Not always true. I know a brother in my community who tried to buy an abandoned building, and he was given a hard time. But a few years later, "other" developers were able to get the building. Systemic racism still exists.

Got to understand demand, the cycle of the economy, and do the math to really advance. Every city got real estate club that you can link with and build the portfolio. It's nothing new, just because of the gains of the previous generation, Gen X and Milennials getting in on the business.

Chamber of Commerce, participanting in public politics, groundbreaking events for other company’s or businesses, develop relationships with cuty counsel in that area you want to build businesses, you might not like politics but those relationships are crucial, Dr. Claude Anderson speaks of this in his books and his breakfadt club interview as well Chico Bean interviewed him, very knowledgeable and impactful, certain cities politics is the connection.
Most business has always been relationship based. And it requires doing due diligence, writing out good business plans, and partnering up with folks locally like you said to build and grow. The catch is those partnerships COST and usually has to be a WIN WIN for both parties.
