We owned and operated a retail lumberyard for 35 years. We sold it in 2019 and I retired from the same lumberyard 1 1/2 years later. In all those years we never had prices do this. You could pretty much tell what prices were going to do. I think lumber prices will stay high this summer and fall. People need to get back to work. Once that happens maybe lumber will get back to somewhat normal. That’s just my opinion from an old lumber guy. I guess we will see. Have a Happy Easter!
Happy Easter. Yes Mike they are still doing a lot of home building here in low country SC just north of savannah GA. Mainly sized toward retirement community type homes. I just planted 1250 tree so and have 15000 growing fast so I'll take whatever the market is.
I’m a project manager at a government base over new and renovation projects. It’s not just lumber, steel prices have went up in the same pace as wood. The other problems are lead times. It’s a nightmare trying to stay on schedule.
Hey, Mike, I ordered a sawmill exactly like yours a few weeks ago, I watched your videos, and was impressed with it, especially the width of cut. Thanks for your channel, and making all of us guys jealous with your toys. 😊 I was going to order a 40 hd wide, but they were 48 weeks out on delivery, and the 150 is 16, so I had to jump on it. My stepmom did nearly same thing back on 1972 to my carefully restored 65 Ford Custom former police car one morning on way to work. Glad to see the LX150 back in action.
We were going to put a small platform next to our above ground pool this spring. We are in wait and see mode. The 4"x4"x8' posts are $26.00 each. Unbelievable.
I agree with you Mike! I know there are a lot of naysayers out there who say it's going to stay as it is, but I think lumber prices are definitely going to drop. Once they do, it might make it a bit easier and faster for me to get my wood miser, lol! 🙏
Melissa, I am so impressed how easily you picked up all that wood. Please don't let the accident get to you too much, there was only ever one that was perfect. I could right many examples of things I have done, as when I hit a parked car in our church parking lot, because we were late and I was in a hurry. About prices going up, gas at the pump here has gone up .60 cents a gallon since the 1st of the year.
Melissa, I too backed into something this week. My equipment trailer, and the real bad part is, I was driving the only vehicle I own that has back up sensors and camera.

I will agree with you, in time the prices will come down as supply recovers. But, we have so many people buying land in our area, from mostly northern areas, and they are building massive houses. Does anyone else cringe when we see the framing square sitting on the gravel? If I were anywhere near that, I’d sure as shootin’ step on it and put enough crimp in it to be a framing unsquare. 😉 I hope you’re right and the lumber business will settle out, but I’m a little apprehensive it will be a bit of a ratchet effect and not go down as much as it went up.

You may be right about the mills shutting down because they thought a slowdown was coming because of Covid-19. They may have also had to shut down because they weren't considered a necessary business (like hospitals, and doctors). Then on top of that because there were a lot of people at home with time on their hands, suddenly small building projects took off requiring more lumber. The combination created the situation we're in at the moment. I think it will settle down later this year, maybe even by mid to late summer. Blessings to you both and to your family. I'm in the same boat Mike. We bought land on a lake in the fall and I was planning to build a 1600 sqft camp this spring but looking at material prices I'm thinking that waiting a year might be the best plan. Thanks for putting out great content. PS. I loved the video that got all the dislikes..

I just bought my first entry level mill and I'm turning 69 in June. Wanted to buy a Woodmizer but even though they were on sale, it would have been end of August before it shipped.... Ordered an el-cheap-o from Harbor Freight on a Thursday and it was here the following Tuesday. I figured that I could learn a lot before I ever had a better mill.

