I grew up in the heart of Appalachia. I, like most of my classmates, left after school. The access to jobs, healthcare and other things just isn’t the same as in other areas. When you look at a property, ask yourself where the fire trucks or ambulance would be coming from. How far away is the nearest hospital? How are the schools? In short, don’t get so distracted by the natural beauty that you overlook quality of life issues. Enjoy!

I live in Appalachia too, and anything serious gets flown out to a big medical center away from family. It's a trade off just like being at sea. I would never settle in a city just because of medical care. Get a good first aid kit and an AED.
I am 72 years old and used to own all of the Foxfire books when I was in my 20's. People that say you should have done the house hunting 4 years ago is not what I agree with. Your life is unique and you had adventures the last 4 years were places and people the rest of us will never go to or meet. You are very fortunate for your sailing adventures.
Writing from Vancouver, Canada, I love your new adventure as much as I enjoyed your sailing days. Your lovely family brings me to near tears at times as it brings back memories of my own. Your adventures are exciting, the scenery is lovely and I'm learning lots. One small piece of advice: an adventurous guy needs to listen carefully to the nuances expressed by his wife, as her needs are often difficult for guys like us to understand, especially during her pregnancy and early mothering years.
The foxfire story is truly phenomenal. I have been a subscriber of your channel for many, many years . I’m in my mid 50’s and you too kids have certainly carved a path . Absolutely agree about Foxfire. I've known it as a magazine since the 70s. Even read a few issues back in the day. But I didn't know it had expanded into books. And I knew nothing about the museum and the extraordinary work the kids did to create it. So I learned a lot from this episode and feel richer for it. As always, thank you for bringing us along. It's great to learn that there's a whole lot more to southern Appalachia than Deliverance.
23:22 my family moved to NC 30 years ago from Fla. the key considerations is school, work and friendly area. We love the Tryon area it clicked all the box’s. You made the first right choice of don’t buy fixer upper. I bought an old farmhouse to fix up and spent 25 years doing so, we loved it but never again. We sold it 6 years ago and put up an off frame modular. My wife and I would be more than happy to show you the area and we have plenty of room for your trailer. The schools are great, the people are friendly and plenty of work opportuinity. Consider starting a handy man business, great area for that. You can message me if you want

My heart SANK when Oso was on that ledge!!! I'm glad he's part Mountain Goat from all the hikes you both went on in the islands..... Thank you God nothing happened to him! What was I doing in High School? I became an EMT and would respond once a week on a volunteer ambulance because they needed day help. I went on and became a paramedic, and have been in EMS for 47 years! Still nothing close then what these kids accomplished and I think that is so cool! Love when teachers go outside the box! Love your adventures! Thank you for sharing.
Great video!! Just a fun fact for you guys... Those beds with the rope grid are where the term "Sleep Tight" came from because they had to regularly tighten the ropes on the bed so they didn't sag. Also some people stuffed cloth bags with straw and put them on top of those ropes to make sort of a mattress to sleep on, and many times there would be bugs in the straw so that's where the term " Don't let the bed bugs bite" came from.

I was going to suggest getting some land and living in the RV while you build. A lot of people I personally know have done this. They put a storage building on the property for all their stuff and sleep in the RV. The views in this video were spectacular. I can't wait for your adventures in the US. I so enjoyed the sailing videos because I saw places I will never get to see, but now I can watch your amazing videos and possibly visit the places I am seeing. Your content is so professionally done I think that's why I wait on the next episode each week. Oh yeah, Oso scared the crap out of me on that ledge!
As a Carpenter Renovator, a new build on a clear site is often way quicker than a full gut down to wrapping the foundation , and perhaps a new edition slab and build with full restoration. Everything is new from the start , radiant heat. All the amenities, but fully planned not squeezed in . No old foundation that might not last. Old house are like a 25 year old boat... Oh, I didn't think we had to fix that.... Though I never did it , consider barn framing techniques, big spaces and very versatile and yet simple in design. Renos are the hardest unless you're just dressing it up like in a flip. Or a home that is immaculate that perhaps 400 sqft edition would make perfect. It's also very heavy work and a lot over your head or on your knees. One man is way less efficient than two or three. If Des is often busy with the priority of your lives you should have a helper If you go with new , choose the plot, but then there are all the utilities to consider. Off grid maybe the way to go. Expensive in materials parts and installation, but pays off faster than one might think. I would seek the advice of an architect and perhaps a builder along the way. Being an RVer and always looking for a place to visit keep posting the decals on the white board…. I took a picture of it and added them to places to visit. Spend your money on buying a great piece of land…..you can live in the RV as you build!

