      I would like to understand why the houses are full of things when you buy them. Like all the comic books, cameras and whisky? That seems strange to me. Even the furniture had value.

    Those rare moments where, immediately on the spot, you just KNOW that something is right is the best feeling. Sometimes, you don't even now why it's right. You just know that it's "right" when you overwhelmingly feel it as that feeling is so rare.
    Congrats on your purchase!! I do hope that someone (a volunteer, perhps?) can assist you in find a new home for some of the things that are left behind so that it doesn't all go into the landfill (and maybe that will save you some money).

    One of the best pieces of property investment information I've ever seen. I love your attitude towards entering the property market in the area as a new member of the community, with something to give, rather than with a view to take and exploit. The property market in Scotland, where I live, has seen prices explode in recent years due, in part, to mass investment by private equity, purchasing any and all houses available and renting them out for 3 or 4 times the mortgage price. I suppose the difference is in population growth here versus decline on your end.

    It seems that the financial potential is in fixing up, holding & renting on a short or long term basis. This is based on the idea that with so many akiyas, even a rehabbed house might not fetch a good price. But maybe the demand is strong for newer/rehabbed houses too, despite the huge volume of akiyas. I think I’d rather partner with Anton than go through the process in Japan as he is explaining. Invest $50k in a property in Japan, annual business meeting there & vacation there or “nearby” as a tax write off?!

    Hi, Anton, do you know any of property developers that you can recommend in the Osaka area? We have an akiya in the suburbs of Osaka (Neyagawa), that is situated roughly half way between Osaka (Yodoyobashi) and Kyoto (Gion-Shijo). The property belonged to my grandparents. The property was actually comprised of two adjacent properties and when my grandfather passed away my grandmother gifted his children from his ex-wife the rear property (backyard) and she and our side kept the property with the main house. We are looking to sell the house along with our cousins who now own the rear property and are looking to sell that. It turns our that the neighbor to the left of our cousins' property is also looking to sell their property and the neighbor next to that neighbor (to their left) is also looking to sell their akiya. So three houses in a row on the back street plus ours in the front would be available for re-development.

    Never met or spoke to owners? Usually in real estate it's necessary as at later point the owners can get a hold from court in case of technicality. It's necessary to know the owners and legal heir info. Broker may say they were not aware as they de with many properties so may miss to validate some facts. Was payment made directly to owner name or to Broker?

    Why is cleaning so expensive? 10k is more than half of what you paid for the house, is that the cost of transportation, or is there a disposal fee? Would it be possible for you to do this process yourself and not spend that much money or is it impossible?

      Disposal fees for big things especially it’s expensive that’s why a lot of Japanese people just hoard.

    The Japanese people are going to suffer and won't be able to afford anything real soon. This guy clearly intends to buy cheap, repair, and rent out these places at inflated rates. This is going to destroy any affordability to the locals. Homelessness will be on the rise in Japan's future.
