Chak: production builders usually use standard sizes for things like doors. 6’-8” is standard. 8’-0” is standard but upscale. Builders will use 7’-6” or other odd sizes Only in high end homes , because 7’-6” would actually cost more than an 8’ door. Same for 9’. Typically, production builders do either 9’ ceilings or 10’ ceilings on the bottom floor, and 8 or 9’ ceilings on top. It would be illogical to spend extra for 10’ ceilings on the bottom but only use 8’ on top, so that would rarely be done. 9 lower and 9 upper is common, though. In the 3 story houses, 8 ft ceilings are used more throughout to minimize excessive height and cost. Finally, what you keep referring to as a coffered ceiling is actually the tray ceiling. Think of the grid in the ceiling as an ice cube tray. That will help you to remember. What you refer to as a tray ceiling is merely a ceiling with perimeter soffits. They are called coffered ceilings when the soffit is angled, creating a picture frame effect. As far as the shower is concerned, glass would be nicer, but the plumbing would likely have to be moved to the opposite wall. I didn’t notice, but the builder may have cost issues with the alternate plumbing location. The glass is likely more expensive too. I am a former designer with 30 years experience, so I know what I’m talking about. Finally, as a rule of thumb, if you know the upstairs has an 8’ ceiling, you can assume the bottom will be a 9’.
I agree with you about the kitchenet in the master. maybe there should be a top & bottom washer & dryer down stairs 4 guest , and the main laundry upstairs.
I'm looking this one right here its beautiful...I have to watch this again. The big storage room is perfect..this is the perfect house for me still trying to convince my hubby. Chakits please keep making these vids....why does the price of the sids and lids go up, please elaborate. thanks....please preach teacher because I'm learning alot from you.
That extra space up strairs, can the builders make that into the laundry room instead and the laundry room downstairs into storage? The master bedroom is nice and spacious, but make that bonus space as a kitchenette. As for that shower wall, I agree , they should switch that out to a glass wall and get rid of the steps to get into the shower. Do you have any more information about the Enterprise area? and what other developments are over there?
These houses seems so close not a fan of it but it is a beautiful home. Watching your videos makes Vegas appealing love the designs I’ve watched so far !!!!
The shower is fine, it gives privacy. I love it and the entire house. Except those cracked in the wall. I disagree with you there. Cracks in your house is a problem, some type of settling problem.
Right!? His reaction was hilarious. Next thing you know, they'll be asking him to remove them toilet seat covers with the writings on 'em to see what could possibly be inside...bruh
I do not want to see the inside of a toilet, but I would like to see how much room is inside of a dishwasher. A lot of dishwashers tend to be so narrow now. I would like to know if I have enough room to put a casserole dish inside one.
1. Take that faux wall along the stairway out. 2. Take the faux wall that separate the loft. 3. Replace the wall in the master shower with glass wall 4. Replace the barrier along side the stairway with a more classy and art. 5. Take the office out and extend the guest room with a bigger closet.
Nice home but i don't like the formal dining table side by side with the breakfast table would prefer, the center island, then you could move that table over and take away the formal dining table and set it up where that chair and desk is, which i thought it may of belong there in the first place, i believe it would look much better that way and instead of that bedroom at the front make that the office instead, also that patio design? NO! Would replace it with plain concrete or some design but that black design doesn't bring out that area or pool, aside from those changes i personally would want that's still a very nice home
You always point out the attic access but is it possible to see the attic? Not spend a lot of time on it but just kinda pan around it to get an idea of storage space, height, width, length, etc.. P.S. are the attics floored or exposed joists and insulation?
This model showing was kind of a letdown. I’ve gotten so used to seeing all the modern type homes, that I was expecting the same. However, not everyone will have all the same tastes, so it’s good to see different styles.
I like how he doesn’t say only positive things about the home
I love how spacious it is and the widow coverage makes the home very bright and a happy/positive living space.
The kithen is awesome man...big island to enjoy meals with fam and friends...and a nice view out to the pool.
I agree.
I love this house. I can see myself living here. Keep up the good work.
I really like all the American West properties you have shown over the past 12 months Chakits- nice job!!!
The decorator did an amazing job in staging this show home.
The extra storage room on the 2nd floor is a great idea as who can't use more storage, but also thinking it would make a great 2nd laundry room!
I don't know about a 2nd laundry room, but who the ___ wants to walk up and down stairs, unless you need the exercise:).
I'd move laundry room to the upstairs room and make the one on the bottom floor a mudroom/storage. Either way it is a beautiful house.
Heyyyy 👋🏽, love the faux ceilings. I prefer laundry on the first floor. If something leaks at least it won’t be having an effect on the ceiling.
actually liked this house alot, the master bathroom shower idea you had would of been much better in my opinion.

Love how bright this house is. The huge bathroom with the small shower has so much wasted space.
I agree.
I agree with you about the kitchenet in the master. maybe there should be a top & bottom washer & dryer down stairs 4 guest , and the main laundry upstairs.
I like how you show the location on the map. Very helpful.
That master closet is as large as a room, gorgeous, loving that.😉
....and I really like this property! I love their 3 storey units the best tho with the roof spaces for chilling on those hot summer nights- heaven!
Chakits is stepping up his game with these properties lately.

i love your humor.... nice house, i might want that extra storage for an additional laundry area...
Thank you for noticing.
💗💗💗💗💗💗💗💗💗💗
I really love the window over the oven 😊

I prefer the laundry where the clothes closets are.

