I love that small middle loft setup. Doesn’t get in the way of anything down below. Beautifully decorated also. The portable small closet is amazing (and all the space it doesn’t take up in the room lol). Clever use of space all over.

This layout gives this home spaciousness at 399 sqft. That's a decent sized dining table, and the kitchen space is big for a tiny home. And I love that you have a spacious bedroom with access to the back porch. Everything is perfect. The only thing I'd do to this home is screen in both front & back porch

Love the distance between the stove and refrigerator! Love the colors used and the electric fireplace. Yes the porches are nice but in the south you need a screened in porch for the pesty mosquitoes!
Because I'm sure it gets hot there, I would suggest that they put up some shade umbrellas and a table near the BBQ so folks cooking could eat outside. The rest of the house, including the loft (of which I'm normally not a fan), is nicely appointed and well-considered. I'd definitely stay there were I to go to this part of Texas.
We left it out, bc our original plan was for people to sit and watch the stars since Fredericksburg is a Dark Sky city. Part of the reason we made such a large front porch with LuxCraft gliders. But, we may in the future.

Some type of awning that can be put in place and rolled back might be nice. Or a partial section where the folks who hate the heat could find some relief. lol. (Could be as simple as a table with an umbrella shade over it. Just an idea or two. 😬 I’m in Atlanta area and idk what I’d do without any shade. Lol. It is still such a lovely, inviting place tho. A small outdoor hot tub might be a cool thing to add also.

One thing we noticed is that some of the other homes, while they may appear nicer at first glance, do not have the space to have a dining table. In ours, as you mentioned, it fits perfectly!