Do yourself a favor, buy land and build from scratch. The work involved in a “fixer upper “ is endless and will be a serious strain on your family and relationship. Many a marriage has been ended going through that process.
There is nothing wrong with buying a fixer as long as you have some building and mechanical skills. Save so much more money and time than build from scratch.

Welcome to Georgia! I moved here from Miami, and one thing I wish to convey is,you’re going to need salt and surf .after a few months of water falls,one finds themselves craving “ bottom time “. At least it’s a short drive,about six or so hours.
I am a home builder from upstate NY. We also do major remodels and additions. I have taken fixer-uppers in my younger years and worked non stop to make them livable and then for whatever reasons sold in moved on. I can tell you that most times major fixer uppers it is less expensive to tear them down and build new. Remember that you have 1 child and another on the way that will be crawling around the floors chewing on window sills, etc. Think of the older houses as having many issues that include the use of asbestos in (flooring, siding, older drywall and wall coverings and heating systems), lead based paints, leaded pipes in the water supply, sub-par electrical systems including lack of outlets. All of these are issues that you have to take care of, and because of the kids, rather quickly. We are always honest with the potential customer and tell them if a project is doable or not. If the cost to remodel is not reasonable and will leave too many issues when finished, we will not take on the job. Ny State has some pretty stringent building codes in comparison to a lot of other states. On some items, if the building codes in the areas down where you’re at are minimal it doesn’t mean you shouldn’t take care of some of the problem issues mentioned. Before you buy anything that’s a fixer-upper find out from the codes office what is going to be required based on the amount of work you are planning. Small projects may be able to get by with litlle scrutiny, but other larger remodels may need permits, inspections, licensed tradesman to sign off. Check with your code office in the area that you are thinking of buying in. Make sure you have an attorney to check on clear title, clean surveys with no encroachments, etc. Get a reliable inspector that comes with good recommendations to check your property to give you all of the good, bad, and ugly. Just like a boat survey. It’s easy to get screwed out there. Good Luck!

It's beautiful, the people are kind, and there's no shortage of things to do. Live in the mountains, you're an hour from the big city, or a few hours from the ocean. Hey guys! We live in a skoolie and have been going through the same dilemma. We did buy a piece of land in Arizona, but slowly realized just utilities is going to be a big cost. Septic alone could cost $15,000 or more. Now we're looking at fixer uppers (we saw a house in Metter, Georgia for $25k), they have utilities and we could live in our bus while working on it. P.S. Georgia has the best brisket!
I’ve lived in NE GA for the last 18 years. I have explored many of the forest roads and hiked to many waterfalls over the years. I have learned more about the history in your last 2 or 3 episodes than I have in 18 years
I’ve had the great benefit of living in middle Georgia my whole life. We are 3 hours from the beach OR the mountains and 2 from super urban Atlanta. ALWAYS something to go and do!