Did my addition last year. Lumber prices started rising about half way through but we had already contracted most before prices went up. Pretty sure the project would be about 40% more today. Sitting in the addition thinking how fortunate we were to do this last year.
I had high wind damage a portable garage I stored my RK 24 Tractor in. I designed and priced out materials to build a 10 x 24 lean to shed attached to my pole barn. With spreadsheet in hand I priced the lumber. I've decided to wait because I didn't like the bottom line. Hopefully, the prices will come back down. Happy Easter everyone.
A stud 2”x4”x8’ here in Hawaii is $6.95, fluctuates weekly. We are building a container home so just need them for the interior, but tripled the cost. We are in the middle of a 16’x30’ deck & Trex is about the same price as wood decking now, so it was an easy decision, plus I’m getting older & we do not want to replace it in 4-6 years (even under cover here) is the normal lifespan here. I agree with you Mike about holding off on any projects that involves buying lumber. I have a few things around the house that need some attention, but there is absolutely no way that I am going to pay the current ridiculous prices that they are asking for lumber.
We have been wanting to build since we bought and cleared the property. But we have had a few set backs along the way and finally were ready then the pandemic hit. So I guess you could say we are in a wait and see mode right now too. Still plan to talk to a builder and see what we should expect and see what availability he has in his schedule for next year...

As a pine grower in Texas we have not seen any real changes in prices being offered for our timber, but it has been bottomed out for several years now.
I don't know what is going on with the lumber markets either ? However, I think some hanky panky is going on because the wholesale wood yards in our area are full and packed with stacked up lumber...All sizes. One of the lumber yards is also a pressure treating plant. These 2 wholesale wood yards around my house are wholesale dealers and they won't sell a toothpick to the public. Wholesale only. So there are mass quantities of lumber stacked up high around here, but I think they are withholding it for higher prices...and the retail side is not having it, and are not buying it in enough quantities...supply and demand for 💰, because there is no shortage around here according to my eyesight. IMO. ?

Lumber prices are ridiculous here in Northern NY. A 7/16” sheet of OSB at Home Depot is $38 a sheet. Thankful for our 130 acres of land and woods to sustain our building needs!
I'm in the UK, but I do enjoy watching Ken's Karpentry on TH-cam - he is in the US and specialises in building garages. I don't know if he is anywhere near you, but he gives regular updates on lumber prices in his area.

Structural Graded C24 Treated Carcassing Timber are graded to a superior C24 standard so can be used for stud walls, joists for roofs, floors and decking, as well as all structural and general joinery applications.

Good morning mike. The county I live in in Coastal SC,and the 2 neighboring county's have over 110,000 active building permits for new construction and full remodels. Lumber prices have not quite doubled at the big lumber yards yet. But the big box stores have almost tripled. Most of the framing lumber ( 2x material is coming from the west coast, Canada and imports) has gone up the most. Supply plus demand is the biggest problem in prices. The company that I bought from still gets 30 plus flatbed loads a day. Biggest problem of material availability is LVL structural beams which are at premium price have almost quadrupled in price. They are saying pricing should start to go down toward the end of the 3rd quarter. We'll see. Have a Day!!
I've backed into vehicles at least 4 times that I can think of right off hand. Big truck and small cars behind me are not a good mix. I feel your pain.
15 years ago , I had a lot of black cherry and red oak logs cut into lumber, instead of using wooden stickers, I went to TSC and bought bundles of little white plastic fence posts, they are exactly the same size and they don't stain the wood .The price is reasonable and they don't warp.
I have been watching lumber prices and have put off building a much needed pole barn because of it. Luckily we "locked in" the price of our new home that is currently being built before the big surge. For the pole barn I am leaning towards steel rather than wood construction. As far as construction goes, there are a few areas on the outskirts of our city that got a bunch of "home seeds" planted. Homes are going up fast and are sold before ground has even been broken. These are modest roughly 2000 sf homes built mere feet from one another on 3 sides starting near $400k. I am glad that we purchased our acreage when we did and in the location that we chose.
Mike Have you considered a portable garage that you can pile your stickered lumber in to keep it out of the weather. The ends can be left either open or partly open to allow air flow. it may allow you to get that lumber dried out quicker.

