@@madisonhoppermomlife5444 Have you offered with giving that seller a kick-out clause? We wouldn’t accept a contingent offer from people who didn’t already have a contract unless there was a kick-out clause. In our case, we accepted their offer but were able to accept other offers. If we got a better offer or an offer we preferred, the original buyers got the first right of refusal. So they had a few days to decide whether they would proceed with the purchase (obtaining a loan even though their house hasn’t sold) or backing out of the deal and letting the new offer proceed. From a seller’s point of view, it’s kind of a no brainer if you have a good offer but it’s contingent.

Can you make an offer on new home w contingency clause saying only valid when your current home is under contract?
The home we want refuses to accept an offer until we’re under contract. =/
