      @@georgiacoasthomes That's How I started in the Biz.. At the height of my 'investment property career' I owned 26 units.. I sold all of my assets 2006-2007 and realized over 250% more for selling them all during the time of inflated real estate prices..I would have had to hold them for 21 additional years to make what I did :) So, I've done my tour of being a property manager, no more for me :) ...However, Ever since then, I've enjoyed helping others achieve the same :)

      @@georgiacoasthomes We just had it as buy rehab and hold. Later you would leverage off it to buy another.

    Great video, Karin! I’ve been a subscriber for the past several months - awesome TH-cam channel. I’m a Realtor in Sacramento CA and I just started a TH-cam channel. I also just watched your video with Jaime of Echo RE Advisors. What website did you use to find your video editor? I’ve been spending 3 hours per video editing them myself 🙃

    I would love to know a conforming lender who gives cash out refis on 5 or more mortgages?
    Truth be told, with Dodd Frank, there aren't any.
    The only way to scale is to go to nonconforming aka portfolio lenders, where rates and fees are more expensive.

      And even then, you can't do a refi until the property has seasoned for a year.
      The video made it sound like an investor could scale your BRRRR (BS in my book).and get 20 plus properties and then start living the good life.
      Eveennnn if you could scale the BRRRR (BS), a person can only have 10 conforming loans total. On the 11th, they'd have to resort to portfolio lenders, or revert to an S-Corporation, which is a whole other ball game.
      VERY MISLEADING. ☹

    Karin, Thanks for sharing this great video. Been investing for the past 10 years prior to getting my real estate license. This is the best way to build wealth and get passive income (that keeps on giving) to supplement and eventually replace Active income.
