If you don't have enough equity they will be collected together. The mortgage company does not want you to fall behind on your taxes, the city take your property and they are left holding the bag. Once you have enough equity the mortgage company is confident that if you lose the home to taxes, the sell of the home to pay the city their taxes will leave enough for them to get their money. Typically (not always) when your property tax goes higher the value of properties in the area have gone higher so that's not all bad. Value went up 2020 while rates were low. By 2022 everybody's taxes and insurance went up. Replacement cost for insurance as material costs went higher, and value of the property.
