I am putting my house up for sale monday. I am in Vermont, do you recommend an area in Kentucky that can rival VT?? Congrats on you move, I am a little nervous~!
@@chrissy1310 hi! I was born and have lived in Kentucky just about all of my life. There are a lot of things to consider before I can really answer that question. Do you need to find work, and if so in what field? Are you retired already or work remotely so it doesn't really matter and you just want to live where it makes you happy? Also do you want to live far away from people or more of the city life, or maybe a bit of inbetween? For me personally I love the area around Red River Gorge. You have the beauty of the mountains and rolling hills, you can get land really cheap because you aren't in one of the big cities like Louisville (where I am originally from actually) Lexington, Bowling Green. You can still be close to a smaller city of your choice, maybe something like Moorehead, so you can travel 30 mins or so and still get things you need like groceries ect. Obviously the closer you are to bigger towns the more money the land will cost. Brad had a property on here 10 months ago that was over 140 acres with 2 waterfalls and it was just over 200k! The reason is because it was in Lee county that has less than 1000 people!!! So you have to travel far to get things you need, but again,if you plan on building a nice homestead you won't have to make that trip often. I'm not a huge fan of Western Kentucky much at all. It just doesn't have the natural beauty and appeal of the Eastern counties, but that's just me personally. However in saying that, some people of the Appalachian mountains are suffering from poverty and an opioid epidemic (which quite frankly has affected the whole country at this point). The area I named above Red River Gorge is located along Daniel Boone National Forest. That is such a beautiful part of Kentucky to live in, so is all the Appalachian region really. Most of the people here in Kentucky are the most friendly, helpful and kind folks you would ever want to come across. We make great neighbors and truly care about each other. That's why all those big celebrities always come back to Derby, not only for the race but they all say how wonderful the people and their experiences were. I hope to hear back from you when you decide where you're going to choose to call home. Wishing you many days of blessings and happiness along your journey and in life❤

Brad, quit showing people how affordable our land and homes are and how beautiful Kentucky really is! If everyone knows our little secret it won't be a secret anymore and then it won't be cheap anymore lol! Seriously, I just found your channel and did a binge watch. Super bummed I missed out on that Lee County property with the 140 acres and 2 waterfall you posted about 10 months ago. I am not joking when I tell you we would have been all in! We have been looking to buy land and move away from city life. We are actually right across from Louisville right now in downtown Jeffersonville. Our home value just went through the roof in the last 5 years so we have about 300k more value in our home than what we used to! Would be a nice down payment on some land to start our homestead back in our Old Kentucky Home where we were born and raised! New sub, and hopefully we will be new buyers with you soon!

The rest is just cosmetics. Do you have any more bungalows or even a federal style colonial in nice area like this home seems to be? Overall I really like this home...staged really well!

I see a possible problem with the stucco, not really a big issue, but you can see a difference in the stucco in the bottom from the top. This might be as simple as the original house had a wood treatment on the bottom. Over the years the wood had to be replaced, owners got tired of dealing with wood, and replaced it with stucco. But the job wasn't done very well. That tends to tell me there's an increased risk what's under the stucco wasn't done very well too which can lead to water damage. I'd be poking the stucco to see if there are soft spots. Not the end of the world but should be in the budget for a repair that may be needed. I love these old houses which I fix and flip. This house looks great. Also the back door has a lot of damage that has been painted over. Why wasn't the door repaired before painting? Because someone is taking shortcuts. This to me is an even bigger red flag. The electrical and plumbing was replaced...the door speaks to the quality of work. The door is easy to fix. Electrical and plumbing is another matter. Smells like Grandma's house? Mold? In the basement I'm seeing electrical doesn't look good. Wire stapled to the bottom of joists is not allowed by national code. This tells me no permits would pulled. This wouldn't scare me off but the price must reflect all the new work likely has to be redone. I see this type of work done a lot. I use a non-fixed up home as a comp. When paying for new work a person should expect it is done correctly. Not pulling a permit isn't a huge deal imo as long as the work is done to code. This wasn't.

Very disappointed usually you put the price of the home in the description this time you're telling me how much it is a month I would like to know how much it is in total
The house is nice the paint well you know lol. Knob and tubing electric is cheaper then knew wiring . I found that out the hard way . See I was in a house that had all knob and tubing and was talked into getting all of that done yes by a pro telling me how great it would be. My light bill was about 70 dollars a month. After all the change over Circuit breakers my light bill went from 70 a month to 180. If I ever buy a house with Knob and tubing I will keep it and change a fuse now and then lol. I am the guy that would rather live 5 miles from the closest neighbor . I would rather live deep in the woods and be left alone to have a open fire any time I wish and to walk around naked on my land and not have to worry about what others think. I live deep in the woods in Florida and yes I walk around naked all the time have a fire all the time drink and enjoy life . No one ever bothers me No one ever comes to my house unless they call me first . My drive way is 1/2 mile from the road . First one would have to know how to open my gate next they would have to make it from the start of the drive way to me with out getting shot . I have not missed anything I have shot at in 40 years lol. Next if you make it about 1/2 way up my drive way and see the Gun and run the dog is sure to get you before you get off my land .

Nice home.
I love this! 👍
Very disappointed usually you put the price of the home in the description this time you're telling me how much it is a month I would like to know how much it is in total
Brad! Another awesome video 📸📸 keep it up we close end of month!! Coming to a town near you. Hide your children 😜🕊️
What a cute place....what type of work is around there...
The house number was right in the middle of the yard, Brad😅
Love your bakery story...what a hoot 🤣
Sociable guy, huh?
@@hanorabrennan7909 Honestly not really lol
@@danelionheart5881 - I understand, my dream is to live somewhere where I can't see any neighbors.
@@annatiernan1474 if I could live 1000 miles away from anyone I would be happy
🤣 Actually YOU would smell it. I can't smell through my phone! 🤣