Watching from Hawaii. The spouse and I have been inspired by your channel. 🤙🏽
Mahola!
yesss posting two days in a row. liked and commenting even before watching the video ahahh
I feel like for the amount of square feet, there was alot of wasted space. Maybe it was space that can be converted with upgrades.
Gorgeous house. I love all the storage 👍👍
To hell with what the dishwasher looks inside I would love to know the dimensions on the Exterior!!!! ......pretty please 🤗
That;s the model my brother order, It should be done and move in on Aug. He pay 550K with upgrade.
dude! bring a measuring tape with you! lol. Keep up the great content, love these videos.
I would but can't carry everything at one time. Great Idea.
Agree.. so that we know the exact measurement of baseboard or something since he always say 'maybe' 'i guess' 'probably'
“I’ma throw in a microwave too...and a couple lunchables” lmbooo
Make that extra storage room upstairs a laundry room
I ACTUALLY love your videos. Good stuff. 😏
Washer dryer should be on the second floor
The shower is fine, it gives privacy. I love it and the entire house. Except those cracked in the wall. I disagree with you there. Cracks in your house is a problem, some type of settling problem.
The master bedroom 🎉🎉🎉🙌🙌🙌 Yesss!
Lmao😂😂😂😂😂😂chakits had me dieing at 15:12 when he said a subscriber asked me to open up the dish washer, then he said i dont know why 😂😂😂
@Jessica Goolsby lol me tooo

@@reneedennis2011 I know lol I was just bantering hahaha sending much love your way...
@@AndreasTabuMuntu Thank you! I appreciate it!
Just beautiful and very well decorated
Definitely worth the money. Love the low hoa .
“Throw in a couple of lunchables” 😂

The garage doors on the front of the house with no driving access seem weird to me
S A did you hear the word, MODEL HOME
@@jonahpedrera8467 Can you not be rude
Prefer 1st floor laundry room. Not worth hassle of having washer and dryer lugged upstairs and risk banging into walls or something else.
Beautiful just beautiful
Chakits got that aerial spy software
American west always makes great family homes very nice
This home is stunning nice and big and it should be for 500.000😀😁🎅🎅
Love you channel man great work I currently live in London and would love to move to Las Vegas
Thank you and have blessed day!
If that wall in the shower was glass block, would feel more roomy.
This home is ok.I just need the Landry room up stairs
agreed!
The master shower does need to be glass, or bigger with 2 shower heads.
The driveway is amazing ,😉 realy nice but how would you get your car 🚙 inside of the garage when there’s giant plants 🌱 outside of it? 🤔
I want one to go please! Hahaha
Good vid....
1st floor, if your washer runs over it won't destroy two floors
That storage room is the the dogs room 😂
I love this property
Wow! Love this house
This house gives me a 1990’s vibe.
Ceiling too low, go up to 9 feet. Would change the master bathroom vanity. 2 separate vanity. Shower 1/2 of the wall in glass.
I agree.
Wire pantry shelves have to go and I like the water and ice maker on the front of my fridge and this one doesn't have it.
I like the house, just prefer white instead of light brown.
I liked everything except the cracks in the outside wall
Its normal and can be fixed.
Nice touch with the transom windows on the back wall. What is a china sink, the bathrooms come with 'china' sinks?
That i'm not to sure. There is a list of standard features towards the end of the video.
This house is the weirdest mix of some lowest and highest end design choices
Would you please open the refrigerator next time so we can see the space and design? 😚
Sure just for you!
Yes, glass the master shower 100%
How many minutes is this away from the strip?
I love white!
I love it
Luv the master bedroom

Tbh its a nice house but the master bathroom shower really is a big no no
I will put a glass in the master bedroom shower 🚿
I agree.
Master's shower are where bad decisions are made. 😂
You can chance it at build time.
Wow wow so beautiful 👍👍👍😍🤩
Thank you so much 🙂
Does the house come with furniture with this price? 😄Like the decoration style.
Im sorry it doesn't
You always point out the attic access but is it possible to see the attic? Not spend a lot of time on it but just kinda pan around it to get an idea of storage space, height, width, length, etc.. P.S. are the attics floored or exposed joists and insulation?
Only if I had a ladder.
Don't worry about the huge crack in the side of the house it's only the beginning of major problems
it's a very cheap buy..
compare to asia house sizes & price..
What a bummer that master shower was...
I'm sure you can change i t when you build one.
HOA $15 a month wow that’s good. My HOA will be $131 month. I wonder where all that money goes🤔
Who else gets ASMR vibes when he’s walking on the rocks ?? Lol
São linda casas eu queria uma casa sim Brasil 👏👏👏
Nice house
you have your washing 2nd floor. if there is a leek huge bill to fix every thing.
Theres a drain pan under the washing machine.
Pretty decent
Beautiful home , but the master shower blew it for me
Just a base price? So it will probably reach up to 1 million dollars to customize it. I can only dream.
I dont think a million. Stop dreaming I know you'll make it happen!
12:57 Change to formal dining.
I like it
For the price, the showers are crap. Love the fridge, the stove area is toooo busy.
You can customize your shower.
Nice home. What's the name of the baccground song?
Sorry not to sure.
definitely would open that master shower up and add class... its way too claustrophobic as it stand now...

Waaaaaw
These properties are new they shouldn't have any cracks.
Homes in Vegas will contract & expand because of the heat and cold.
Nice
Nice house, but i wish you had Tour the back yard.
Why doesnt most of those houses have a basement?
Home are built base upon the location & environment.
@@chakits1 would it be possible to add basements to those houses ?
$15 HOA
Paying 250 here in s.fla
You should move to Vegas.
