When you are paid to sing their song you do tend to take off your pants. This idiot has no idea what he talks about, nor has the head for it. Just goes on with what he think sells and selling is east in these parts, think double shah and the rest, he does the same. People fall for it.
Cons of Emaar:
1. Maintenance: Rs. 49,000+ per month
2. The gym: equipment and space is very limited. Timings are not good for office goers.
3. Yoga center: Timings are very limited.
4. Internet: Only PTCL net is available.
5. Windows: Dust and water droplets from the ocean keep getting stuck on the windows.
6. Mosque: No mosque has been constructed as of yet.
7. Graveyard: Phase 8 graveyard is right next door (May not be a con for some but definitely do not want to live next to a graveyard no matter which area).
This is not hate against Emaar but Junaid bhai's review has shown only the good side without mentioning the cons.

Everything looks great but also mention dispute resolution mechanism in future such reviews. Disputes with management could mess up peace of mind. After looking at several videos of Bahria Town Karachi's residents lately, it is really important to know how helpless a resident is going to be if management keeps rising rates of utilities and services. Because after all we are in Karachi, and not Dubai.

i also visited emaar in karachi but they dont have any insurance against flood and home insurance, the payment plan is not good either, if we buy we have to give whole payment by 2-3 years, no bank is involved to give mortgage in emaar property, i saw their 32 crore pent house which is smaller than my three bedroom in home in karachi

4 se 7 carore ka tu sudio one room bhe nahi milay ga. It would be around 22 to 30 carore. And no idea about the maintenance it would be mind blowing last but not keast utility bills would be in few lakhs every month. Too much expensive and over priced

VRF/VRV System is present and being used in Pakistan since many years, i don't think Emaar introduced it 3 years ago.
However the problem is how long will this system last due to corrosive environment of coastal area it is going to leak.
VRV system is just a split type airconditioning system but all indoors are connected to single outdoor

This is the type of apartment living that will change our mindset of 'ghar kee baat alag hoti hai' that exists especially in Punjab. I have a friend from Lahore who lives in Emaar and his mindset has totally changed after living here.

As someone living in Dubai and working as an Engineer these systems are so common here. It's sad Pakistan is so far behind in terms of basic building infrastructure.

No doubt the views are beautiful but I understand that this development is disputed. There is an ongoing case in the courts. Please investigate properly before investing. Also Emaar should have taken care of a few things... there are only four lifts in the whole building which will be a problem in future when the flats are fully occupied. There is uninterrupted supply of electricity but the unit prices are much higher than K-electric. There are also no transport facilities here. Even Careem does not operate here! This is a sponsored promotion and unfortunately Mr Junaid has not highlighted any of the high costs and problems.
4 elevators are enough in 20-40 floor buildings.
Not disputed, few parties have filed case on DHA on reclamation which includes the whole coastal belt of Phase 8. Each building has around 160 units so 4 lifts are enough. electricity is 30 per unit plus 1000 line rent which is cheaper considering no load shedding no generator cost and maintenance. Careem may not operate but everyone has a car or cars. What other problems do you think it has. Its a perfect living solution.

You people are really really thankless people. Khabhi bhi khush nhn hota. Hum bhi yahan lahorr bahria main rehta hain tub se jub wo lahore se 30 minutes door tha. Rasta main sara jungle tha. Ab sub abad ho gaya hai aur bahria kr bad bhi societies a gai gai.

We have buildings like these in Mumbai. They have really high maintenance and are mostly empty bcoz its terrible in MONSOON.
This is mostly for investment but can't live here everyday.

Ad you know it was on installments and many middle class has also booked some apartments that are now from 12 carore to 20 caror after completion. Before construction on installments it was 4 to 6 caror. And now you can book their new apartment in new luxury then these buildings. After 4 years completion time they would too be above 20 to 25 caror. Good opertunity for investment

Its good looking apartment but highly overpriced if you compare it with Dubai Marina the cost will be around 2 million dirham i believe there are plenty of options in dubai marina for that price
The job opportunity are much more in dubai marina compared to dha and you can get twice of rent amount from same apartment in dubai
So they need to revise their apartment price
2 million dirham, You can by 10 apartment in Emar for that price...

Price of simple apartment is between 40 to 80 million as I've heard...
maintenance is 50000 per month
