    My tip is to utilize Trolleybuses, even if they are crap, but in a specific way;
    -You can have trolleybus line, which will have a loop inside the Karen waterfront, cuz trolleybuses really fit with the industrial vibes (+it will give a reason to Karens to complain about xd)
    -And then have the high-capacity bus line for fast-track connections between the bus stations, with one additional stop outside the train station, making this an express bus line. This will help prioritizing the movements around the area, splitting those who want to move few blocks away to those who want to go in high distances. Maybe it could help starting a train line from the bypass station to the main town

    30:30 This is called a berm. I think Karen and Sharon should have football/basketball clubs that are rivals, similar to St Giles in Blightea. Love your work Egg!

      Local systems make a lot of sense and can tell their own story. When Berlin was divided during the cold war, the Western part shut down its (part of the) tram network while East Berlin kept its trams running. 30 years after reunification only very few spur lines have been built into the old West.

      I was also a lurker for a year of just consuming TH-cam C:S content before I finally broke down and got a Steam account and bought it so I could play it. I suck at it, but going back and watching again, it takes on a new meaning. Highly recommend playing too!

    I really liked the combo of the industry and warehouses with the leisure and nightlife. I believe the ferry depot building would have made a nice addition to the area.

    The combining of Nightlife and Industrial is making me think of an old industrial area being gentrified and the buildings repurposed. Especially as it's on a riverside now becoming more desirable.

      You could find some great music and amazing greasy food in a district like this.
      "You want to go to that funky new bar that has a suspiciously large selection of cheap beers and makes their own bitters for high end craft cocktails?"

      I was thinking of the Flats in Cleveland, Ohio, but yeah, same basic idea. Former factories turned into bars and nightclubs.
      Also, I’ve also had problems with the game putting too many gyms into my nightlife district. I like to put leisure zones near my universities, so that the students have a place to hang out, listen to hip local bands, etc. Too often they turn into Fitnessland. Dude, there is already an athletic center on campus! The students need bars and nightclubs, not gyms!

    For Sharon, I'd like to see a Waterfront tiny ped area, with Marinas + a combo of local produce commercial, self-sufficient high density buildings and maybe some small offices

    Egg is really the one that comes up with an idea that sounds pretty weird, but makes something epic, amazing, and inspiring out of it. Like, I would never say that generic industry and leisure specialized commercial would look good together in one build. And yes egg, you most defenetly DO deserve all of the support. I was pretty seceptical when you started this series because the last one was hard to beat, but I think you've already done it! Epic, as I've said before. ❤️

    Really cool idea for a build Egg, definitely seen some repurposed industrial turned into leisure in real life. I like the idea of the single large smokestack, but I feel there's too many smaller vents and smokestacks getting around. Warehouses definitely work better.
    Also, the Oil Industry fence angles outward as a security measure, but the way you've drawn it in a lot of places means it's angling inward instead. A small point, I know, but it'd add a strong point of detail around the fenced park spaces etc.
    There was something else I wanted to say too, but I've misplaced it, so I'll just leave it here and say once again how much I'm enjoying this series. You never cease to amaze mate!

    Love this! Reminds me of my home city of Regina, Canada where we have a warehouse district. It is a transition area which historically was an industrial area. Over the years, many of the brick type warehouses have been repurposed into brew houses, nightclubs and leisure areas, but the industrial vibe still runs through. Your interpretation is perfect!

    Oh wow, you used the radio tower asset! It has a special place in my heart. One of my favorite builds was an island one where I challenged myself to use as few road bridges as possible. I put at least one or two on each island to kinda simulate how they communicated to each other and the "main" governing island. Lost it to an update, but I love that asset.
    But it was awesome to see these come together! I'm honestly amazed at how well the generic industry worked with the leisure for such a unique look. Though honestly, C-S needs to add some more variety to leisure/tourism/IT. With how many gyms are in Karen, everyone must be stacked. (Which could be dangerous for non-Karens and Sharonites!)
    Can't wait to see how Orchid Bay continues to develop. I also can't wait to see the inevitable Y-T community poll of "What should we name our next outlying town, Tammy or Brenda?", lol.)

    I love your work! So inspiring, I would never have thought to mix leisure & generic industry. And thank you so much for reclaiming that car park! But I'm a little concerned about the elevated walkway: it's not necessary, it blocks the view of the waterfront, and the space underneath gives a low-visibility place for nefarious activities, right by the playground. Thank you for all of this, it gives me all kinds of ideas for my own builds!

    I did not expect this to come out so well, but it nails the vibe - as your builds usually do. Particularly like the smaller chimneys, the fire house and the radio mast. Also the appartment blocks opposite the large loud road are spot. Thanks Egg, that's a completely new way of integrating industry into a city. For the ground pollution it might be useful to enable the filter-industrial waste policy, that trims down the area of effect from industry and also recycling/incineration plants I believe.

    Absolutely nailed the mix of the commercial and industry! Dynamic weather would bring more life and variation to the city, with some of the district vibes changing depending on the weather etc. You could use a tsunami sensor to jump the power too, it kind of looks like a little warning protective buoy around the ferry stop. Orchid Bay is looking stunning so far, keep up the amazing work!!

    Karen and Sharon, lol. Love mix of commercial and industry. Never seen it in cities but I know exactly the corner of the city you're aiming for! This is a very fun series to watch, thanks OE! Especially you acknowledging the Down Town tease and going the opposite direction. :D

    Yes yes yes please to the mixed industrial and night life commercial! It looks so good, especially in the night cinematics with the pinky tones from night life. The bus depot placement is amazing too! I really want to see that new interchange built when that tile pops!

    I love the 2x2 industry look - they pretty much always come in as warehouse assets. Whenever I build an industrial waterfront, I use these a lot.
    The other nice one you can get is a 4x4 industrial plot with shipping containers. I like to try to surround my dockyards with those.

