I just want to say. I've been dealing with a slab leak (i believe) for a while. I have a leak detection crew coming Wednesday, and I am so thankful for this video. I have talked to my insurance, plumbers, and contractors and this video has informed me more than any of those people.

Hey Bobby, how did it go? Did they end up finding the source of the leak?

Help! I have a damaged drain somewhere under the slab that’s causing the kitchen, laundry and bathroom to backup. Plumbers snaked line mutations times to no avail. Will my insurance cover the cost of busting tile and slab to fix? I’m so overwhelmed.

Allstate didnt cover my hot water slab leak and dont cover any plumbing. They only cover the damage caused by the slab leak. Also, they cover in the first two weeks when you notice anything that they cover, if you dont you are on your own.

Yupp same here. Without warranty it was $80 for service call . $75 with warranty. Plus even $45 a month!!! Lesson learned just save those $45 month on my own for "home repairs" home warranty is a rip off big time

I'm currently dealing with a slab leak that has been running nonstop since July 25. I'm dealing with Choice Warranty and apparently will only pay $500 of the cost for the slab leak repair. Tomorrow they will start working on the leak. I have never dealt with this before and it's already frustrating since I got a notice from the city saying I am consuming 1.3 gallons per minute. Got any suggestions?

I'm dealing with a slab leak right now, and I have that exact moisture meter. The plumber, 2 leak detectors, and the adjuster had never seen anything like it. That should have been a huge red flag.

Going thru this right now. AAA doesn’t cover the demolition of the concrete or the cost to repair the pipe. Only thing they would cover is if water damaged the furniture or walls or floor or something. Other than that I’m on my own and I’m about to demo it and hire a plumber to do the solder for me and I’ll pour in the concrete my dog on self. Sucks when stuff like this happens you could be out of $2000-$4000. Oh yeah cost me $400 for the leak detection company

For those with a State Farm homeowners insurance policy, I thought I would share a little about my sister-in-law's recent experience when she filed a claim for damage caused by a slab leak.
My sister-in-law has State Farm for her homeowners insurance. She recently had a water leak from a pipe located beneath the slab. The leak caused damage to the flooring and drywall in the master bedroom.
She reported the slab leak and the resulting damage to State Farm the day following the discovery of the leak. Actually, I can't say for certain if when she first contacted State Farm if she knew where the water was coming from. I think the leak location wasn't determined until later that day or maybe the next day when a leak detection company came out. Either way it was determined to be a slab leak and State Farm was noticed.
State Farm denied her claim because they say the water leak came from outside of the building structure. State Farm told her that if the waterline was inside the slab and leaked then it would be covered. I have never heard of a waterline that was ran inside a slab unless it was for something specific like a floor heater.
I understand you are saying that the resulting damage should be covered but State Farm says since the cause is part of their exclusions, the damage is not covered. After reading a bit online about others experience with State Farm and slab leaks, it seems my sister-in-law's experience is not uncommon.
She was expecting and rightfully so, to have an experience similar to what my wife and I had with AAA homeowners insurance when we had a slab leaks a month or so before she did. AAA was friendly and helpful throughout the entire process of our claim. All of their requests for documentation and pictures/videos as proof were explained thoroughly and very reasonable to ask for us to provide since they were unable to come out themselves due to AAA's covid-19 restrictions for their adjusters.
Luckily for her she was able to get the rerouting of the waterline covered by her home warranty coverage. It seems that she is left having to pay for all other coat such as the water mitigation services and demo, drywall replacement, and flooring replacement. She has started looking elsewhere for her automotive and homeowners insurance policies.
For the most part it seems that many homeowners insurance companies will cover damage resulting from a typical slab leak but State Farm appears not to be one of those companies.

I rent a duplex an I just noticed that my ceramic tile in the bathroom floor starting to be warm around the toilet and the bathtub. I couldn't figure out why it was warm like that and the duplex is on a slab. I haven't talked to my landlord yet about it . I guess I'm going to check my water meter in the morning.. My water bill hasn't actually been that high. And I'm all electric so I have electric hot water tank. This was good information about why my floor was warm. But if I don't have the landlord fix it, will I have water coming through my floor in the bathroom? Is it expensive to fix a slab leak?

From the research I’ve been doing, slab leaks are often not covered. You did not mention the cause of the slab leak. Is that what the insurance company would need to know to cover it?

    • @TwinHomeExperts
      @TwinHomeExperts  4 ปีที่แล้ว

cause of the leak is irrelevant, What is relevant is the sudden burst that caused the damages to your property.
The other big factor is is the pipe burst happen in the soil or the actual slab. Coverage is more likely when the leak occurs in the slab.

Thank you for the quick response. I have just discovered water seeping from my floors but from what I have been reading, general wear and tear on the foundation (its an older home) is often not covered. That was what I was referring to.

Depends on your insurance company, I talked to mine and they said my deductible was 2700 to cover 5k which only applies to making/filling the hole on the slab. Nothing else.

You mentioned $5000 deductible not being worth it because rerouting is better. But what is that rerouting cost? An estimate I got was 2x for a reroute…😭

That's right. They only cover damages resulting from a sudden plumbing cause.
