- This is the first look at a flat I recently bought.
I have only seen it once, when I went to view it, and spent maybe ten minutes there having a look around. The purchase took over eight months to complete so I don't remember too much about how the flat looked. Not only that, a property always looks completely different when it's emptied and there's no furniture hiding anything; and you can see all its faults.
Join me as I take the very first walk around and evaluate its condition and decide the most pressing jobs to be done.

I would have opened up the place by knocking out the walls in the middle just making it a studio
There are many problems with doing that. The wall is load-bearing, so would need steel supports, the cost is not worth the return, it is customary here to have a separate bedroom, and most of all, it would seriously de-value the flat, as it is now classed as a studio and not a 1-bed.
If you switch rooms, does that mean you have to go through the bedroom to get to the living room?? Here in our part of the U.S. (Connecticut) unless a room has a window and a closet it can't be considered a room! ☺
Greetings from Florida! Very nice flat. I would keep the pink room as the living room. I'd hang the TV where the thermostat is and put shelving units on each side of it. It looks much lighter with the carpet gone. The bedroom could also have a desk in it near the window for working from home. I look forward to seeing how it all comes together.