4x8x7/16" OSB locally was $7.88/sheet. Just checked the other day and is now $48/sheet. Lumber yard said the manufacturer is unable to get the glue to make the OSB. I did buy a 2x12x12PT and it has increased 3 fold. Current cost was over $53
I have a friend here in Missouri that worked at a lumber yard. Last year, the health department closed the lumber industry down here saying they were not essential. The guys near me that cut down trees, cut to length and transport the logs to the lumber yard could not work. So the lumber yard used all their excess logs. A few months ago, the guys around here started transporting logs again, but under some stupid covid restrictions. I was told that the lumber yard cannot cut lumber as fast as they use to, because they wait till the logs are at a certain moisture level. Now the wood they do cut, they either have to leave in a kiln longer to reduce the moisture or take a hit on the quality. I noticed the lumber at the stores is really wet.
Hi Mike, back again, in the UK, specifically the Cotswolds building has continued to go on at a pace, as I mentioned cost of lumber has doubled but here the cost of stone and bricks has also increased dramatically, we want to move, went out looking at a new development and decided we just couldn’t even afford a much smaller house, near us a new development houses are now on very small lots, c. 1,400 square feet are over £600k
Our barndo project got delayed last year, and when we picked up again this spring, the price change was 23k. Builder is working with us, and eating all but 7k, since the delay was on them. Still have to do interior framing yet... Fingers crossed prices drop in the next few months.
Tell Melissa that I did the same thing several years ago. Just bought my oldest daughter a car and had been backing out of the driveway to the same spot for 25 years. Didn’t look and backed into her car. I always look now as that was a $1600 lesson!
Mike, I think you forgot about the wild fires out west last year. In my opinion, that has had the biggest impact on lumber prices out the roof. Anything related to restoring a home after a fire has destroyed it, has taken a huge jump in price. Even the appliances and other furnishings has taken a huge rise in price. Also, what's worse is demand is high and supply low. The two main things to keep prices high have come together like a head on collision. I don't look for prices to drop anyway soon. So... I reckon you better keep making some lumber if you want anything built anyways soon and not completely break the bank. Good luck and God bless you and the family and keep you safe.

So, if you cut 1 inch slabs off the bottom and sides of your log, then clamp them in the dogs next to the can't while you cut 2x stock, you get a bunch of 1x2 with junky ends, cut your stickers to length with the chop saw.

Your right lumber prices are crazy. I had a couple of projects I wanted to do this summer but the costs are just to high so I have put them on hold. I hope your right and they do come down. Mike, I wish I had your situation with a forest & a mill. I’ve been planning a 10x12 shed in the back yard but, with lumber prices being what they are I’ve put the construction on hold. The other day I even considered building out of 4” thick CMU, but I’m no mason so. I’ve decided to put the whole shed on hold.

Next concrete pour make you a paved area adjacent to your mill to catch the sawdust. It could have a curb/low wall on the long side and end opposite the operator. No wall next to the mill.. That way you could scoop up the sawdust with your tractor and put it in the burn pit.

Melissa, things like that happen. I backed into my brothers father in law. He had parked close and directly behind me. The parts I replaced on his truck were more than the truck was worth but I caused the damage. My vehicle was not damaged. Mike, I live on an inland lake. Building around the lake has increased even in less desirable locations. People are remodeling older houses. A 20x24 cottage on the water front just sold for $150,000 and it needs a lot off work. I drove by some condos being built on a larger lake yesterday. They start at $810,000.
Everyone I've seen building around us in the country is either building pole barn homes or tiny homes!.I bought 10-2×4×8's last week and it cost me $90.00 that's crazy!, our lumber stores have nothing worth a crap around us!. I've been buying auto parts to restore an old truck and the parts are high!, everything thing is rising!. Mike I hope your right!, I personally dont think it's going to drop for a good while!, there are six big contractors from Cleveland bidding work in columbus and they've never done this before. I hope things turn for the better but I dont see it for a while!. I'm glad you can save a lot money by having your own mill!, I'm a little to old to buy one now!, Morgans happy easter!.
Bob from Scotland. Another good video. I keep seeing the saw trimmings and the sawdust. If chipped and mixed with sawdust you could make Briquettes (blocks for fires) and a possible retail sale. At present I think a lot of your waste wood goes into the fire pit. Just a thought have a great Easter.
Please correct me if I'm wrong, but the price rise in lumber (and other commodities) stems from a couple things. 1) Transport of materials has been reduced for reasons I don't know. 2) Production is lowered because of fear of infection and the gyrations people go through to avoid infection and litigation. That's just my guess. I'd love to hear other theories and (yes, please) facts.
My cousin has built homes here in North Central Arkansas for 25 years and has always been 2-4 months backed up on starting a new home. He has seen no slowdown in demand. We shuttered a shop project due to prices. 2x6x8 #2 spruce has gone from $5.67 to $11.99. With some folks holding back and some building, I don't see a drop until we have some sort of crash somewhere.
We spent Easter weekend at our daughter's house in the Houston, Texas area. I don' see any slow down in building. That whole area is growing at a tremendous rate. Our daughter lives in one of the suburbs. It has a 450,000 population. And that's just one suburb.
we are moving from California to Texarkana Texas we bought land and had planned to build but are now holding off and will be staying in our RV until prices are more realistic

