    Thanks for this! Also, soon-to-be homebuyers may want to consider getting a real estate license. With a license, you can either represent yourself or "refer yourself" to another agent and get a portion of the commission to put toward closing costs.
    And at the very least, you'll learn a lot from a real estate class so that you can stay in the loop during the transaction and know what's going on from start to finish. 😉

      Beware of fees For realtors, money here and there; very competetive, broker fees, etc. Cost. And then somebody out there tells people 'keep away from new agents"

    My question to you is, if you were a 1st time homebuyer right now and were ready to buy, would you do it now or after 7/1???

      Buy when you are ready, I wouldn't rush to buy because of this change. Sellers will still pay commissions to your buyer agent, it just may be a little more difficult. Did you watch my LIVE stream this week on the subject...I shared my thought there.

    I think Naca requires between $9k and $11k for closing costs. I took a class online and some people in the class had it ready but I didn't. Now I am trying to save it. Unless there's a change.

    Do these strategies work only for first time buyers or only primary residences? Can I use this strategy on an investment property?

      You can use these for you investment properties as well, with the exception of DPA and NACA. However, NACA does allow you to buy multi-family.

      No that is not true, they do put a lien on the home to avoid it being used for investment property, but you will be able to sell it and leave it to your children.

    @ShaheedaHill what exactly is the lender looking for when you tell them you’re getting a gift from a friend? I mean how can one prove that especially if a friend and I did not attend the same school but say is a fellow coworker from 10 years ago, I mean how can that be proven? My God are they going to request a written statement from that HR that has probably retired or files destroyed after some time. Please list examples of how this can be proven. Would pictures suffice? That’s crazy, smh.

      @amiem6480 Thank you for watching - It really depends on the underwriter, they want proof of the relationship, so the proof may vary depending on the friendship. They say close friends typically so there will be some proof. This video says they would just want a letter, but I think some underwriters ask for more because anyone can write a letter saying they are your best friend.       The main point of this "proof of relationship" is they feel if the gift is from a close friend or family member there is less of a chance that that person would be seeking repayment and it is truely a gift.

      It will vary by seller and your market. If they think they can get an offer that doesn't include closing costs then they may not accept your offer, but if you are the only offer and they have been on the market for a while they will be more open to paying closing costs to get their house sold.       It depends, if the builder you want to use has multiple preferred lenders, then quote with 3 of them. If the builder only has one lender, like DR Horton for example they have their own in-house lender, then just get one outside quote.