    This is such a cool build btw. Reminds me a lot of a place in Adelaide Australia called "Port Adelaide" which used to be very heavy industrial and does still have parts of it that are, but some areas are slowly being renovated into leisure and even some spaces are being rezoned for medium density housing. Lots of sweet restaurants and breweries and a big market in the area.

    I think that elevated path at the start is a bad thing. I mean while he kids play what do adults will prefer to watch: A condo/buildings, a boring elevated path, or a river and beautiful waterfront? I think it is best to take that path off and do a slightly better park

    In my opinion the antenna would fit nicely next to the viewpoint on the mountain to provide better radio connection (for the touch of realism)

    Traffic was backing up big time where the train lines crossed the 6 lane bus road at this junction. Especially after adding the all the cargo train lines in the next episode. Gotta change the bypass train station for the elevated one so the trains go over the road and its all good now. Love the series Egg, really enjoying following along with the build. :)

    Love this build! I would say if there is a rivalry it would be over natural borders. Karen being at river level and Sharon opposite being up on the hill looking down at them. Sort of upstairs/ downstairs kind of vibe. Really like the detail of having the industry/nightlife to the East of the city as well, very true to life!

    I was thinking, instead of that huge pedestrian over pass in the industrial zone, why don’t you elevate the bridge a bit and connect both key walls? That would give some sense of continuity and would be nice to see people walking from their homes to the night life area in Karen.

    the juxtaposition of commercial and light industrial unexpectedly came together nicely. i do think you ought to keep the majour thoroughfare through Karen clear of zoning in favour of using frontage roads. that new train depot...needs embanked or elevated tracks for MORE LEVELS!! :-)

    I just stumbled upon this series and finished watching all the videos in a day. Love the amount of thought you put into this! I never wouldve thought to mix industrial and nightlife into one zone and i love the look of it!
    Although i think some bicycle lanes would fit into Karen and Sharon

    You should use the bus lane highway road for the roundabout. Additionally you should just keep the train line elevated into an elevated station. Then lower it farther along the way.
    Alarm trollybusses could be really cool here :)

    Karen could be connected to the city Center and other neighbourhoods by a light rail. Like a tram but on tracks separated from the streets. That mode of transportation would fit to the envisioned neighbourhood size.

    Seeing the town and its name, the first thing that came to my mind was a suburb of Nairobi I visited, called Karen - a complete contrast to Karen in Orchid Bay! It's a really desirable part of the city - really lush and upmarket with lots of green space, big mansions etc - a lot of wealthier people live there. Loving the grittier vibes of this Karen here though. Excellent work as always, sir! (Totally stealing this idea, btw...)

    Good build! I live in Salt Lake City, and I see areas like this. Commercial moves into old industry buildings that have been abandoned or bought out, and some higher density residential comes next.

    Man I love your crazy ideas!! I'd love to see a ferry stop here that looks industrial, like a place that people uses and that was beautiful when it was brand new but now with all the pollution and industry around it's functional but not as fancy as the ones closer to downtown.

    Tutorial cities always their own special kind of ugliness - until you came along.
    33:59 This bus line is really crowded and you already thought of bringing in a metro on this route. Sometimes passengers avoid high capacity transit because the walk to the bus stop and from the bus stop to the destination is shorter than the walking routes to/from metro/railway platforms. This first and last mile has a high weight in the routing algorithm (too high imho) compared to the speed differences of the transit vehicles. Splitting a bus line and forcing a transfer can help ... in case of bus line 11 two shorter bus lines could 22:18 terminate at Karen Waterfront.
    Another option would be to cannibalise busier sections of a bus line with an additional bus line that either copies the bus stop locations or runs as a very close parallel in a side street.

    I'd love to see a full-on National Park build and a Stadium mixed in or separate from a big university build for a future video. A waterfront university I think would have a super cool aesthetic to the building. And the National park could help get a little more revenue coming in.

    Oooo there needs to be the tax office or something similar in Karen so the Karens can queue up to complain about all the grievances they're suffering! An official town building to attend meetings and shout about...everything I guess!!! Such a funny build, with amazing results!     Love Karen. Appears to me to very much be a product of the 60s and the industry/leisure gives me Digbeth, Birmingham vibes.

    Great episode, 4 of the nightlife buildings directly on the seafront are the exact same though, a little jarring!

    I feel like Sharon should be a booshue type of place with beautiful scenery and a major landmark in the center. Having the contrast of the two builds right next to each other. That would make the people of Karen have some kinda bias towards the townspeople of Sharon based on its high standards and amazing hospital, school, elder care facility, or whatever is in demand.

    The industry / night life area is very realistic for some American cities. Louisville has an industry district east of their highway that’s been being turned into more bars, restaurants, and housing into some of factory and warehouse spaces

    I just want to say, the combination of leisure and industry /does/ make it look realistic! My city, Detroit, is slowly becoming a hipster city with lots of clubs and bars and things, even though there are still many abandoned factories and the like.

    Nice build as always! Can you leave Karen as traffic heavy and undesirable and make Sharon very walkable and less noisy with lots of leisure and calm vibes.

    This is so good! I watch your videos all of the time. These are the perfect growable compliments to an idea I have yet to try...that you could...mix the industries and nightlife on capillaries and put the art deco assets on a main drag to look a bit more swanky with the tall buildings in the center to create an old grimey L.A. aesthetic.
    Also those nightlife assets can be placed as high density commenrcial and they spawn the same. Was there a reason to zone low density? Seems better for taxation to go high (like in urban planning irl).

    This might be a bit of a stretch, but perhaps use the elevated nature reserve path over the train tracks. That should look nice and rickety to fit the area.