Wild fires in California and Oregon reduced the supply and also tax on wood from Canada plus the demand is real high

I just got a Woodmizer lt40 last year and wish I would have gotten one sooner.
@@jamesbrooksjr7057 wow you’re kidding me ..so i ordered a LT40 Wide back in December and it’s supposed to be here in July, I almost got the Timberking, but it had some upset people complaining about the motor...and it did not have a Hydraulic toe on the front...Woodland Mills didn’t want to have to assemble that...seemed like it was not quality..since all China parts..
We are waiting to add on/remodel based on these prices. I can’t justify doing it at these costs.

Did my addition last year. Lumber prices started rising about half way through but we had already contracted most before prices went up. Pretty sure the project would be about 40% more today.
Sitting in the addition thinking how fortunate we were to do this last year.
The great thing is that, no matter what, yo-situated to weather the storm regarding lumber.

I had high wind damage a portable garage I stored my RK 24 Tractor in. I designed and priced out materials to build a 10 x 24 lean to shed attached to my pole barn. With spreadsheet in hand I priced the lumber. I've decided to wait because I didn't like the bottom line. Hopefully, the prices will come back down. Happy Easter everyone.
A stud 2”x4”x8’ here in Hawaii is $6.95, fluctuates weekly. We are building a container home so just need them for the interior, but tripled the cost. We are in the middle of a 16’x30’ deck & Trex is about the same price as wood decking now, so it was an easy decision, plus I’m getting older & we do not want to replace it in 4-6 years (even under cover here) is the normal lifespan here. I agree with you Mike about holding off on any projects that involves buying lumber. I have a few things around the house that need some attention, but there is absolutely no way that I am going to pay the current ridiculous prices that they are asking for lumber.
We have been wanting to build since we bought and cleared the property. But we have had a few set backs along the way and finally were ready then the pandemic hit. So I guess you could say we are in a wait and see mode right now too. Still plan to talk to a builder and see what we should expect and see what availability he has in his schedule for next year...

Your right there starting to out here my son works for a lumber company and they are starting to slow down but saying that there are other areas that are still strong
As a pine grower in Texas we have not seen any real changes in prices being offered for our timber, but it has been bottomed out for several years now.
I don't know what is going on with the lumber markets either ? However, I think some hanky panky is going on because the wholesale wood yards in our area are full and packed with stacked up lumber...All sizes. One of the lumber yards is also a pressure treating plant. These 2 wholesale wood yards around my house are wholesale dealers and they won't sell a toothpick to the public. Wholesale only. So there are mass quantities of lumber stacked up high around here, but I think they are withholding it for higher prices...and the retail side is not having it, and are not buying it in enough quantities...supply and demand for 💰, because there is no shortage around here according to my eyesight. IMO. ?

Lumber prices are ridiculous here in Northern NY. A 7/16” sheet of OSB at Home Depot is $38 a sheet. Thankful for our 130 acres of land and woods to sustain our building needs!

