I feel that we cant be afraid of growth.. If the city of Newark is going in a positive direction.. then the people of Newark should do the same...I recently moved to Newark from New York City and I am proud to be apart of this historical change.. lets work together.. lets make our community great by doing what we can to keep them clean of trash, drugs, and murder... if you cant do that then dont complain when other people/gentrification start doing it and eventually start taking over your communities..

How does one apply for the 40% affordable clause in the Hahne's building? The rents I was looking at on their site and on Trulia, were exorbitant at best.

Newark does not have a problem with restaurants or grocery stores. Nobody in Newark has to go to a Shoprite/ACME in NY to buy groceries. Reality is, what happened in Brooklyn is happening in Newark, hence that is what everybody on social media has been talking about for the past couple years. Let me be the one to say it, there are white people living in parts of Newark today that they wouldn't have dared drive through 5 years ago. History tells us that white people moving into minority neighborhoods means the beginning of the end for the locals.
These abandoned buildings you're renovating are luxurious; some units will be for low income people for a few years and the rest of the units are over $2k for a 1 bedroom. Most people in Newark can't afford that. Those units (and they are the majority of new units being built in remotely desirable areas) are for NYC hipster transplants. That's gentrification. Vogue just wrote an article about Newark being the new place for NYC hipsters. You saying that Newark isn't Brooklyn is accurate, but you're all trying to make it Brooklyn. I just hope there are enough black and latino homeowners here to prevent these transplants from completely taking over like they've done everywhere else in a 25 mile radius.

"History tells us that white people moving into minority neighborhoods means the beginning of the end for locals." I agree with some of what you are saying, but have a problem with what I quoted. Why would white people "returning" be a bad thing? My great-grandparents moved to Newark in the early 1900's when they arrived here at Ellis Island like many Italians. The Italians were looked down upon when they came (ironically part of it was because of their darker skin), but proved themselves as being hard-working and respected this country. Some of the most beautiful buildings still standing in Newark were built by Italian immigrants and it shows the pride they had for the city. I do agree that Newark shouldn't become so overpriced that the people....regardless of race......that live there should still be able to afford it.

ImRightYoureWrong5 when white people move out of the big cities, it's called white flight and it's considered racist, but when white people come back to the big cities it's also considered racist. Which is it then?

@@DustyActuaI here's the point that you missed out on it's not the fact that they're white . It's the fact that they're these people moving in are very rich upper-middle-class people that have no culture and the majority of them are white from Suburbia . These people moving in are nothing but a bunch of corporate sheeple who know nothing about Community or what it's like to struggle for what you have .

2:00-2:20 he really just described how he plans to gentrify the city smh. They want their port cities back; we'll see what Newark looks like 5-10 years from now.

What's specifically happening in the West Ward? What development and investment is occurring ? Lots of vacant, fire stricken and abandoned homes and lots.
    Newark not for sale!

Also. Yes there are abandoned areas where condos have been and are going up. N although it's good that they are being utilized and beautified, but this greatly affects the surrounding neighborhood who's mortgages and rents will rise up. They will eventually have to move due to not being able to afford the cost of living, and that is gentrification my friend.

If I read it right, the clause that requires developers to build a certain amount of affordable housing n etc is only valid if they reach a certain amount of property. So let's say the limit is 30 spaces before they have to build 5 affordable spots. Now all these developers gonna come and only build 29 and escape having to build any affordable spaces. And on top of that they don't have to build the affordable spaces, they have another option where they can pay the city a small amount that goes towards building affordable spaces. So what happens when the developers buy n build on occupied residential areas and haven't built any affordable? Where will the affordable housing be placed by the city? N how do they plan on keeping those areas safe. And what if the residents are not happy with having to move to whatever corner of the city you choose to dump them in??

Gentrification is good. You have failed to accept that, and that is why crime is still incredibly high. Price the criminals out.
