    I am looking for ready to move apartment in Noida extension for self living. As per my understanding my requirements are 3BHK in quality mivon construction based society. ATS Homekraft Happy Trails looks a good option. Is unit in towers with 2 apartments per floor worth? Can you please suggest your opinion on the project.     For end use I am planning to go for eldeco 150 ,live by the greens , 1404 sq feet flat phase 1. Is this worth buying at 1.20-1.25 cr in resale. Where do you see the price will go to in upcoming years . Is this a good option as I want to remain on the expressway only .

      Avoid it due to narrow entrance and High density and poor environment due to industrial area

      Narrow entrance is hardly 50m from NH-24 & the other main road.... Industrial area is there but Landcraft Golflinks is already there and have manh projects...Prices have appreciated by more than 2000 psf in last 3 months and are currently trading around 9000 psf...nearby good projects like Sunflower, Wave Veridia, upcoming Gaur project in Wave City, upcoming Prestige project in Siddharth Vihar, etc. are already trading or expected to be launched around 10k psf...there is shortage of quality projects in1500-2000 sqft. Range in this area....upcoming ATS Khyber Mall shares boundary with this project... Considering all these factors, is this project still avoidable??

    Hi Saurav, Any update on sector 150 OC cancellation for all projects? I have a flat in Godrej Nest Phase-1 whose possession is due in September this year but builder is saying there will be no possession in September since authority has cancelled OC to builders as of now.

I am curious and worried at the same time because considering current scenarios, new launches which are launching at a huge price, it feels like this real estate sector is now only for the rich people. This is getting out of reach of a middle class family... One crore flat is considered as cheap in today's time and infact not available in today's world of ultra luxury projects. Will a middle class family's dream of buying a house remain a dream?

    Hi Sir,
    I have some questions
    NCR market is showing all signs of bubble market.
    I am a good earning professional but it seems like owning a 3 bhk in Noida in budget is now a dream.
    People.in comments mentioning 3 bhk sizes being sold and bought at 3 to 4 cr.
    Now I have a doubt there are close to nil product companies in Noida
    No good big (MAANG companies) even in Delhi or gurgaon so who will buy this?
    Right now since everyone is trading not investing price is going sky rocket.
    I earn 40 LPA but 3- 4 cr is even out of my budget without exploiting my savings and peace of mind.
    So should we wait because of there is no Middle Class will rich will only buy flats in Noida?
    If yes then how much inventory they can buy there will be a time when the resale will go down because equation doesn't fits.
    No company is giving such high packages in NCR it's only for banglore, hyd, Pune and mind it banglore and other cities are shining because of IT class not business class so when there is no IT in Noida and I know people will say it's coming so for you guys
    LAVA is not an IT company
    TCS Infosys are service based they don't provide packages to afford 3 cr flats.
    Datacenter don't create that much employment.
    Now please tell if companies like
    Google
    Apple
    Wallmart
    JP Morgan
    Facebook
    Are not here and no plan of them to move here are these justified prices?

      Bangalore has product based companies but it is cheap and flats are not getting that expensive do u know y ? Ans is Bangalore builder only accepts white payment and also main customer is IT people , in NCR the game is of black money , no market can beat NCR , it is not a bubble, Fyi i have property in banglore , gurgan and noida as well

      ​​@@metales03 Ok so you are saying that Mumbai Banglore Pune Hyderabad all are white money but Noida is not.
      Poor logic it seems because if that was the case Lucknow would have also touched atleast half of Noida because same black money is there too.
      And guess what the rich people of UP are not in Noida and Ghaziabad.
      And for assumption even if you are right, not many people have this much amount of black money even if they have, the way govt is going on they will face backlash.
      And sir non registered illegal buildings if those you are considering and thinking it will beat Mumbai so I don't know. Else ambani must have build house in Noida rather than Mumbai.
      Because it seems in whole India only Noida has these prices and what it has currently out of promised things:
      - Jewar under construction
      - F1 track not operational since Formula 1 won't invest here
      - No big IT company office till now those who have either asks to come to south or gurgaon but not Noida.
      So I don't know till what time market will survive without END USER because all are investors but no one is consuming.
      Just like you I don't suppose you can live in all 3 houses
      Let's understand by an example:
      A company launches a Choclate and asks shopkeepers to take pre orders, once that chocolate launches they will reveal the price.
      Shopkeeper generates eoi on promises stating this chocolate is eaten by queen Elizabeth and it's the luxury chocolate and once launched it will sell in double the price.
      The poor middle class man sees the chocolate and then looks around there is no person who is currently eating this chocolate all are eating affordable 5 star.
      So he refuses to eat and buy the 5 stars chocolate from another city and eats it.
      Now a person comes to same shopkeeper and gives eoi and orders 2 chocolates at launch rate, keeps it and at launch sell it to either end user or another choclate keeper(investor).
      Days go by and now the chocolate is selling around 10x ( material used and taste is still slightly better than 5 star) of the price it should be and now the keeper goes to sell what he sees the person who is having that amount doesn't want to eat the chocolate because he already have 3 more on him which he wants to sell and now govt and worldwide recession kicks in both investor now have less money to afford that 10x choclate
      Both turn to middle class person who is enjoying 5 star and have no money to buy their expensive chocolate.
      That's my friend is a bubble.
      Supernova got bankrupt rumour says that even Badshah had flat in that so sir if black money is there demand is there why bankruptcy and that for the 2nd tallest building of India?

    I've a 3145sqft 3bhk+Party deck unit in GPR Phase 1 sector 150. I'm getting a resale price of around 15000.. what is the correct price? Should I sell it now or wait until 2 years after possession(supposed to be in Q1 2025) for it to reach its peak? If selling is suggested , where should I invest the amount for max growth?

      Current 15k price is really good in resale. I have serious doubt about delivery of phase 1 in early 2025. If you want to further expand your investment then you should move out and invest in newly launched products like Ace Terra, Ivory county(although already appreciated a lot) , Invest in Gurgaon market.
