property market still hot?I'm not very sure but m2 already plateau unless government fire up the printer if not I doubt property will appreciate.if m2 expend property price will guarantee appreciate.in my point property price never rise it's just more money supply chasing the same good.
MK is a terrible place to invest in property, 10 years ago Casa Kiara 1200sqft three bedder was selling at rm700k, now the price has hardly changed. Buying into those tiny units in MK is a recipe for disaster!

@@aaronlol3554 can't compare, different area, different price and different residence type. If location is my top priority, Bukit Jalil because city within KL city. If I am looking for landed property type with the price, Cyberjaya is not bad and at least more affordable

When you talk about Johor, you fail to take into consideration Singaporeans who buy to live in jb and rent out their Singapore properties. rm1000 psf for Singaporeans is peanuts lah
That mindset is what leads to unsuccessful investments. We should always make assessment based on what locals would buy, not what is cheap from a foreigner point of view.
@@iherng People buy based on their needs, if that is served, it is priceless. If you are talking about investment, what can be more lucrative than living in johor and renting out a Singapore property? Think about a Singaporean who rents an hdb flat out for sgd3000 a month to live in a condo near ciq that is bought for just sgd170k, that Singaporean literally doesn't need to work anymore if things remain status quo. So you are looking at investment in terms of what a person can get back from the property in rental and cap appreciation, the Singaporean who buys a johor property isn't thinking about strictly that, they are looking beyond that.

Well it depends on (1) intent (2) size and specific locations which determines the (3) entry price. But both of them are hot selling.

both choice are wrong. and u asking this question was already very newbie in property sector, u need have common sense in property first.
If for own stay , landed is better. Too costly to buy a condo at > 800K. CJ to KL using MEX highway is not that far away
