- In this video we are moving the front door forward to create more space in order for the clients to be able to get up their stairs. A straight forward job it turned into a big job due to building regulations. This video explains the issues with a small job like this and walks you through the stages.

I have a very similar open front porch on my house & looking at this I would not have bothered. Whilst I appreciate that you guys really know what you are doing, as a homeowner, it's far too much work & cost for not much gain.
Yeah true, in this however it was as they can get up the stairs and enter the house much better now. Pros and cons I guess ( gave me work too)😜
Why not change the door too right hinged outward going?
@@andersnordgren2540 it changes everything, I mentioned about window openings upstairs ie tgey would all have to be widened to coir the fire escape rules🤷♂️
@@andersnordgren2540 Still wouldn’t work, it would open onto the wall or have to open into the canopy which isn’t ideal to be honest! Now at least things work and they have got a Cloakroom

Jeez Chris that “little “ job escalated didn’t it !? Such a lot of unforeseen work involved but what a difference it made . That’s the beauty of TH-cam , the customer can see where all their money is going and potential customers can see how complex even the smaller jobs can be.

Had my fill of porches, on the plus side I always got on very well with building control and the regulations did what they asked for and got on with it, regulations were a pain every time you began another job they’d changed again mainly with insulation and electrical work, on a job with low finds concrete total nightmare I’d to drill roughly 3 inches into every second course put stainless steel 8 mill bar in and then put an L shape wall tie tied with stainless steel wire onto the brickwork, clerk of work was a total nightmare we’d to get wind loading for a 2 meter wall, clowns everywhere, good finished work mate
I work in the building facade industry on large commercial projects and its absolutely ridiculous the hoops we have to jump through to meet all the building regs and BS

Which is why most people just build it, building inspectors have better things to do than hunt down porch extensions unless you have miserable neighbours they'll never know. After a few years unless it's dangerous its fine and when you sell take a cheap indemnity policy.
I built a porch late 90's and moving the front door brought with it so many hoops as it became a dwelling, in end I left it as is with two doors.
Impressive craftsmanship, Chris. Are there any regs about a front door having smooth level access these days? I see there is still a step.

Arch above window is loose, should I hammer slate between vertical mortar joints to strengthen it?

Hi question, the front wall looks like the cavity is less than 100mm? Did they approve this because the existing walls were less than 300mm thick? why didn't you have to build with at least 100mm cavity? I ask this because we're currently trying to match up a new extension wall of 300mm with a much narrower old wall about 250mm thick, we want to put a steel across but because the blocks don't match up on either side it's proving a bit tricky. Thanks

Not really as building control and regulations are to stop cowboy builders.
@@paulbackhard6315 Yeah get that, but there’s also common sense too which needs to be used as not all things are necessary which get put onto small jobs. Often we can negotiate the common sense issues with the inspector and if you get a different inspector come out on the same job they can either be more stringent or more lenient! That’s the name of the game 👍
@@foundationgood123 I get what you mean , I’m also a builder and red tape it annoying to us that would build things properly no matter what but if building control wasn’t strict people would pull all sorts of scams and dodges . 🤦♂️

What happens our neighbours just built a full extension front porch and door extension, no building regs, just built it straight on original footpath at front of house?full width of house with two windows
It’s when they come to sell the house, searches will pull them on this? Big issues will ensue

Dot n dab foam, get it from most builders yards or the well known DIY stores.
Never seen such a carry on for such a small space ,steel beams and concrete footings , poor house owners and brickys both conned by the building control,

The finish on this job is spot on. Personally don’t think it was worth the money purely due to all the hoops you need to jump through for such a small amount of extra room. But that’s no reflection on you job looks great

What a load of work for very little gain
Now you have to stand in the rain when you’re waiting for someone to answer the door.
Excellent work but for me whatever it cost will never be made back by the client but if they're happy with it that's all that matters.
Will be more hassle now when they upgrade there internet to full fibre or they have a fault- drive way will now need to be dug up
Was the Planning Dept consulted as the alteration changes the principal elevation? Some authorities won't worry about it but some will.
Why put insulation in the floor? If the 'extension' has to comply with Part L Regs (which I don't think it needs to) then where is the insulation for the wall?
Overall, quite a nice job, its good to see some proper building for a change.
Planning had no problem, Building Inspector told us what he wanted us to do. The cavities were 50mm we used 50mm cavity bats and insulated plaster boards on the existing wall as it was part of the garage walls.

The reason I say that I don't think that Part L or any additional insulation requirements apply is that had the extension been built to copy the construction of the original then there would have been no extra loss of heat because of the o/a reduction in external wall compared with the original layout. I have a very similar arrangement on my own house and the approved inspector I normally use had no problem with copying the original 1950's construction because the construction didn't make the situation worse. I honestly doubt that your client will notice any improvement in the energy use and could have improved the general construction with a reduction in build cost as well.

Would the inspector not have allowed 2 9x4 pre stressed concrete lintels from bay to garage rather than all that digging mate. Builder in belfast. Great job m8

It seems such a waste of time and resources when the original job would have taken about 5 seconds if the bug had been caught in the design phase.

Awkward little job that, and youre right its a mini extension. Internal door couldnt be moved as it would make the means of escape worse, raft is normally attached to a raft, I know there is moaning about regs, but the inspector got it spot on, apart from possible cold bridging at the threshold and what ever that service was running under the slab, so did you.
I can’t see the point of 18inches more hallway….now you’ve just lost the porch ,they are nice to have..
It did make a big difference to be fair, at least they can get up stairs now without loads of drama

How the hell do you get a builder on your job who is this good? It's total pot-luck. There's a lot of regulations to follow but absolutely no way for an average home-owner to verify if builders are even going to bother.

& leave the work to the builder

Well every trade will have its odd job here and there that isn’t exactly what you want a job to be, then there are jobs you fly at but it’s the nature of the game, you think a job is gonna be easy and turns out difficult and one’s you think are gonna be hard and end up easy🤷♂️

Well its a four letter word for most it’s called “work”! We get paid for work lol and they got to use their stairs too so in the end pros and cons are waged up I guess. All happy at the end of the job, only real issue to be fair was the weather🌧️