I don’t think you will find a better place to settle down to than southern Appalachia. Beautiful country, nice people, close to parents, good weather, the whole package. Go further north and it gets cold, head west and you have lots of hot deserts and high mountains. Northwest USA rains all the time. Can’t beat where you are.
The Ozark Mountains are very similar to Appalachia...lots of old historical buildings, mills, small towns, wilderness area... Beautiful country : ) Have fun , and safe travels ♥️🙏
You are such a great storyteller. We enjoy you videos whether on land or sea. I appreciated your candor on your search, what you are looking for and your process of elimination/inclusion. You have talked about Airbnb as a possibility of an income generator. Have you considered a boutique RV park, especially if you are considering buying land and building from the ground up? No supplies. No cleaning of units/rooms. You know what you looked for and appreciated in a marina, and now an RV site. Transferrable skills, added to your history in tourism....
I love the idea of building from scratch as you can afford materials. Perhaps some kind of modular design. Build a kitchen first, then a bath house, ... I had a friend who did this and really loved the end result.
I grew up with a set of Foxfire books in the house. We moved to the Daniel Boone Forest area. Our family built a house. We were 16 miles up in the Appalachian mountains. It was a good experience. Education quality and medical access can be a challenge but I loved the all the green.
As always, Love your videos. However, a few thoughts on Jordan's closing remarks. If you are going into buying a home with no experience, then getting a major fixer-up-er might be Much More than you all are realistically ready to take on. Remember, you'll have two babies to take care of. And Please take a look at and maybe start researching what people go through when they take on a home renovation. Don't want you all to look back and be one of the ones saying, 'it seemed like a good idea at the moment'. And lastly, I've always wondered Why do people moving to a new place they've never been buy right away?? When you find the place and area you like... Rent for one year. It will help you all not to feel rushed before the baby gets here; you'll have a better feel for the place; AND.... you won't have a new born on your hands while trying to renovate. Just a thought. You might think it's money spent not on your own place... however, it might just be well worth it for the reasons above.... Love you all....

I'd keep going a little further down to North Albama. Somewhere near the Sipsey Wilderness / Bankhead National Forest. Huntsville was recently rated the #1 place to live in the nation for a reason.
Thanks for highlighting the history of the Fox Fire project. Their dog eared books have been on my bookshelf since the 1970s and to hear about their origin is fascinating. In contrast, the tragic displacement of the Native Peoples in that region in the 1800s is one of many stains in our nation's history. I wonder if we'll ever learn.

You may already know Jordan, the Trail of Tears Museum is 55 miles straight North out of Clayton, in Cherokee NC. I first visited in 1973. I took my Wife Leeann when we were visiting Gatlinburg, TN 3 or 4 years ago. Dollywood is in Pigeon Forge next to Gatlinburg, also worth the visit. Great Smokey Mountains Natl Park in between as you cross from NC to TN. All gorgeous country.

Redfin is how we look for property. It is great way to do research ahead of time. It is easy to filter by your needs and narrow down where you want to focus your time looking g in person. There is nothing like seeing the area in person but when you select a general area try Redfin. Good luck and thanks for sharing your journey with us.

Don't be afraid to negotiate the price of the property especially that you are looking at fixer uppers. You may miss the first or second good deals, but you will know definitely know when the next one is a good buy. Good hunting. There are many good locations in the US from Oregon.
I had planned to setup a retirement homestead and east Tennessee was high on my list of options. Health problems have put that dream on indefinite hold but Appalachia has a lot to recommend it.
I'm not you, that's for sure. But, I love the piedmont area of N.C. I live in Bessemer city. The weather is awesome, the hospitals are close by. Charlotte is close by. Major hospitals there. We have beautiful lakes, mountains, & recreation. Short drive to the mountains or beach. Most people from here go to Myrtle beach area or outer banks area.

You might consider the Texas Hill Country before making a decision. It's another beautiful, rural area with lots of tourist appeal and easy access to Austin and San Antonio. It's a great location for a B&B because you can leverage many rural attractions and activities, plus convenient travel to conference venues and major sporting events, just 60 to 90 minutes away.
Whatever you choose, you have great skills to prepare, produce and publish great videos. Make sure you have time for one another. Keep talking to people, think about the practicalities. If prices are high due to town money coming in, it may be wiser to shift your search to a more accessible location, out of the hotspot.
You guys are definitely in a beautiful place! I don't know where you are now but just south and east of that area is a little more urban. Toccoa, Lavonia and Hartwell are situated on Lake Hartwell, which has almost 1000 miles of shore line. You would be at the foot hills of the Appalachian's. Buying a small house as a B&B would be ideal for Atlanta, Athens and Greenville, SC residents. We've lived in the area for the last 35 years, coming from Pa.
I just retired in June after living parsonages for the last 30 years and so had to buy a house. We bought a small home for $240,000 that was valued two years at $100,000. But I couldn't wait for prices to come down!
I had a brisket quesadilla in SC last week. YUM. If you have a big fixer upper project, you might be able to have subscribers volunteer to help you for a week or so, or maybe a month. We could get to meet them in your videos and it would speed up the process. :)
That's a great idea for you all to start air bnbs across the country. Great investment & building a wonderful business at the same time still being able to explore our great country & all the communities in & around it. Again, remember that southern Oregon is magical as well, especially in summer with the winter activities. I love it here more than anywhere else.
When you two were in Washington NC, you both liked it so much that I thought you would eventually settle in a coastal town so you could sail if you wanted to.
I still have all of my FoxFire books. A lot of awesome wisdom in those books. While on your home hunt, Take the lessons from Hurricane Helene to heart. Remote can leave you in a position of Dead, yet to many ppl can be just as bad. Look carefully where you buy, what the geology is like, Is there a deep well or can you put one in, what power source it there? Grid only, Off Grid, combo? Access is a huge consideration, can you get your family out if it hits the fan, Can help get in? ect. Location, Location, Location..