Good morning mike. The county I live in in Coastal SC,and the 2 neighboring county's have over 110,000 active building permits for new construction and full remodels. Lumber prices have not quite doubled at the big lumber yards yet. But the big box stores have almost tripled. Most of the framing lumber ( 2x material is coming from the west coast, Canada and imports) has gone up the most. Supply plus demand is the biggest problem in prices. The company that I bought from still gets 30 plus flatbed loads a day. Biggest problem of material availability is LVL structural beams which are at premium price have almost quadrupled in price. They are saying pricing should start to go down toward the end of the 3rd quarter. We'll see. Have a Day!!
I have a 50 ft deck to replace. I tore it down last year and THEN I priced lumber.. the deck is still waiting. :(
I've backed into vehicles at least 4 times that I can think of right off hand. Big truck and small cars behind me are not a good mix. I feel your pain.
I hope you're right, I've been of the same opinion and holding off on building projects, but will have to throw in the towel soon.

15 years ago , I had a lot of black cherry and red oak logs cut into lumber, instead of using wooden stickers, I went to TSC and bought bundles of little white plastic fence posts, they are exactly the same size and they don't stain the wood .The price is reasonable and they don't warp.
Not to sure if a paint less dent removal technique would work - but I have used it and it was amazing! Might be worth checking into.
I have been watching lumber prices and have put off building a much needed pole barn because of it. Luckily we "locked in" the price of our new home that is currently being built before the big surge. For the pole barn I am leaning towards steel rather than wood construction.
As far as construction goes, there are a few areas on the outskirts of our city that got a bunch of "home seeds" planted. Homes are going up fast and are sold before ground has even been broken. These are modest roughly 2000 sf homes built mere feet from one another on 3 sides starting near $400k. I am glad that we purchased our acreage when we did and in the location that we chose.

Mike Have you considered a portable garage that you can pile your stickered lumber in to keep it out of the weather. The ends can be left either open or partly open to allow air flow. it may allow you to get that lumber dried out quicker.

4x8x7/16" OSB locally was $7.88/sheet. Just checked the other day and is now $48/sheet. Lumber yard said the manufacturer is unable to get the glue to make the OSB. I did buy a 2x12x12PT and it has increased 3 fold. Current cost was over $53
We were going to build a log home on the property that we bought and now we are holding tight and letting things come back to sanity
I have a friend here in Missouri that worked at a lumber yard. Last year, the health department closed the lumber industry down here saying they were not essential. The guys near me that cut down trees, cut to length and transport the logs to the lumber yard could not work. So the lumber yard used all their excess logs. A few months ago, the guys around here started transporting logs again, but under some stupid covid restrictions. I was told that the lumber yard cannot cut lumber as fast as they use to, because they wait till the logs are at a certain moisture level. Now the wood they do cut, they either have to leave in a kiln longer to reduce the moisture or take a hit on the quality. I noticed the lumber at the stores is really wet.
Hi Mike, back again, in the UK, specifically the Cotswolds building has continued to go on at a pace, as I mentioned cost of lumber has doubled but here the cost of stone and bricks has also increased dramatically, we want to move, went out looking at a new development and decided we just couldn’t even afford a much smaller house, near us a new development houses are now on very small lots, c. 1,400 square feet are over £600k

Our barndo project got delayed last year, and when we picked up again this spring, the price change was 23k. Builder is working with us, and eating all but 7k, since the delay was on them. Still have to do interior framing yet... Fingers crossed prices drop in the next few months.

Tell Melissa that I did the same thing several years ago. Just bought my oldest daughter a car and had been backing out of the driveway to the same spot for 25 years. Didn’t look and backed into her car. I always look now as that was a $1600 lesson!
Mike, I think you forgot about the wild fires out west last year. In my opinion, that has had the biggest impact on lumber prices out the roof. Anything related to restoring a home after a fire has destroyed it, has taken a huge jump in price. Even the appliances and other furnishings has taken a huge rise in price. Also, what's worse is demand is high and supply low. The two main things to keep prices high have come together like a head on collision. I don't look for prices to drop anyway soon. So... I reckon you better keep making some lumber if you want anything built anyways soon and not completely break the bank. Good luck and God bless you and the family and keep you safe.
Mike, I don’t know what you do with the dabs, but some people cut them up and sell them as camp wood or pit wood!

