There's a bunch of areas that are unincorporated Venice who swear up and down they're part of city of Venice but unfortunately do not have the same infrastructure as the city. Their garbage is serviced by waste management. And Sarasota is where they get their water and road service through. Wellen has garbage service by Northport. They are currently trying to unincorporate but will be rudely surprised by the poor service by waste Management.

Great video! It’s about 6 months too late for us. Ha! We moved in June and wow, you are spot on with everything. It’s so expensive and insurance is so expensive, especially if you have a teen driver. Also, another thing that isn’t mentioned is people love to honk here. So impatient. Southern hospitality is lacking in Venice.
The honking is worst in the winter when there's an influx of people, which means more traffic and more drivers from other states and different driving styles. Compared to Orlando it feels pretty light here though! We hope you're loving it here!
We have just a few streetlights on my block in South Venice and they are pointed down so you can still see all the stars in the sky, which is a great thing that I would have missed coming from northern New Mexico.
Try Los Angeles for traffic and costs of living. Sales tax is nearly 10%, Housing? Don’t ask!! Car insurance is off the charts. You have humidity and mosquitoes, that’s enough. I visited a few months ago and I found little wrong. For a retiree, it’s rather perfect . I can finally find a nice one story home and many have views of water. We look out and see buildings. I’m packing now.
Everyone flocks to Florida as if it's a Garden of Eden. It's a nice place but over advertised so now it's crowded. If you know of a place that is idyllic KEEP IT TO YOURSELF.
So hard to say, because we may not even see major price drops, but there also is potential for big ones. For a home maybe $350k off the island? Condo depends heavily on a lot of factors so the price range is all over the place, but possibly $185k and up. These are just guesses though. In a few months we'll have a much better idea of where things are heading.

There were definitely changes the last few years in prices on the island. Lots of appreciation. If there's some level of correction... I'd say maybe $500k and up for 3/2 house on island if we see a decent dip in prices, a 2/2 condo you might be able to get for $250k and up. Again, just guesses, and location makes an extra big difference when on the island.
Great video, Jesse. I took your advice (from an earlier video) and visited Venice in July, to see how “miserable” the summer weather is. For the week I was there, the weather was great, sunny and 90 every day. Everyone I asked said this is as “bad” as it gets. I did get stuck in a monsoon rainstorm one afternoon, but it didn’t last long. I will agree, the prices of the properties I saw were much higher than I could afford. Hoping the market corrects a bit there.
Yeah we don't think it's as bad as gets made out to be. It does get hotter from time to time in northern states, the biggest difference here is the consistency of the 90 degree heat and humidity.

But I am lowering my electric bill by keeping the thermostat on 80 degrees during the day, with a small (but bigger than a desktop) fan blowing on me while I work and down on the ground in the evening. Before bed, I turn off the fan and lower the thermostat to 77. It's been an unusually hot week, but the dogs and I are doing fine. Also, keep your blinds closed. And I did my laundry before the sun came up. I have to say, every time I hear, "summer's end is near," first I feel a little letdown, then I remember IT IS ENDLESS SUMMER IN FLORIDA! And fall and winter are fabulous!

Lived In Venice since 04 as a snowbird. Moved here full time a few years ago.Highly recommended looking elsewhere. Unfortunately the red tide is around a lot in the last 4 years. We’ve spent a whole summer not being able to swim. The traffic is getting much worse, so the small town feel is evaporating. Insurance on your home is very expensive. You can’t find reasonable help . We have been checking the temps in Venice vs here in NYC, and it has been hotter here. I’m not worried about the heat. Get better Heydy!
