Hi-I am a Handyman and Real Estate agent in NYC (Harlem ) anyone needing repairs or good deals can contact me directly . I am very busy in Long Island city . Let’s make offers !
I bought a 2bd 2bt floor to ceiling window luxury condo in Atlanta at 23. I did it because I wanted the same luxury apartment life like other people my age, but I didn't want to pay the premium in rent. I also didn't want an actual house as a single woman living alone. I didn't want people on the street to be able to see exactly which place is mine. I'm so proud of other people my age who are buying homes. It's so hard for us and the odds are stacked against us.
This is literally the exact video I was looking for from the exact person I wanted to see it from. Quick question, do you think it would be good to buy a property in manhattan with the intention of selling it after 5 or more years? I see that the real estate market increases over 5% each year but I also heard manhattan investments aren't great but am not sure why.
Thanks Nicholas! In my opinion, not really, unless you get one for a great deal. This is because you'll have to pay decently high fees & taxes both with buying + selling, so the shorter the time horizon, the more those take a chunk of your returns. Beyond that, Manhattan apartments also have high HOA fees and RE taxes in general. At the end of the day though it's different for every property, so can definitely be worthwhile depending on which. Just have to spend time finding the right one.
This is AMAZING, congratulations and thank you for sharing! The price breakdown is awesome, my mouth hit the floor when you said HOA was only $300. INCREDIBLE investment, so grateful for this video
Thank you for your video. I have a quick question: Does the bank require you to have a certain amount of money or assets after you’ve made the down payment? For example, proof that you have enough funds to cover a year’s worth of mortgage payments?
Am I crazy for thinking this is insane? She could've gotten a whole house in a different part of the city like Brooklyn or Queens for the same price or less. That would've been an even better investment if the plan is to eventually rent it out. And it's really not that big a deal to hop on the train to get to work.
Not in Brooklyn and only in some parts in queens …abandoned houses in Brooklyn go for over 1M if she’s going to pay over 500k might as well live in Manhattan
She doesn't plan on living there long term. She's just gonna rent it out and make a fuckton off of the property when she saves enough to buy another place.
2.625%! that's really good! congrats...i like this interest rate because it's low but sucks that you had to put down a 25% down payment...hopefully you can buy your next home with all cash...i hope you're not going to take 30 years to pay off this mortgage

Hi Angela I have heard people moving to Florida/Texas from NY and California. Is Florida and Texas are the best states to live in US currently ? Please do a comparative analysis vis-a-vis the former and later. Thank You 🙏🏻
They're very different! Depends what's most suitable for your lifestyle - city life (ny / cali) or somewhere more suburban w more space (florida / texas)
700K for a studio rental apt is insane. IDC if it is in NYC, that's not a flip. I don't know if it's a smart way to get ROI. I'm not saying it's not possible, just that you're probably going to be squeezing ever last red cent out of people looking to rent. If you move out and move someplace way cheaper in the meantime it might be doable. Anyway congratulations I guess all the numbers made sense for you.
Home Owners Association fee… it’s a fixed monthly fee you’ll be paying for the rest of your life, even if you completely pay off your mortgage. It’s like paying a fee for “maintenance” of the building your apartment is in
@@dalagamble3164 But at the end of the day, you're in Ohio and not Manhattan. I think if one wants to live in the Midwest, they should live there, but recognize that a number of people (especially when they are young and in their prime) prefer city life in NY. No sense in talking about what you can get in another state or locality, because it's not an apples to apples comparison.
@@dalagamble3164 Then why even state that one can get a large home in Ohio. Heck, one can get a home for 175K in the middle of rural America with a large backyard, but if that is not where one wants to live, what's the point? I think it's far better for a person to purchase where they want to live. If one chooses to live in NYC, and wants to buy, typically the options will include a condo or a co-op. I applaud the young woman in the video who purchased her first condo in her desired area of Manhattan.
Sorry to be negative, but as an architect, I hate the word investment used to describe housing. Just sell it and buy your next apartment when you need to, why to you have to hoard houses ? Moving to different city ? Hotels exists. That's the problem with the housing "shortage" some people own multiple properties, and the rest don't.
Interesting stuff. Congrats on the apartment! I'm just watching out of curiosity to see how these things work in different countries. Is it so in the US that the HOA handles stuff like necessary renovation work on the building, even major work like let's say when the plumbing or electric wires or what not come to the end of their life? And that all comes off of that HOA fee or may there be additional fees?
Nice apartment! With nyc offices doing more remote work why didn't you consider getting a whole house for just a bit more? Not seeing enough roi for this to be an investment rental is all. And sounds like long term you wanted more than a studio. Houses in queens have been outperforming the last 15 years. Plus you'd have alot of rooms to rent out and charge for the driveway parking spot. Can finish the basement for your office 🏢 🙏
Thanks Kenny! Ultimate goal was still getting a place that would be close to the office rather than commuting from somewhere farther like Queens. Also would be living by myself so didn't make much sense to get a full house farther away.
I bought a property last year at 24 years old too! Love to see young people buying real estate 😊

Wait? Arent there washing machines in NYC apartments? Like you dont have the pipes or what?
Many of them don't have it within the apartment :( there isn't the set up for it
Hi Angela I have heard people moving to Florida/Texas from NY and California.
Made sense partially because I'd have to rent anyway in the city!
Thank you so much for this video, you answered so many of my questions🫶
Glad it was helpful!
Are you looking for a nyc condo ? I have a great 2 bedroom available. ASKING: 640K. Only 5%down required. Va loans welcomed with 0% down
what is this 350 HOA fee? (coming from europe)
Home Owners Association fee… it’s a fixed monthly fee you’ll be paying for the rest of your life, even if you completely pay off your mortgage. It’s like paying a fee for “maintenance” of the building your apartment is in
Yep agree with Mario! Basically covers shared services like maintenance and amenities. It’s common here in the US
What's your income range to be able to afford this?
It took a mix of saving, investing, and some sacrifices along the way :)
Thank you.
Welcome!
congrats!
Thank you!
Congratulations
Thank you :)
How much was downpayment
$150K
Damn you are rich . Congrats
Haha def not the case
No 24 year old can buy a house. So you are rich . And that is a lot of money down . Sheesh
Is it a studio?
Yes
Wow that’s crazy. NYC prices are crazy. You can get a 5-7 bedroom home in a very nice neighborhood with a huge backyard in Ohio for 500k
@@lenaprice6239 girl I know that
@@dalagamble3164 Then why even state that one can get a large home in Ohio.
Start designing affordable homes Mr. Architect
Appreciate your perspective! Buying this was a personal milestone for me and not about owning multiple properties
Yup, and also for doormen service and general maintenance of common facilities like hallways, elevators and lobby
When people need repairs they call me . NYC handyman /agent . One stop shop!
Did your parents gift you the 150k down
Savings from jobs, internships and investing all of that added up