I have a friend who brought some land in TN. Just land -- he built his own house on it. Amd it turned out very nice (a modem house) And to tell you the truth, if you're going on a minimal budget and already have a truck & camper then that may be an even better way to get EXACTLY what ypu need and that fits your lifestyle. Building it yourself meams its mpstly kist the cost of materiel. As I'm sure you can find locals who can provide expert advixe about the rest. Whatever you get, in the long run i would add solar power just for your own security & needs. There are some pretty good survivalist generators (like Patriots) that can power your regular devices AND a refrigerator all from Solar. PS: that part of the country is pretty. And i like mountains too. But when you get some time to enjoy, hop over the Smokeys (without the trailer) for some fun in Gatlinberg / Pidgeon Forge amusement areas. Dolly Parton did quite a bit for her hometown.

I was going to suggest getting some land and living in the RV while you build. A lot of people I personally know have done this. They put a storage building on the property for all their stuff and sleep in the RV. The views in this video were spectacular. I can't wait for your adventures in the US. I so enjoyed the sailing videos because I saw places I will never get to see, but now I can watch your amazing videos and possibly visit the places I am seeing. Your content is so professionally done I think that's why I wait on the next episode each week. Oh yeah, Oso scared the crap out of me on that ledge!
As a Carpenter Renovator, a new build on a clear site is often way quicker than a full gut down to wrapping the foundation , and perhaps a new edition slab and build with full restoration.
Everything is new from the start , radiant heat. All the amenities, but fully planned not squeezed in . No old foundation that might not last. Old house are like a 25 year old boat... Oh, I didn't think we had to fix that....
Though I never did it , consider barn framing techniques, big spaces and very versatile and yet simple in design.
Renos are the hardest unless you're just dressing it up like in a flip. Or a home that is immaculate that perhaps 400 sqft edition would make perfect.
It's also very heavy work and a lot over your head or on your knees. One man is way less efficient than two or three.
If Des is often busy with the priority of your lives you should have a helper
If you go with new , choose the plot, but then there are all the utilities to consider.
Off grid maybe the way to go. Expensive in materials parts and installation, but pays off faster than one might think.
I would seek the advice of an architect and perhaps a builder along the way.

Do yourself a favor, buy land and build from scratch. The work involved in a “fixer upper “ is endless and will be a serious strain on your family and relationship. Many a marriage has been ended going through that process.

There is nothing wrong with buying a fixer as long as you have some building and mechanical skills. Save so much more money and time than build from scratch.

