No that is not true, they do put a lien on the home to avoid it being used for investment property, but you will be able to sell it and leave it to your children.

My God are they going to request a written statement from that HR that has probably retired or files destroyed after some time. Please list examples of how this can be proven. Would pictures suffice? That’s crazy, smh.

They say close friends typically so there will be some proof. This video says they would just want a letter, but I think some underwriters ask for more because anyone can write a letter saying they are your best friend. It depends, if the builder you want to use has multiple preferred lenders, then quote with 3 of them. If the builder only has one lender, like DR Horton for example they have their own in-house lender, then just get one outside quote.

You can use these for you investment properties as well, with the exception of DPA and NACA. However, NACA does allow you to buy multi-family.