Awesome channel Happy Easter my in-laws put off building because of lumber prices They ended up buying a older home in Indiana I heard from a lumber company that prices will come down but not as low as they use to be .
So, if you cut 1 inch slabs off the bottom and sides of your log, then clamp them in the dogs next to the can't while you cut 2x stock, you get a bunch of 1x2 with junky ends, cut your stickers to length with the chop saw.
There was a lot of replacement and repairs to storm damaged homes along the southern coast and fire damaged homes along the west coast.

Your right lumber prices are crazy. I had a couple of projects I wanted to do this summer but the costs are just to high so I have put them on hold. I hope your right and they do come down. Mike, I wish I had your situation with a forest & a mill. I’ve been planning a 10x12 shed in the back yard but, with lumber prices being what they are I’ve put the construction on hold. The other day I even considered building out of 4” thick CMU, but I’m no mason so. I’ve decided to put the whole shed on hold.

Next concrete pour make you a paved area adjacent to your mill to catch the sawdust. It could have a curb/low wall on the long side and end opposite the operator. No wall next to the mill.. That way you could scoop up the sawdust with your tractor and put it in the burn pit.

Melissa, things like that happen. I backed into my brothers father in law. He had parked close and directly behind me. The parts I replaced on his truck were more than the truck was worth but I caused the damage. My vehicle was not damaged.
Mike, I live on an inland lake. Building around the lake has increased even in less desirable locations. People are remodeling older houses. A 20x24 cottage on the water front just sold for $150,000 and it needs a lot off work. I drove by some condos being built on a larger lake yesterday. They start at $810,000.
oh no... That sounds like a bummer to replace the damage of course but the fact it is worth more that the whole truck is a bummer.
Everyone I've seen building around us in the country is either building pole barn homes or tiny homes!.I bought 10-2×4×8's last week and it cost me $90.00 that's crazy!, our lumber stores have nothing worth a crap around us!. I've been buying auto parts to restore an old truck and the parts are high!, everything thing is rising!. Mike I hope your right!, I personally dont think it's going to drop for a good while!, there are six big contractors from Cleveland bidding work in columbus and they've never done this before. I hope things turn for the better but I dont see it for a while!. I'm glad you can save a lot money by having your own mill!, I'm a little to old to buy one now!, Morgans happy easter!.
Bob from Scotland. Another good video. I keep seeing the saw trimmings and the sawdust. If chipped and mixed with sawdust you could make Briquettes (blocks for fires) and a possible retail sale. At present I think a lot of your waste wood goes into the fire pit. Just a thought have a great Easter.
Please correct me if I'm wrong, but the price rise in lumber (and other commodities) stems from a couple things. 1) Transport of materials has been reduced for reasons I don't know. 2) Production is lowered because of fear of infection and the gyrations people go through to avoid infection and litigation. That's just my guess. I'd love to hear other theories and (yes, please) facts.

My cousin has built homes here in North Central Arkansas for 25 years and has always been 2-4 months backed up on starting a new home. He has seen no slowdown in demand. We shuttered a shop project due to prices. 2x6x8 #2 spruce has gone from $5.67 to $11.99. With some folks holding back and some building, I don't see a drop until we have some sort of crash somewhere.
We spent Easter weekend at our daughter's house in the Houston, Texas area. I don' see any slow down in building. That whole area is growing at a tremendous rate. Our daughter lives in one of the suburbs. It has a 450,000 population. And that's just one suburb.
we are moving from California to Texarkana Texas we bought land and had planned to build but are now holding off and will be staying in our RV until prices are more realistic
