      Sir, long time no see sa comment section 😊 Matagal tagal pa po siguro yung international kapag nagpa-member ako sa National Association of REALTORS®.     Where to experience curacha in alavar sauce sa manila?

      I’m not aware of any Manila restaurant offering curacha crab in Alavar sauce. The closest that I know is the curacha crab in coconut sauce offered by Palm Grill restaurant located at 175 Tomas Morato Avenue corner Scout Castor Street, Diliman, Quezon City

    Hi Ms Me- An just wanted to know if normal ba ba mg 1yr na ako ngbabayad ng dp ng condo but wala pa ding binibigay na contract to sell sakin? TIA po sa reply.

      I think it's normal because the legal process could take time. I bought a unit from Suntrust and I only got the Contract a year before fully paying the unit. And you might be surprised that I am already occupying the unit but I have yet to get the Title.

      @@Layput thanks po, btw po, aside po na byaran ung lumpsum payment,, need pa din ba mglaan ng 20-30% na total àmt ng kulng ng unit pra mkapgloan sa bank o pag-ibig? Or pwdi na ding ipa auto debit nlng

      @@michelledelosreyes7236 I understand that what you mean as lump sum is the downpayment, which means that you have already paid the downpayment. The downpayment is usually used for processing and for agent/realtor commission. In which case, you can directly apply for a pag-ibig loan if you have already fully paid your DP. You don't need to set aside additional 20-30% anymore.

      Hello, supposedly bago mag-start magbayad ng first monthly payment sa real estate developer, meron ng Contract to Sell kaso marami po sa mga real estate developer lalo na yung mga hindi kilala at mga low-cost real estate developer ang hindi sumusunod. Kaya kapag gnyan, need niyo nalang mag-antay at mag-follow up. Proteksiyon niyo po kasi ang Contract to Sell kaya importante ang dokumento na iyan.
      Sa second question niyo po, hindi niyo na po kailangang maglaan ng 20%-30% lumpsum kapag ang real estate developer ay accredited sa Pag-IBIG o may partnership with the bank. Yung hinulugan niyo po kasi ay ang equity not unless na sa contract niyo po na meron pa talagang balance at hindi enough ang hinuhulog niyo para sa equity. Minsan po kasi ganun. Liliitan ang hulog para ma-enganyo ang bibili yun pala may lumpsum pa pala po bago makautang.
