang frameless glass shower partition. Hindi ba madulas ang bathroom floor tiles? OK lang ba na idikit directly sa wall tiles ang mirror without backing to eliminate moisture sa mirror and fading? Saan nabili ang circular wooden trash bin beside study table @ bedroom? Magkano? Thank you.

If I may ask, what is the difference in terms of total livable space between a 1 BR unit with and without a balcony? Specifically the bedroom, and does having a balcony reduce the space or is it purely an addition?

For the natural lighting, you only can do so much with just one window as how building was designed. The next solution is to change the divider to transparent glass, but that would mean bloating my preset overall budget.
I also fully agree with your observation regarding the round protector at the face of the door (which believe me, I resent doing as I do not want to ruin the look). But i've given up! haha
The door cabinet handle design is not flat and had 2-3 tries of padding it without thinking about how it won't accidentally come off due to wrong handling by my future tenants. Then I saw this round black pad and that's it! 😁
If a 20,000 to 22,000 rent is sought here, then the P139k spend represents: 6.3 to 6.95 months of RENT. If the market is rising, he may get more than that. It seems he was spared the cost of A/C, Fridge, and microwave.

There are alot in Lazada. Just make sure you choose the small items as huge accessories will attract more weight which might put a lot of stress on the adhesive.

How much did it cost you for the delivery & drill works to install those frames & mirrors?
Maraming salamat! the cost of delivery for Mandaue Foam is around 3K since I ordered most of the furniture from them and they needed a bigger truck i think. Then if you add the delivery charges of all other small items say from Lazada, it might reach 7K in total including the 3K from Mandaue Foam. For the drilling works, i only asked a friend to help out. :) But drilling is very minimal because most of the other items like mirror or wall arts, i used a hook with double sided strong adhesive, no drilling required.

Thank you. Yes it has a mall. 2 floors and connected to the mall of the adjacent development. But the 2nd floor part are just shops along the perimeter, most probably just eateries/ small restaurants.

What glue did youbuse to attach the mirrors and the bathroom shelves?
I used a double sided tape that came with the mirror and shelves upon purchase.

Hello Sir. You're welcome. Yung bedroom area length is 2,990mm while yung length naman ng living is 2,625mm. You can jump to 18:40 from the video to see the floor plan. Pero again it might differ unit from unit kasi baka may column sa corner ung sa inyo. Plus these lengths do not apply to units with balcony. Just be cautious.

Sir may kinukuha din po ako unit SMDC yung unit ko eh wala pa built in na induction cooker. Madali lang po ba magpainstall nun kahit na buo na yung cooktop na paglalagyan.?
Hi. Usually ang cooker ng SMDCs ay hot (electric) plate. Not sure if meron na sa newly launched SMDC projects na naka specify na induction cooker na.
Now regarding sa pag install, matrabaho kasi kailangan mo butasan ung counter top. I think considered na na major work sya pag nag apply ka ng Work Permit sa SMDC. And major works require construction bonds and other insurances ng contractor like Third-party Liability Insurance.
If you want, bili ka nalang ng normal induction cooker na pwede ipatong sa kitchen counter.

Salamat sir. Parang off-white ang ginamit ng SMDC na kulay. Standard color nila ng wall paint finish. Hindi ko na binago.

How much are renting your condo for 1 month
I had it rented at Php 25,000 per month (Makati is now 900 - 1,000 per sqm).
Hopefully post-pandemic rates will return to what it was during pre-pandemic (1,200 - 1,500 per sqm).
