  • Last month I stopped by the brand new Connect Homes Factory in Mesa, Arizona where they're be building 3 types of Prefab Homes. While I was there I saw the Connect 1 from their design series, the Connect Shelter 3 and a C10 that was under construction.       The high ceilings are wasted space, because it's not usable. They need to come up with a design that is not rectangular.

      ​@susango123 the modules have to fit on a truck that means 8x40 rhey have built up to 12.5 by 40 but prefab means it has to be transported in modules the final assemblies are not always rectangular. The modules have to fit on a truck.

      ​@@molassescricket6663You won't get one in California for that price. I was looking at getting a tiny home for 50k, after all the taxes, fees, installation and other robbery, it would be 200k said and done... It's absolutely ridiculous. 90% of it is regulatory bullshit

    It turns out the prices for these things is relatively obscene…to the point of being comical!
    But the designs are interesting as well as the video, and they’re always worth a chuckle when the prices are revealed!

      I love watching the videos and the tiny homes, but I would never pay these prices either. You can hire a builder to build a small 800 SQ ft house which isn't large by any means, but bigger than these for $80k in rural / country areas that aren't expensive areas to live in. You can find 1 acre for $10k in a lot of country areas. Worst case if you did everything separate and bought your own land first then had to pay for power, water, septic. $120-130k ( in a country area ). Almost 3x the SQ ft and 1 acre lot everything included ready to live. It can be done cheaper if you buy a prefab 20x30 metal building and finish it yourself and contract out the utilities. Probably half of 120-130k.

    (As an aside, we've always been curious why anything intended to be moved would use drywall. It seems like it cracks easily (I say this while looking at cracks here from years of exposure to earthquakes in Cali in a structure built in place and not intended to be moved), ...aren't there better options than drywall for interior walls and the joints connecting them?)

      True, but mobile homes are built with drywall as well. Seems a pain to me, though, especially all the sanding, mudding, and painting.

      Ive had 18 x 66 manufactured homes arrive with minimal cracks. Most of these structures ship smaller and with the steel frame I bet they dont crack much at all.

      This is why Connect Homes uses the steel frames. It gives much more stability and allows the drywall to stay intact during shipping. We have shipped the Connect 1 you see across the US over 50,000 miles. Yes there is some cracking, but there's needed to be very few patches needed in that time.

    Price of all these that you show weekly is usually about 3xs what most people would be willing to pay and that does not include shipping most likely or set up.

    I’d be interested if you find various people who have bought prefab homes and break down the total cost. Land, plumbing, electrical, cost of prefab etc. Everything that contributes to the total cost is still a bit of a mystery to me.

    Sun Valley is the land of extra zeros. It's nuts. Half the homes in the town 15 min. south of SV for sale IN 2018 was were for over a million each.

    They're beautiful but.. what happens when a tornado comes around? Are they any different than a regular mobile home? Or are they built more sturdy to where they might be able to last through one?

      Connect Homes aren't mobile homes. They are prefabricated on steel frames in factory, then shipped to site and welded to stem wall foundations put in by a GC. We have a design team that ensures all our homes meet local code, and currently have homes being built in the of hurricane belt in Texas

      Our steel frame is the key there. It adds so much stability there's very few cracks in the road. The Connect 1 you see in the video has travelled 50k miles across the US to various events with very few cracks ever!

    Looks beautiful, but with all the glass and steel, wonder what the average R value of exterior walls is. My guess is Rs are quite low and may not even meet local codes in some regions unless glass is triple glazed .

      I'm also bothered by all the prefabs with floor to ceiling glass. It's the weakest part of the structure with the most heat gain or loss per unit of area. Also, at night with the lights on, it's like you're living in a fish bowl where you can't see out but anyone passing by can see everything going on inside.
      For outside visibility, most of the time a couple of feet below and maybe a foot above eye level is more than adequate.

      We build to California code, and ensure that all our builds met local codes. We have homes in Truckee, Tahoe and Jordan's in Sun Valley, so we know how important R values are.

    He mentioned it's 30% cheaper then 500 per sq ft. So it's about 380 per sq foot. Pretty penny. 160 grand for one average sized 400 sq ft tiny home

      Yeah a lot of these are too pricey, but I do like the design and tiny homes. These are a little too small for me though I would want at least 2 of them put together. Depending on the area you can hire a builder to build you a regular stick home but approx 800 SQ ft and be way cheaper and you can find cheap land for $10k an acre in more country areas. All said and done it can be done way way cheaper than going prebuilt or modular like most of these tiny homes are. You are paying a premium for modular or having most of these built faster or on site quicker than a conventional home. I'd rather pay half as much even if I had to wait 6 months for a little 800sq ft stick home.

      Think a bout your house. What’s expensive. Kitchen. Baths. A/c. Electric. So you can build a house with 4 bedrooms. Has only one kitchen. Bath up to you. But that’s your expense. Shower. Toilet. Sink. Faucet. Water heater. The bedrooms cost is nill…. .

      Flat rooves are not always flat. Some have a subtle slope that is not evident in photographs.

    Maybe it's just because i grew up in the a city but.... That's a lot of glass. Prying eyes can see EVERYTHING that's in there. Wouldn't dream of putting that place in most of the areas that need affordable housing the most

    Looked up this company in hopes to take a tour in Phoenix, however, I'm guessing this is only a production plant and not able to tour or have a show room floor/sales.

    So these are moved to each "station" during the build? Seems like a lot of shuffling around.

      Yeah they're moved at the end of each day. It's either move the units or move the tools/materials. I think eventually they'll have a more automated way to move them down the line but I guess we'll have to wait and see.

    In olden days manufacturing on an assembly line with prefab parts dramatically reduced the cost of a product and made it affordable for the average person. Think Ford model T.
    Welccome to the brave new world where that same concept doubles or triples the cost and is sold to only the most cost unconscious among us. A pity really, as having an off grid prefab would be a nice thing for so many.
    Off to the tennaments with the 98 percenters.

    Not including the site work or the lot you’ll need to purchase it’s the same as buying a new build from a developer if not more actually.

    I love these Prefab homes but if the price isn’t right it’s not worth it. Some people are desperate for a place to stay and are homeless right now. Average young person or a single parent or family of two can’t afford that price . The interest rates are through the roof on traditional homes and some are stuck renting apartments. My husband and I are stuck renting an apartment for five years now after selling our home before the pandemic . I have lupus and had an Aneurysm in January of this year my husband is paying all the bills it’s rough right now. We would like to buy some land in Mississippi and purchase one of these homes if they affordable. If the price is 100,000 or above that’s too expensive. The builder might as well donate as a non profit to combat homelessness around the world. The idea is awesome but may need to be donated. I’m sure a business like that could get the Government funding because the project is helping with a solution. Or the Government could partner with maker of these buying them and providing special financing for people with low incomes and make neighborhoods of the Prefab homes…..

    I walked the model at the home show too and the price is wayy too high for the product offered. I get that modular homes are new but the model was a mobile home with extra windows and in no way justified the price. It was well over $100k for the 1bed plan and that wasn't even delivered or land cost. Btw, the buyer " just happening to be at the factory" is kind of cheesy man. Obviously it was set up to market their homes and that's ok, but just say that up front. We're not dumb. As more companies ramp up production, more cost-efficient processes will keep the overall cost down and make products like these in the future something interesting for sure.

    I like the idea of smaller and more economical homes, but all the windows make them look like store fronts. I'd rather have some privacy.

      Yeah they do. In both cases they're pre constructed commercial spaces... I don't think either had any say in what the exterior looks like. Every building in the business park matched theirs.
