  • I sent Sandy and Alyssa on a mission. What do potential first time homebuyers experience when they call some of the largest lenders in the country? The goal was simple, to get information about buying a home and to get help with planning to buy a home. Basic stuff that every first time homebuyer has questions about. They each called 2 lenders. Alyssa called 2 lenders known for VA loans and Sandy called 2 lenders whose ads you see everywhere. In this video we talk about what they experienced.
    Sandy and Alyssa are the people you chat with when you book my calendar. They spend every day answering questions and helping people plan to buy a house whether it is one or two or even 10 years away. I trust Sandy and Alyssa.
    Sandy (NMLS 776570) has been in the mortgage industry for 17 years and has done everything from processing to originating to managing hundreds of loans at a time. She is a expert and often described as an angel.
    Alyssa (NMLS 2002868 ) and I have known each other for years. I met her when she was buying her first home.     I had such a bad experience 3 years ago with the Loan Officer and Real Estate agent that my wife and I just got Certified ourselves, She has a RE license and I just finished my SAFE exam 😆. Great content and insights.

    Seeing this is upsetting when people seek help for a Va loan and aren’t knowledgeable on the matter only to be not told the whole truth. It’s insulting to us vets who served and sacrificed for our country.

    Just came across your channel & subscribed to the channel. I'm a Vet that's considering possible interest in a home search. I figured out who the 2nd lender Alyssa is talking about because I've had the same experience with them over the past couple of years while I've been on the fence about moving forward. Yes, they encouraged me to get pre-approval still after letting them know I'm undecided. Just wanted information on the process & walk me through it. Received multiple follow up calls & emails with links to get pre-approved. I was told the approval is good for 12 months which I did not know was a lie till I seen this video. Overall seemed pushy to get me pre-approved. Everytime they have sweepstakes to enter & they call you immediately after entering regardless how late. I've spoken with various reps with this lender during this time so this is not a one time experience. So much to share but thought I confirm Alyssa's experience.

    Question: this pertains to 2005-2006. Why did (hopefully not anymore) our loan get repeatedly sold to other companies after origination? Exp: I had a loan for 130,000 fixed rate. The first 3 months my loan went through 3 different companies. The third time I got late fees because I paid the previous lender and they hadn’t forwarded payment to the new loan holder. I lived out in the middle of no where and would only receive notices two weeks after payment was due. After all the late fees and life changes I ended up having to let the house go. Is that legal? Does that still happen? If so why? Obviously it’s been a very long time and I know there is no way to reclaim that. Just worried that if my husband and I buy this will be something we have to worry about now. The first two months were paid in full by or before the due date. The last payment started wracking up late fees and just kept building to the point I was never able to catch up.

      Lenders do sell your loan however, there are now consumer protections where they have to notify you and the new company has to notify you as well and if a payment is late like 45 days you can’t have it hit your credit so I would not be afraid of what happened before because it sounds like you had a isolated Truly terrible experience, which is not the norm for the industry. Also, a lot more safeguards are in place with the consumer finance protection bureau that was created after that time.

      Guaranteed Rate has an A Better Business Bureau rating. If you look up any lender you were going to see some level of complaints. It is important to note that Guaranteed Rate closes hundreds of thousands of loans a year so 102 complaints for the entire company over 15+ years in business that’s nothing. I work at Guaranteed Rate as well. As with any mortgage company, the key is the loan officer you work with. You could have a company with zero complaints but if you get the wrong loan officer, that doesn’t know what they’re doing you will suffer. Christine is excellent at 203K and she is one of the top in the industry however, if you would like to look for someone else that is always up to you, but I hundred percent stand behind my recommendation of her
