If you want to buy a value add property, then how can you know if the property is suitable for it if you first get to review the operations after signing the contract and in due diligence? (meaning you are obligated to buy it whether you want it or not)
You'll have a pretty good idea of what the property can become from walking the site and talking to the owner prior to putting it under contract. The DD period is intended to verify your assumptions or to prove them wrong
I appreciate it! No - we stay away from single family assets for several reasons. They're tough to scale, don't have as great of returns, and I don't like investing in assets where people really live (I don't personally want to deal with that type of eviction)