Welcome to Georgia! I moved here from Miami, and one thing I wish to convey is,you’re going to need salt and surf .after a few months of water falls,one finds themselves craving “ bottom time “. At least it’s a short drive,about six or so hours.
I am a home builder from upstate NY. We also do major remodels and additions. I have taken fixer-uppers in my younger years and worked non stop to make them livable and then for whatever reasons sold in moved on. I can tell you that most times major fixer uppers it is less expensive to tear them down and build new. Remember that you have 1 child and another on the way that will be crawling around the floors chewing on window sills, etc. Think of the older houses as having many issues that include the use of asbestos in (flooring, siding, older drywall and wall coverings and heating systems), lead based paints, leaded pipes in the water supply, sub-par electrical systems including lack of outlets. All of these are issues that you have to take care of, and because of the kids, rather quickly. We are always honest with the potential customer and tell them if a project is doable or not. If the cost to remodel is not reasonable and will leave too many issues when finished, we will not take on the job. Ny State has some pretty stringent building codes in comparison to a lot of other states. On some items, if the building codes in the areas down where you’re at are minimal it doesn’t mean you shouldn’t take care of some of the problem issues mentioned. Before you buy anything that’s a fixer-upper find out from the codes office what is going to be required based on the amount of work you are planning. Small projects may be able to get by with litlle scrutiny, but other larger remodels may need permits, inspections, licensed tradesman to sign off. Check with your code office in the area that you are thinking of buying in. Make sure you have an attorney to check on clear title, clean surveys with no encroachments, etc. Get a reliable inspector that comes with good recommendations to check your property to give you all of the good, bad, and ugly. Just like a boat survey. It’s easy to get screwed out there. Good Luck!

It's beautiful, the people are kind, and there's no shortage of things to do. Live in the mountains, you're an hour from the big city, or a few hours from the ocean. Hey guys! We live in a skoolie and have been going through the same dilemma. We did buy a piece of land in Arizona, but slowly realized just utilities is going to be a big cost. Septic alone could cost $15,000 or more. Now we're looking at fixer uppers (we saw a house in Metter, Georgia for $25k), they have utilities and we could live in our bus while working on it. P.S. Georgia has the best brisket!
I’ve lived in NE GA for the last 18 years. I have explored many of the forest roads and hiked to many waterfalls over the years. I have learned more about the history in your last 2 or 3 episodes than I have in 18 years

Go further north and it gets cold, head west and you have lots of hot deserts and

You are such a great storyteller. We enjoy you videos whether on land or sea. I appreciated your candor on your search, what you are looking for and your process of elimination/inclusion. You have talked about Airbnb as a possibility of an income generator. Have you considered a boutique RV park, especially if you are considering buying land and building from the ground up? No supplies. No cleaning of units/rooms. You know what you looked for and appreciated in a marina, and now an RV site. Transferrable skills, added to your history in tourism....
I love the idea of building from scratch as you can afford materials. Perhaps some kind of modular design. Build a kitchen first, then a bath house, ... I had a friend who did this and really loved the end result.
I grew up with a set of Foxfire books in the house. We moved to the Daniel Boone Forest area. Our family built a house. We were 16 miles up in the Appalachian mountains. It was a good experience. Education quality and medical access can be a challenge but I loved the all the green.
As always, Love your videos. However, a few thoughts on Jordan's closing remarks. If you are going into buying a home with no experience, then getting a major fixer-up-er might be Much More than you all are realistically ready to take on. Remember, you'll have two babies to take care of. And Please take a look at and maybe start researching what people go through when they take on a home renovation. Don't want you all to look back and be one of the ones saying, 'it seemed like a good idea at the moment'. And lastly, I've always wondered Why do people moving to a new place they've never been buy right away??
When you find the place and area you like... Rent for one year. It will help you all not to feel rushed before the baby gets here; you'll have a better feel for the place; AND.... you won't have a new born on your hands while trying to renovate. Just a thought. You might think it's money spent not on your own place... however, it might just be well worth it for the reasons above.... Love you all....

Thanks for highlighting the history of the Fox Fire project. Their dog eared books have been on my bookshelf since the 1970s and to hear about their origin is fascinating. In contrast, the tragic displacement of the Native Peoples in that region in the 1800s is one of many stains in our nation's history. I wonder if we'll ever learn.

You may already know Jordan, the Trail of Tears Museum is 55 miles straight North out of Clayton, in Cherokee NC. I first visited in 1973. I took my Wife Leeann when we were visiting Gatlinburg, TN 3 or 4 years ago. Dollywood is in Pigeon Forge next to Gatlinburg, also worth the visit.
Great Smokey Mountains Natl Park in between as you cross from NC to TN.

