    You are spot on with this information "DO YOUR HOMEWORK" people, listen to Will. We have tried to move out that way to be close to our son who works in YSNP. We have done our homework that's why we are still in Alabama. It's a tough market trying to find something to fit what you want! But we will keep searching! Good Luck everybody!

    Great info as always!! A couple things I learned - What insurable access means, also someone else might have the mineral and water rights to your property.

    Great advice. We are newbies 2 years in. All I can say is in our case C&R's in a cluster of owners like ours has been the most horrible experience of our lives and we came here to retire! And guess who ends up in charge of the neighborhood? The loud arrogant ill tempered ignorant people who have a ten year pattern of intimidation and abuse. And even though they aren't from here but they got here before you, so they hate you because you're not from around here! There are tools to deal with environmental issues with a neighbor, There are big problems with folks buying a piece they have no easement to yet they fire up a dozer and start going for it. Be very careful indeed. Oh and I think there should be a government maintained well logs at the county or state level I cannot recall.

    So how do you find out well depths in an area? I know well costs can add up but other than knocking on someone’s door and asking, I haven’t found any good source for finding well depths.

    Don’t do it! Land is overpriced in Montana! Most of it is desolate or owned by a millionaire.
