The zoopla estimate is lower than the estimate my mortgage company has, so it probably depends on your area. Also, a similar 4 bed in my street just sold for 30k more than the estimate my bank has for my property.
Going down each week now, market is very still. People are not willing to pay. In berkshire where I live house are coming under 400k finally as they know they will not sell, its a joke to sell really run down property high price.
We couldn't sell anything on our development for a year, now we have sold 4 after dropping the price, but something strange is now happening we have people trying to gazump our buyers

People wanting/needing to sell their bigger more expensive homes cant sell them. So they are either stuck or need to massively reduce the prices. Ive seen top notch houses drop from 1.5 million down to a million in the past couple of months. They are getting closer to our price range.
In my area, they don't last more than 2 or 3 weeks, average 280 290k, @ExoticDoll-ct3ud . Now is almost December it calmed down a bit but I think it's because is xmas and is always quieter. I think is landlords quiting the market and old people going in care homes.
@ valuations are still being massively inflated by estate agents after your business hence why so many properties on the market are constantly being reduced, reduced and reduced.
Thanks for the video. I need to extend my lease but afraid of the cost. Currently at 64 years remaining, property value is 280k. Any ideas what would be a reasonable cost to extend if I was to approach the freeholder now?
This site will tell you the true cost - www.lease-advice.org/calculator/ try to negotiate half the price tell them you can extend when the law is active. They can say no and counter and go from there. They dont have to accept your offer but I would rather £20k today than £25k in 5 years.
I love you videos and there is very useful information here, but there are many rates of inflation, core inflation, food inflation, fuel inflation and inflation including rent/mortgages. Averaging them all and saying inflation is a certain percentage does not help viewers understand why inflation is predicted to rise.
Asking for advice as a first-time buyer: Last Wednesday my solicitors started searches for the property I want to buy. How long I should wait before I ask how is going, or start worrying about it? Thank you.
If you went with a cheap Conveyancer, they get narky when you ask. But if you paid a premium price for your Conveyancer they will tell you what you want on tap.

They peaked in late 2022 - I tried to sell 2 properties in 2023 between Jan-Nov and it was impossible I still have both of them (rentals)

Thats good news, my solicitor said last year was terrible and now its really busy.

House prices down 20% in the south. Everything being reduced. Probably another 1-2 years before we hit the bottom imo.
Ive had a valuation this week that is £5000 up from two years ago in Dorking so pretty happy with that.

It takes about 2 weeks for the searches ,they will let you if there is any problem , hope that helps !
