I had a new survey done before I bought my land and still ended up in a lawsuit with a neighbor after he found a crooked surveyor to file a bad survey. I won the suit but it took 2 yrs and thousands of dollars.

This is bad advice. Always get a survey. Fences, websites etc.. mean nothing.

I would hire a surveyor over a realtor any-day when deciding where to spend my money. This video here shows the ignorance that a realtor will rely on a GIS tax parcel to depict a boundary. This practice is reckless and dangerous to the public. Certainly unethical. The agreement to even use any of the tax parcel mapping software clearly states “not to be used for the sale of land”.Read the fine print and stop performing unethical real estate practices.