Southwest Georgia is a neat town called Helen Georgia it a nice tourist town with plenty of things to do it mabe worth checking out

Loving the journey. The Appalachain dulcimer is the only stringed instrument America can lay claim to. It's cousins are the Swedish Psalmonican and the German Sheitholt and was born and bred throughout the Appalachain Mountains. Love the history in these videos. The Foxfire story was amazing, TY.
Oh my goodness, 40+ years ago I climbed up the face of that Gorge and camped out overnight at the top. I can tell you the water is really cold. 😵💫 But it was one of my best memories ever.

Redfin is how we look for property. It is great way to do research ahead of time. It is easy to filter by your needs and narrow down where you want to focus your time looking g in person. Don't be afraid to negotiate the price of the property especially that you are looking at fixer uppers. You may miss the first or second good deals, but you will know definitely know when the next one is a good buy. Good hunting. There are many good locations in the US from Oregon.
I had planned to setup a retirement homestead and east Tennessee was high on my list of options. Health problems have put that dream on indefinite hold but Appalachia has a lot to recommend it.

I live in Bessemer city. The weather is awesome, the hospitals are close by. Charlotte is close by. Major hospitals there. We have beautiful lakes, mountains, & recreation. Short drive to the mountains or beach. Most people from here go to Myrtle beach area or outer banks area.

You might consider the Texas Hill Country before making a decision. It's another beautiful, rural area with lots of tourist appeal and easy access to Austin and San Antonio. It's a great location for a B&B because you can leverage many rural attractions and activities, plus convenient travel to conference venues and major sporting events, just 60 to 90 minutes away.
Whatever you choose, you have great skills to prepare, produce and publish great videos. Make sure you have time for one another. Keep talking to people, think about the practicalities. If prices are high due to town money coming in, it may be wiser to shift your search to a more accessible location, out of the hotspot.

You guys are definitely in a beautiful place! I don't know where you are now but just south and east of that area is a little more urban. Toccoa, Lavonia and Hartwell are situated on Lake Hartwell, which has almost 1000 miles of shore line. You would be at the foot hills of the Appalachian's. Buying a small house as a B&B would be ideal for Atlanta, Athens and Greenville, SC residents. We've lived in the area for the last 35 years, coming from Pa.
I just retired in June after living parsonages for the last 30 years and so had to buy a house. We bought a small home for $240,000 that was valued two years at $100,000. But I couldn't wait for prices to come down!
I had a brisket quesadilla in SC last week. YUM. If you have a big fixer upper project, you might be able to have subscribers volunteer to help you for a week or so, or maybe a month. We could get to meet them in your videos and it would speed up the process. :)
That's a great idea for you all to start air bnbs across the country. Great investment & building a wonderful business at the same time still being able to explore our great country & all the communities in & around it.
Again, remember that southern Oregon is magical as well, especially in summer with the winter activities. I love it here more than anywhere else.

I still have all of my FoxFire books. A lot of awesome wisdom in those books. While on your home hunt, Take the lessons from Hurricane Helene to heart. Remote can leave you in a position of Dead, yet to many ppl can be just as bad. Look carefully where you buy, what the geology is like, Is there a deep well or can you put one in, what power source it there? Grid only, Off Grid, combo? Access is a huge consideration, can you get your family out if it hits the fan, Can help get in? ect. Location, Location, Location..

Southern Appalachia is a great place to raise a family... GA, NC, TN, or VA recommended... From a Native.
I have a friend who brought some land in TN. Just land -- he built his own house on it. Amd it turned out very nice (a modem house)
And to tell you the truth, if you're going on a minimal budget and already have a truck & camper then that may be an even better way to get EXACTLY what ypu need and that fits your lifestyle.
Building it yourself meams its mpstly kist the cost of materiel. As I'm sure you can find locals who can provide expert advixe about the rest.
Whatever you get, in the long run i would add solar power just for your own security & needs. There are some pretty good survivalist generators (like Patriots) that can power your regular devices AND a refrigerator all from Solar.
PS: that part of the country is pretty. And i like mountains too. But when you get some time to enjoy, hop over the Smokeys (without the trailer) for some fun in Gatlinberg / Pidgeon Forge amusement areas. Dolly Parton did quite a bit for her hometown.
